Source or just a hunch? @KJP’s original article quoted Joe Kubic (Adcom CEO and site investor) as saying: “Myself and other investors, including the Snavely Group, are in the process of buying the Cleveland Vibrator site. We haven't determined what we are going to do with it yet, but we hope to soon. It's a great site, in a great community and we are excited to continue to explore our options there.” I hadn’t seen any mockups or confirmed plans but it’s definitely possible that I missed it amidst the many Hingetown developments.

The former Cleveland Vibrator lot (owned by Snavely) is no longer being used for Snavely’s construction parking. The entire lot has been cleared and leveled and now has several stakes/markings in the ground across the entire space. Any ideas what might be happening here? Surface lot? (Jk, kind of ?) I know the investors were flexible on their development plans but I don’t remember seeing anything definitive.

The AT&T reseller is kind of a bummer but a nice, new convenience store would be great. The closest convenience store nearby for residents like myself (not counting "The Grocery" which is more of a prepared foods spot) is Linda's and it doesn't really give off the warm and cozy vibe considering someone was shot in the leg outside of Linda's about a month ago. If I need beer or wine I basically need to buy ahead at Dave's or make a run to Ohio City Brew Stop on Fulton. A bank is also meh considering there's a Chase, Key, Ohio Savings, and PNC all within a half mile.

Very true. I did notice this silhouette last night on the Church and State facade. Hard to see (And poor picture quality) but it says “Black Lives Matter.” Definitely not aligned with the Georges there...

Does anyone have any updates on the Pins Mechanical slated for the empty space on 25th? I've gone by several times and looks like there's been no activity as recent as last week. I know they were originally anticipating a summer opening but I'm guessing the pandemic may be delaying things...

Meant to post last week: the Painters Union Building (2605 Detroit) which is part of Snavely Phase III - is undergoing exterior renovation as of ~10 days ago. A company called Cleveland Building Restoration has been contracted for the project (as seen on the banners they've hung over the building). They've done some nice work based on the portfolio on their website. Looks like they're restoring the brick and facade. I'll try to post photos this week.

The interiors and finishes look nice. No issue there and likely the reason for the cost of admission... But there are some obvious and easy changes that can be made to the exterior that would go a long way, IMO.

I'm sorry to keep obsessing over this but now I can't stop looking at it... Who the hell picked the landscaping for this mockup?! Those hedges haven't been tended to in months. There are literal weeds near the corner of the building!

In my opinion, the Nikolai would be a welcome addition if they'd just remove those God awful doorway overhangs. They look very dated and... low class. Not sure how else to say it. The size of the windows is disproportionate, as well. The crappy, neglected landscaping in the mockup also does it no favors. Seems like some easy fixes...

Try living there... I can barely get out of my parking lot most days because everything is either closed or one-way. The streets are narrow as hell to begin with. Add in the one-ways, construction barriers (both literal jersey barriers as well as massive machinery blocking the roads), gigantic potholes, and constantly changing traffic patterns... It has become a nightmare. I know it will all be worth it and I can't complain too much because I am loving the progress and investment in my neighborhood. However, it is immensely frustrating that construction teams for Dexter, Church & State, and Snavely all work through rain, sleet, shine, etc. while the city's street rehab crews haven't been around in months.

As a Hingetown resident, just a few updates I've noticed from being around town (being nosy): The Cleveland Vibrator Company has vacated their former property and has completed their move to Hinckley Pkwy. Snavely is currently using the land for construction parking for the teams working on Snavely Phase III. Speaking of Phase III, they are already working on the third story of the building... The workers are out there in rain, snow, 10 degree weather, etc. Give them credit. The Key Bank in the 25th Lofts building should be opening any day now. The interior work is practically complete. The exterior signage is up and wheelchair ramps have been installed. H&R Block/Sherwin have officially moved out of Market Square. Once Key Bank vacates, the building will be officially (completely) empty. I'd anticipate demolition would kick off right away. The Dexter is quietly making some big strides. They're constructing what I assume are elevator shafts (pictured below) and have had cranes onsite for a while now. I can't necessarily confirm but it does appear that there is some work going on inside of the new Pins Mechanical spot on 25th.

This is right on the money... I work for a 90,000 person telecommunications company that was involved in a massive merger 3 years ago. When the merger occurred, they relocated our HQ to Charlotte, NC. At the time, only local employees (already in or around Charlotte) were moved to the new building. The company advised everyone that head counts would remain the same and that all employees across the country would remain in their respective locations. Fast forward 1 year after the merger (and new HQ ribbon-cutting)... They unexpectedly announced the move of 1,000+ offsite employees to Charlotte (affecting employees in Syracuse, St. Louis, Ohio, Florida, etc.). Large relocation packages were offered and all affected employees were given 6 months to decide whether to relocate, find another local position internally, or resign altogether. Roughly 8 months after that, a new (massive) office was opened in Austin and another 500-1,000 employees were facing the exact same situation (only this time, relocating them to Austin). My point is: these decisions happen rapidly and purposely lack transparency as they affect employee morale and turnover rates. These arrangements can be reversed seemingly overnight. My gut tells me they want to keep their workforce in-tact/status quo for 3 years. As they approach completion of the new HQ, it will be time to gradually migrate at least some of the satellite locations.

I hate to dump cold water on this but I moved to Ohio City in early June, 2019, and can confirm that those signs have been in that exact spot since I moved in... I drive down Franklin on my way home from work every day and am always on the lookout for construction crews. On the bright side - I did see a few crews in the fall doing survey work on the hillside - presumably obtaining some sort samples (albeit soil, depth, etc.). They were there for about 3 days and I haven't seen anyone back since. Hopefully they kick this off by spring as all reports have indicated that construction should begin "in the first half of 2020." So it's basically a cash grab by Bobby George who will effectively provide a kickback to his "developer," Richard Bowen & Associates - uncoincidentally affiliated with the Chairman of City Planning, David Bowen. Something stinks here...
