Already on Sabor's website: www.saborgroupusa.com/projects Also worth remembering "The 70" apartment building they have planned for Midtown. It's now listed on their website as the 1st phase. Doesn't have much info online but it says the 2nd phase will be mixed use, residential and commercial.

Your guess is as good as mine. Based on other Maison renderings, the surroundings and street design isn't always accurate to the context, so it's hard to try and say.

Nah I'd prefer a 40 story tudor building 😉 Though I'm not sure if it'll even be 4 stories with SHW current plan for a museum on the Jacobs lot.

I have absolutely no idea how old these plans are or if the project is active but: https://www.maisondesign.co/smith-20 "New Condominiums at Smith Court in Cleveland, Ohio"

Never thought I'd say this, but I'm about ready to make like those CLE Heights "Citizens for Great Design" if this is what gets announced.

If they want to build on Public Square, I was really hoping they'd at least try to meet the architectural quality of the other Big 3. Instead we get an underwhelming, minimalist glass box. Please at least have a nice pedestrian experience with ground floor retail...

Cleveland: Downtown: Skyline 776 (City Club Apartments)
The part that bothers me the most is that it's next to the College of Urban Affairs.

Also based on permits, the current name for the project is the "Addis View Apartments." Design change isn't perfect but definitely an improvement over the last iteration. Still wish they'd just add some more individual unit entrances along the street to better activate the space. Otherwise I'd argue that's a bit too much dead frontage along the street.

Cleveland: Hough: Development and News
My argument is that this style of single family home, not single family homes as a whole, doesn't belong in an urban setting. I am not arguing they need to be super fancy or expensive. I am arguing that they should be designed more like the historic urban housing stock. Garages in the back, not up against the street wall. Deep lots, not wide. Higher density of houses, not spread out and unaccommodating to a walkable community. Knez's development of single family homes in Glenville as an example seems much better scaled and more appropriate for an urban neighborhood in my opinion. There's nothing wrong with neighborhoods being different or some being entirely SFH. But that doesn't mean we should be building them like a suburb. I personally feel that has no place in the city. But we'll just have to wait and see what the planning commission does and just what the final plans will look like.

Those sub-divisions would last and take up land and set a precedent for the neighborhood for decades. Sure there's enough land now, but imagine if Ohio City and Tremont had spent the last 30 years building up houses designed like this.

So much amazing work being done to turn E 66th into a significant stretch of Hough. So many great and appropriate development proposals for the area (Frontline, WRJ, CLE Foundation, Library). And now they wanna put up 100 low density, garage fronted houses that don't fit in the neighborhood.

Cleveland: Glenville: Development and News
I didn't realize that some of the new Knez homes going in are 5 bedroom rentals. Great for groups of students since there aren't enough 5 bed options near campus.

Cleveland: Downtown: Skyline 776 (City Club Apartments)
According to Construction Journal, they're planning for a first quarter groundbreaking and have an estimated cost of $100 million. I never really liked the Beacon or the Lumen, but I am in love with this project, inside and out. Rarely does a new building have a level of ornamentation and extravagance comparable to the historic structures downtown, but this definitely gets close. I've never seen anything else quite like it.

Was looking back through this thread and didn't notice anyone posting the interior renderings (unless I somehow missed them). So here you go:

Cleveland: Flats Developments (Non-Stonebridge or FEB)
I understand the importance of delivery. My main concern here is the amount of traffic and surface parking that will be needed to accommodate delivery drivers. All for a store that people can't even go into. Does a real number on walkability.

1968 W 3rd St has a Liquor License application from Doordash Essentials LLC. I'm assuming this will be a Cleveland location for DashMart. Basically a convenience store run by doordash. Delivery only, no in-store shopping. Definitely an odd location choice and doesn't exactly bode well for turning the area into a walkable neighborhood.

Cleveland: Random Visualizations & Massings
While I love optimism, I think it's probably more likely to be around 600-700ft, 350-400ft, and 350 ft.

Regarding the E 90th St apartments: new permits were uploaded for the demolition of 1832, 1838, 1844, 1861, 1862, and 1877 E 90th St. There was also a permit in June for 1893 and in August for 1878. These permits will demolish every apartment building on the block to make room for the new apartment project and its future phases.

Another apartment building planned for the neighborhood! This one is at 1865 E 93rd St. All I have is the design review case, no details or permits I could find. https://planning.clevelandohio.gov/designreview/brd/detailDR.php?ID=3643&CASE=EC 2020-029
