I think it says a lot about the support and enthusiasm from the community about SW's new headquarters and it's possible PS location. As always, thanks KJP for keeping us abreast of developments. Of course, we can all help SW pay down their debt by buying SW products. Despite lots of competition, all of the paint for my new house has been SW.

I think that PS has historical significance for CLE corporate HQs. The Terminal Tower for the VS brothers; Standard Oil/BP; Society Bank/Key Bank; Ameritrust/Society/Key. SW deserves to be in such a prestigious location. It is one of Cleveland's most influential corporations.

Today, Cleveland is being surpassed by almost every other major city in the development of urban mass transit (San Diego, DC, Portland, Houston, Pittsburgh, Detroit, Cincinnati; even believe it or not, LA; the city that allowed GM to buy the rights to light rail to Santa Monica so that they could shut it down)

Cleveland was one of the first major cities to build a mass transit system; before BART in SFO, before MARTA in ATL, etc. It remains one of NEOs greatest assets. Unfortunately, the city, county and state never had (and still don't) the foresight to see the value that a reliable mass transit system could mean for regional development. The street car tracks that were on every major thoroughfare in the city were removed. The trackless trolleys that supplanted them were removed. Today they rave about BRT, when they had it and got rid of it! Replacement costs are now prohibitive and leadership doesn't have the guts nor resources to move anything forward. What a shame?

KJP: I absolutely love the rendering you shared of the SW HQ that was submitted for NEO's Amazon proposal. What a statement and footprint that complex would establish. I wish SW and the Cleveland community the best. It would be awesome by all accounts.

Since there is little to no more "affordable" apartments downtown, those who service the new development have to be able to get to work.

I wouldn't compare a global corporation like SW to Stark Enterprises. SW has far too many resources to bring its projects to closure.

Having been born in CLE and having spent most of my adult life in NYC, I was always amazed at how, despite being a suburban commute to NYC, people from CT always sound like native Clevelanders vs others from the NE.

I miss the Hanna fountains too, but apparently they were a maintenance nightmare. My favorite sculpture fountain in the whole world however is on mall A the Fountain of Eternal Life.

Each Medicare Advantage HMO Benefit Plan is county-specific. Cuyahoga County is not there yet, but take Miami-Dade as an example. MCA HMO Plans cover PCPs, Specialists, prescriptions, OTC, hospitals, dental, vision, transportation, podiatry, with "0" co-pays, and they even give patients $133/mo back into their Social Security check This is the extreme because of the senior population volume and market dynamics. Broward County's benefits are less and Palm Beach County, less still. Bottom line, CCF and UH will prosper from MCA HMO plan office visits/hospitalizations. MetroHealth will as well. It's just a matter of degree. Metro isn't building a new campus because they're losing money.

Do not assume that health systems lose money on Medicaid patients. Reimbursements do tend to be lower. They simply don't necessarily make as much as they do with commercial or MC plans, or private-pay.

The biggest wave of patients are the baby-boomers, with Medicare-Advantage HMO plans. These are all-inclusive plans (PCP, specialist, hospital, pharmacy, diagnostics). CCF and UH provide services to accommodate those plans. If they obtain dual-eligibles (Medicare + Medicaid), they even make more money for patient management.

I used to work at CCF in the mid-80's. At that time, Huron Road, Euclid, Suburban, St. Luke's, Mount Sinai, St. Vincent's, Lutheran, etc. were independent. Since then, some have closed and those that remain are CCF or UH owned and operated, including independent medical practices. Expect CLE to become a dual health system town.

Kucinich killed the idea. What these cities have done has required incredible vision and determination, but the result has been an average city (there's nothing extraordinary about most of these cities) doing something phenomenal to foster growth.

The region could always revisit the Lake Erie International Jetport project, proposed five decades ago. CLE is landlocked, but Cleveland still has a unique and great location. Airports bring revenue and growth (ie; CLT, DEN, BWI, DTW, SLC, ATL, MIA, SEA), all medium-sized cities, with much larger/busier airports that have contributed to the growth of their respective communities.

If they continue to impede development, there will be no future revenue to be concerned about because developers will seek out more cooperative/collaborative communities.

There's nothing flawed about my assumptions. It further emphasizes my previous comments about self-serving interests and why some cities can accomplish great things, while others cannot.
