  2. There's no shelter in that area between 79th and 75th and enclosing the walkway may actually create more problems than exposure to the elements.
  3. Wow. I can just picture people trying to make their way from the GCRTA station in Dec - Feb to PD HQ along that relatively barren, brush-filled stretch of land, with howling northwesterly winds.

  6. Bingo! This has been an historic battle in the State of Ohio. As I have commented elsewhere on this blog, historically, the State has been very slow to support legislation that would benefit its urban centers. Ongoing issues with urban transit, gun legislation, urban development, even the utilization of disposable plastic bags, has fallen on deaf ears and been met with opposition; the Feds often times seem to be more likely to support urban development-related issues than the State. It's unfortunate, but it would appear that unless bills are written that also benefit the suburban/rural constituents, the likelihood of passage is nil.
  7. It looks like all of the new development has led to a 16% YOY increase in rents; the highest YOY rent increase in the nation.   9. I must admit, you do have a point here. 1. Bitcoin hub, then 2. New high-tech incubator, with major industry investors. 3. Now we have a T-Mobile/Sprint store as an anchor tenant for a communal workspace, with subsidized rents?
  10. It sounds like it. I have to assume that the bitcoin and tech support isn't there and that their research indicates that this would be the best type of incubator to be successful in the market.
  11. If Nucleus is built, this project should have little to no effect. Remember, as indicated in the press release, this development targets the 3.8M people living within a 60 mile radius; people who would not want to pay to park at Nucleus and then be challenged to get to their interstate.
  12. That would open up a lot of lakefront, CBD and southern inner-city land for development, but it would undoubtedly alienate the suburbanite/exurbanites who want their easy access/regress.

KJP, as I'm sure you know, there have been complaints/discussions about fixing Deadman's Curve since the 1960's, when barrelling trucks and vehicles would completely miss it, rollover and crash. There was a half-hearted attempt to attenuate the curve, but it's still much too severe. Here we are 60 years later still talking about ODOT remedying Deadman's Curve.
  14. Now that TT is being converted into apartments, at a minimum, a convenience/drug store, a dry cleaners and a liquor store somewhere in that complex would serve the tenants well.

  18. I'm not sure the branding/rebranding aspect of their capabilities has been previously mentioned. The interesting aspect is that they could assist SW in establishing an increased brand awareness/presence on PS, unlike what has been done in the past.
  19. Interestingly, a review of Gensler-Chicago's webpage indicates that one of their strengths is corporate branding/rebranding (ie. Goodyear).

The key to who is being targeted for this development is clearly stated in the press release: "The greater Cleveland market is dynamic with over 3.8 million people in a 60 mile radius, and downtown Cleveland is growing both in terms of residents and tourists, which are all Horizon Group Properties Press Release critical elements for a successful outlet shopping center” said Gary Skoien, President and CEO of Horizon Group Properties." I think everyone on UO would like to see more urban retail, but as stated above, availability of free parking, ease of access/regress and the size of the urban population are all problematic. This is intended to draw from the regional population; meaning easy access/regress, with an abundance of free parking for urbanites, and more importantly, suburbanites. It would appear that more people living and working in the CBD is required before we can fill some of those vacant retail venues.

  23. I guess the City would need for the sewers to accomodate a new development in that area. I think it's a routine practice to ensure that sewers can handle any major new development.
  24. The way in which it is landscaped, it would appear that the intent was to cordon off and isolate the first floor terraces from the sidewalk; maybe for privacy?
