According to Deemer et al, there's still untapped demand and downtown continues to experience population and job growth. With that being said, this project was originally announced five years ago. Look at what Gilbert has done in Detroit; a city that has far worse problems than Cleveland.

This project is in real trouble. It's so unfortunate because that area across from RMF could be a gold mine for a savvy developer and has been in desperate need of redevelopment for a half-century. Stark should sell the property to Dan Gilbert. He'll get it across the goal line.

They've ruined what was originally a bright, beautiful, uncluttered, pristine design.

Cleveland is fortunate to have had much of its development occur when the city was growing and its population approached 1M people. There are much larger cities today that lack many of the historically relevant architectural treasures found in Cleveland. The city can treasure those worth treasuring (TT, PS/Malls, AT&T, Severance Hall, Art Museum, One Cleveland Center, etc.) and eliminate or redevelop any mistakes (Justice Center).

To the design approval board: No pink flamingos please!

Sorry, but the "new" design of the Lumen would not be approved to rise in Miami, nor Miami Beach. The original would.

I believe that was the rationale for the slopped roof.

I think the added verticle lines ruin the otherwise pristine look of the building. The original renderings had a classy, clean, pristine appearance.

There are a few on these boards who find the Hilton architecturally unpleasant. I'm not one of them. Cleveland needs more interesting glass wonders to brighten and enliven the city.

Progress is being made except in those lots.

It's a shame that Euclid Avenue is being restored to it's former preminence, just to see the end of it, on the other side of Public Square, end in a neverending sea of parking lots. What a travesty.

Robert Madison is a well-known African-American owned architectural firm, in existence for more than 60 years in Cleveland.

I know they have historical significance (Cleveland's industrial heritage, blah, blah, blah), but it sure would be nice to get rid of the downtown smokestacks.

It is almost exactly like the rendering. Now they need to address the garage-tower interface; that is very bothersome to me and could be the reason I find the building's exterior so troubling.

Interiors are impressive. Still not a fan of the exterior, except at night.

Agreed! Those horrendous parking lot eye-sores have been there for more than 30 years; since before the Rennaisance Hotel, since before Stouffers Inn on the Square, since before the Sheraton Cleveland.

"Won't" approve or "shouldn't" approve. Where's the communication breakdown?

Does the State even talk to the City? It seems absolutely ridiculous that the state would offer anything before talking to the city.

Except when Voinovich was there, I never felt that Columbus has ever had the best interests of NEO in mind. NEO is it's own unique region, completely different from the rest of the state.

Personally, I prefer Figure 1. It provides greater density. Key Tower already sticks out in relationship to other downtown towers and 1400+ is even more pronounced than Key.

Unfortunately they're all atrocious. While I enjoy golf (and Top Golf), they're just as unsightly here in MIA.

SW deserves to take its rightful place on Public Square.

There was an article in Freshwater Cleveland indicating that they would review the land bridge proposal, Rosales concept and a new interest in a "grand" plan to include multimodal trans center.

I'm sure that many of the local communities impacted had: 1. Little to no knowledge of the event 2. Are more concerned with meeting the needs of daily living 3. Are apathetic due to decades-long promises and leadership inaction
