  1. Mixed-use development (apartments, retail) from 1946. BTW, note the streetcar tracks on 120th & Kinsman.
  2. The PHSF's mission statement is as follows and note that it does not explicitly limit neighborhood development to Playhouse Square: "Mission PlayhouseSquare is a not-for-profit performing arts center whose mission is to present and produce a wide variety of quality performing arts, advance arts education, and create a neighborhood that is a superior destination for entertainment, business, and housing, thereby strengthening the economic vitality of the region."
  3. I think the challenge through all of this will be the cost of the property (ies). I'm hopeful that Jacob's and/or Weston won't get too greedy and impede sale of the property.
  4. They do and have for decades, but then again, the county administrator's and mayor's family members appear to know something about that there too.
  5. I think you may be forgetting the political component. The major urban areas are Franklin and Cuyahoga counties, which are Democratic strongholds, in a primarily suburban/rural Republican-controlled state. I wouldn't even include Columbus, because despite its size/population it lacks density.
  6. Don't worry. They're making their way North. Lol
  7. I'm no longer a Cleveland resident but was born/raised there and as my birthplace, I wish the best for my hometown and it's residents. That being said, I currently live in Miami and it is far from being tacky. I only hope that Cleveland can develop as impressive a skyline with dozens of cranes in the air.
  8. I think the City is getting fed up with Stark. I just don't see the level of cooperation/colaboration needed to bring this project across the finish line. It reminds me of the Kucinich administration's era in City Hall.
  9. I don't think the state has the will to make this happen. Yes, both houses passed the bill, albeit not during the same legislative session. That was lip service. These projects will primarily drive development in the urban centers, which unfortunately are not high on the list of priorities in politically- charged Columbus.

  11. "white vertical panels" Refraction vs reflection vs diffraction.
  12. Similar to what is being done with the May Co., nightime uplighting on those white vertical panels would look amazing!
  13. The Jacob's lot + some of the Weston Superblock would make a perfect SW urban campus AND give them that all-so-important PS address (with their stainless-steel globe). Lol
  14. I doubt that SW would risk putting the development of their HQ in the hands of a relatively inexperienced developer. They'd probably purchase the property outright and hire an experienced developer, provided Stark doesn't predicate the sale on inclusion of the 310 Bldg.
  15. ...as part of their "urban campus."
  16. I don't think anyone on this board would be 100% satisfied with anything other than 26 Public Square as the new address for SW, but it's not our decision to make.
  17. It's a cluster that he owns!
  18. If it can't be demolished and he's being pressured to bring it up to code, there are limited options available. An historic tax credit could lessen the burden, but as mentioned above, should not impact NuCLEus whatsoever. Other developers don't seem to be staging challenged.
  19. So we're back to $6M to bring the building up to code + cost of renovations and it can never be profitable. Even if they decided to sell it, who would buy it? Sounds like a no-win proposition to me.
  20. And on Robert's walls in Miami.
  21. Is this the side of Lumen that faces south?
  22. "Until Ohio starts thinking more progressively," Herein lies the rub. NEO is unlike the rest of Ohio. NEO cannot rely upon the state to drive initiatives that will benefit NEO, because in many instances they would be inconsistent with the needs in the rest of the state. NEO needs to elect leaders with the vision, guts and foresight to make things happen for NEO. Cleveland had an excellent transit system with the Rapids, streetcars, and trackless trolleys along most major thoroughfares. They were dismantled, with tracks removed to make way for automobiles.
  23. Not sure what's going on with Stark Enterprises but according to the Pittsburgh Gazette, there are also delays in Stark's Smith & Fifth project in downtown Pittsburgh.
  24. What's the name of the project in the 2nd and 4th photo?
