  1. Innovative and unexpected criticisms like "too big" and "not enough parking."
  2. Update on the Hessler Mikros Development: The new construction building has been changed from 23 units to 12 units and just 3 stories tall.
  3. Better to save the well maintained building that's contributing to the urban environment rather than the vacant and windowless Club Azteca. But this is all speculation right now. Just have to wait for the next update on Waverly and Oak.
  4. The post on reddit mentioned closing for a few years. Sounds like enough time to build a new building and move into it 🤔 Maybe they're expanding the project to include that parcel as well. Or maybe they're just gonna shift the project slightly to the east and tear down Minh Anh rather than Club Azteca.
  5. Bridgeworks is going to be presented again at Ohio City Design Review on April 1st. Not as massive of changes like the last iteration, but plans have been updated. See here.
  6. Not inside info but the cleveland.com article had some info on that. "Delfre said while that was the original plan, the owners reconsidered and plan to leave it as a parking lot for the time being. The Kassoufs said that Sherwin-Williams’ decision to build its new headquarters on parking lots west of Public Square means downtown workers and travelers will need spaces, and that their lot is positioned to do well as a result." Apparently they're undecided at this point about future uses. They mentioned perhaps apartments or a parking garage in the eventual future. Also has to be the first time I've heard SHW new HQ cited as a reason to not develop downtown lol.
  7. Yep! 36 townhouses between Wade Park Ave and the train tracks.
  8. Briefly mentioned in a cleveland.com article about the zoning code, Knez wants to start construction on their Wade Park Townhomes in the Fall.
  9. I completely agree with regards to the intent of the developer and the overall projects positive ambitions. The developers intentions showed obvious care and interest in the best for Ohio City, especially compared to Maron's recent works. My critique is solely in regards to the facade of which FH's simplicity and modernism is out of place. The incorporation of pattern and ornament goes a long way and I believe would have made the the project more popular among residents. I also believe its incorporation in the W 14th project is what made it much more palatable to residents. Ultimately, I think our disagreement just comes down to our subjective opinions on facade.
  10. The original design was pretty bad so the process definitely worked in that regard. Where I'm gonna respectfully disagree is that I think this is a rather nice design, far better than some of the other proposals we've seen like Fulton House (speaking in regards to facade specifically). But I know that arguing here isn't gonna accomplish anything.
  11. I'm not sure about the situation and intentions of McDonald Hopkins, but Benesch has already dedicated themselves to leasing the new office space at Nucleus. They committed quite awhile ago, so unless they back out now, lawyers are in fact throwing girders in the sky.
  12. @nammoumj gave me access to the map and I finally had enough free time to add a ton of stuff to it. 13. Agree that it looks crappy. But still disappointed since the existing lot isn't exactly pretty and this woulda put some more density into the neighborhood's core.
  14. 20 apartments plus ground floor commercial https://neo-trans.blogspot.com/2021/02/warehouse-district-building-conversion.html?m=1
  15. 2 remain which is still pretty good for the price range, number of units, and how soon it was built. I do wish they would build condos for phase 2. Girlfriend and I are planning to buy in Ohio City in ~2 years and our dream is that they make phase 2 for sale. It's a long shot, but here's at least one willing pre-sale hoping for it.
  16. All of the site plans previously have shown Library Lofts going just East of the ACS building. I'm a bit confused by all this.
  17. https://courbanize.com/projects/cpl_mlk_branch There's a coUrbanize now for the library apparently. Timeline states Spring 2022 construction start.
  18. News on the next phase of Knez's Avenue Townhomes. With the first 3 townhomes being reserved very quickly after listing, 3 more to be built units are available for sale. https://knez.net/communities/avenue-phase-2/ https://www.zillow.com/homedetails/1446-E-15th-St-30-Cleveland-OH-44114/2072511574_zpid/?
  19. It looks like the restaurant space at CoHatch is going to be North High Brewing Co, a brewery from Columbus.
  20. Mind the crappy quality of the BOZA livestream which I took a screenshot of. The colors have changed for the Arpi development.
  21. Store looks great. It's in perfect walking distance for me. Beer and wine prices are good. But everything else is insanely overpriced. I'm sorry but I'm not paying $7 for a dozen eggs or $4 for boxed spaghetti.
  22. Plans for Choolah for anyone interested
  23. Midwest Development Partners appears to have completed the move. With windows up to the sidewalks, it was nice looking in and getting to see documents and a map relating to Circle Square.
  24. Might have bought that lot to ensure nobody else develops it and blocks their view and sunlight. I know it's stupid and NIMBY-ish but idk what else could be their reason at this point.
