  1. Crains article on the streetscape plan of Circle Square: https://www.crainscleveland.com/real-estate/circle-square-developers-say-dramatic-street-overhaul-will-cost-89-million
  2. I get what you're saying, but the seller is a crushed stone supplier, not a real estate developer.
  3. Here's the loopnet listing for the land, selling for $9.95 million: https://www.loopnet.com/Listing/2550-Riverbed-St-Cleveland-OH/23928662/ Anyone have $100 million laying around that I could borrow? Lol
  4. I don't have access to bizjournals but as someone who watched the meeting: here's some crappy screenshots: Each of the W 17th townhomes has an above grade front patio with a lower public walkway between them. Each first floor is one unit with one bedroom. The second and third floor combined is another unit with 2-3 bedrooms (depending on how you use bonus room). These 20 units are all apparently rentals. There's another site with 3 townhomes (6 units), but they didn't talk much about it at the meeting.
  5. Everything seems to suggest that Cleveland was growing pre-pandemic. Based on seasonally adjusted stats, the labor force in February 2020 was the highest since 2010. It all seemed to turn around in 2016. And look at that growth in 2019-Early 2020. Seasonally adjusted data:
  6. 8/27 at noon works for me.

Girlfriend and I came downstairs from our apartment to grab some food during the feast and next thing I know we were shaking hands with Justin. I was surprised just how many candidates were there.
  8. Those three tracts compared to their 2010 populations. See here for the map of the tracts being used. Have we been too optimistic or is the census data wrong by that much? I wonder if Cleveland is going to challenge the census results.
  9. Since we need to accommodate a large group without reservations at lunch downtown and Market has closed, my next best suggestion is we just go when there's food trucks downtown like Walnut Wednesdays or Memorial Mondays. Thoughts? And how soon do people wanna go?
  10. No chance this happens. It may be "undeveloped" land right now, but this would destroy Great Lakes Brewery's land that they plan on using. It would also disconnect the Towpath trail that goes through the peninsula. It would also sever the peninsula's connections to Ohio City and Tremont, and with their support for Thunderbird, there's no way the city supports this.
  11. Another article about INTRO: https://www.news5cleveland.com/news/local-news/nations-largest-mass-timber-construction-building-is-a-few-months-away-from-opening-up-in-cleveland A major takeaway from this is more details on pricing: "Studios will start at $1,450, one-bedrooms will start at $1,750, and two-bedroom units will start at $2,600. Ten penthouse units could cost considerably more."
  12. Sauce the City Food Hall in Ohio City (W 25th and Detroit)? Easily can accommodate a large group and the food is great with plenty of options.
  13. https://www.freshwatercleveland.com/breaking-ground/CedarLee072921.aspx An update on the Cedar Lee project
  14. Delayed not killed. They submitted a permit for exterior signage just a week ago.
  15. Nope, I'm pretty sure that office is gonna be 645 Prospect Ave.
  16. I'd also argue that small differences in location can also make a huge difference in appeal in places like Ohio City. There's a lot more restaurants/stores in a 5-10 minute walk of The Nikolai compared to Bailey Bridge. Hingetown also has a better and safer reputation compared to SOLO. I hope I'm wrong though, and that sales pick up on those townhomes.
  17. The last unit of Knez's The Nikolai 6-unit condo development is now under contract. I really hope that this signals for further (and bigger) condo development in Ohio City. Watching it over time, the mid-ranged units (~$350k ~1300 SF 2bd/ba) sold very quickly. The ~$600k units took a bit longer. It was one of the one-bed units that took the longest, and is now under contract at $250k compared to the originally listed $280k. It's a small sample size, but still an interesting test of the market.
  18. May Company already has street facing uses, but there's a publicly accessible rooftop space for lease too. 75 will have a couple street facing spaces. 55 will have a street facing restaurant in the one story part of the building plus on that one story roof. SHW could hopefully do something like that with a rooftop restaurant or a street facing cafe or bar or something. Just gotta wait and hope at this point.
  19. CEI, May Company, and 75 Public Square all have (or will have post-completion) public uses (restaurant/retail), and this pavilion should as well. This is built up against the premiere public space in Cleveland which should only be activated further with more public uses, and this is the perfect opportunity to do that.
  20. La Collina has been fully leased for the most part. I believe there's just one empty unit at the moment out of 32. Unless you count retail which still hasn't been fully leased. Just one out of three spaces.
  21. Website for the Baricelli apartments is now live: https://www.baricellicle.com/floor-plans/
  22. I expect a lot of comments will be submitted which means it might be best to have the most voices and submit separately. Need to drown out any NIMBYs too. There's gonna be at least somebody complaining about not enough parking lol. But regarding concerns: More public uses like retail to activate the street. Make Frankfort inviting and pedestrian friendly. Find a developer to partner with and start on "future development" ASAP. No skywalks. Bike parking. Add color, art, and character to the buildings.
  23. I hate it, but I really doubt SHW would willingly sell that lot for someone else to build on. They wouldn't want someone to "block their view."
  24. SLSCO purchased it in case you hadn't found it yet. They seem to do a lot of government projects and disaster emergency response stuff. They also do some private housing as well. See here for their sale homes: https://sbbtexas.com/ Also worth noting that the sale included two other large parcels: 1533 Crawford Ave and 1551 E 93rd St. Parcels ending in 40 and 11 pictured below:
