Columbus: Downtown: Merchant Building
Good to see it clearly laid out on the state website now than trying to weed through the law and articles. Better late than never I suppose. My misunderstanding was it was born out of NuCLEus wanting significant breaks to make a financially impossible project work with significant public money but lawmakers didn't want it to be that influential on the outcomes which is why in the end, NuCLEus wouldn't have been eligible because they couldn't exhibit it was on solid financial ground without it. Again, my understanding was that lawmakers didn't necessarily want it to be make or break but I guess that's wrong. Kind of. This further throws confusion into the whole Merchant project and TMUD. 1. How did Gravity 2.0, well underway, and CoverMyMeds, near completion win round one? 2 of the 3 Columbus Projects from round one were clearly going to be completed with or without. 2. So the Merchant Building has to show they really really really needed but also show the public that it's ready to go. Awhile ago, I got pretty beat up on here suspecting that the tower was in much more significant financial trouble than they tried to project. So we are either back to that or they have to pretend to get the credits that they might not actually need (like gravity and CoverMyMeds) which would then be contrary to the stated intent? Edit: does this mean that any project that applies for TMUD we really shouldn't take seriously and assume it will go on the never built pile with that requirement of having to demonstrate it cannot be completed without the award?

As I understand it, the project isn't supposed to be in jeopardy without TMUD. TMUD applicants are supposed to exhibit the project can be completed without the assistance. Essentially, it's a reward for a job well done and not to help get projects across the finish line. Which might also explain the tilt for completed projects in the last round. In theory, it's to help developers recover funds so they can move on to other projects. Claiming a project is in jeopardy without TMUD seems to be against the spirit of the TMUD and 2 would be highly unfortunate to hear at this point getting so close to a potential groundbreaking.

I do know that years before the peninsula projects were announced, CPD was actively planning on vacating the land for development. Whether that plan is still in play or has been abandoned I am not sure. Officers I knew at the time were fully under the impression that substation was to be relocated sooner than later... well... it's later. Lol Not helpful today but potentially relevant.

Not with the potential to impact the Merchant Building. There are too many wheels and big players in the success of Merchant in what has already been a lengthy process. I appreciate the him-hawing over it but the commission approved demolition on lots with no plans as recently as last year. The bit about zoning violation is great. It's the first time I'm aware of them putting this stipulation in. I don't recall it for Marconi at Spring and the condition put on much more valuable property for Main Bar was 'a site plan OR parking lot upgrades to be in compliance within 2 years'. They him-hawed over the 2 story adjacent to the Madison projects as well but still approved it. One year down for Main Bar. 6 years since NRI bought the Marconi Garage. Id be curious to see the actual number but I feel like we hear 'the commission generally doesn't like this but still approved it' almost as much as we hear 'the commission denied it'.

Congratulations, you kept an early 1900s brick box retail front. Being so fundamental over a 17 story building ruining the historic nature of an area but resulting in tearing down half a block of the historic nature of the area they pretend to protect. Seems logical to me. /s

One of a kind culinary food forward boutique hotel with a Cameron Mitchell restaurant as the anchor... There's alot of flowery language to make it try to set itself apart but it still sounds remarkably similar to The Joseph, or the Moxy, etc etc. Food forward boutique is kind of generic IMO. And even the Joseph amps it up with spa rooms. There's alot of markers to hit 5 Star Status so it will be interesting to see if they are indeed trying to pull it off. Otherwise it's just general hype for the standard variation on the theme. There is a void to fill after the closing of M at Miranova for a 4 diamond, but unless he's bringing in that level of fine dining and/or some James Beard or Michelin talent, it all sounds the same as his normal shtick for any CMR. And there is also a technicality to the press release that adds to curiosity. Whereas boutique hotels can either be stand alone or part of much smaller hotel chains under a parent company, the term 'lifestyle hotel' is commonly associated with a larger chain or brand of hotels in the industry (curio, tapestry, moxy, etc). That weird 'a square is always a rectangle but not all rectangles are squares space' depending on whether they were just throwing out words or being intentional in their language choice. I'm definitely intrigued. I really hope it's a truly unique experience. Not entirely sure I'm sold that it will be.

While not as tall as the Canopy, preservation of the existing buildings likely drove up price. It is hard to know what the Junto cost specifically but my guess is $30 ish million as the total cost of phase one of the peninsula is about $250 million. The Joseph was in that $30m-ish or less ballpark when split out from the larger project. $100 million for a less than 200 room hotel on empty land is pretty darn significant. I know they mention food options but either it's going to be one of the swankiest hotels or there's more features we aren't hearing about.

The 168 Room, 12 Story Canopy downtown cost $34 million according to a 2018 biz journals Article. Hilton 1.0 cost $140 million (for 536 rooms). The standard hotel is less than $20 million. Remember that Penn National already secured height variances years ago in the same way Easton did. (If my memory serves me correctly, that is) It doesn't have to be anything crazy but as long as it give some cohesive 'oomph', it will be an improvement. I would think that they would have included features such as a conference/event center or theater in the announcement that could drive up costs but perhaps it's buried in there. If not, it really seems to be another area of missed opportunity to have a proper theater for guest acts that make the casino circuit. Curious indeed.

It is certainly alot of that but there are a few things that might pull in favor of better options than the status quo. I'm not betting on that but certainly a couple of the folks will be more likely to push for bigger ideas. Who knows, maybe the patrol superintendent is begging for a new facility anyway. Certainly organizers of the Arnold and QHC can bring lots of feedback on to what elements the Expo Center doesn't have that draws them away etc. Moody Nolan and EHT having a seat seems to imply larger infrastructure and master planning openess, with moody Nolan at least having experience with some denser concepts etc. I'm fully prepared to be underwhelmed and a lack of a public input phase is disappointing but more than anything, I'm ready to just see the report already.

Columbus: Ohio Expo Center Developments and News
It has been 27 months since the Ohio Expo 2050 task force was created. I am eagerly looking forward to reading their [surely disappointing] report. I have shared many thoughts on this thread about how transformational the land between Hudson and the railroad tracks south of 11th could be but the thing we always have to remember is the state isn't going to do anything too drastic that could be seen as overly favoring Columbus. Even something as simple as a grant riles politicians up over a city getting more than it 'deserves' which Is what holds back alot of great ideas. Here's hoping some of these folks can have some beneficial influence.

Everything ties back to Intel in New Albany... this thread is full stuff that is barely related but as long as someone uses the buzzword Intel... into the thread it goes. I think it really is time we start being more conscious of what probably belongs in the businesses, economy, and politics threads vs development threads.

The answer to that is usually 'they couldn't find cheap options and don't like to park in garages because they are 'dangerous''. I know many people the same way and it's ghastly to them that they might be expected to pay more than 5 dollars for parking. (Of course, that's the going event rate at the very best kept secret that is the statehouse parking garage)

No it won't. They exist. They exist in this city. But people and communities with those mentalities don't care. Density mean negative consequences to them, period. Boy, would be a great time for Easton to really amp up the residential component of their Live-Work-Play mega site.

Columbus: Downtown: Lower.com Field / Astor Park
Construction on the other buildings was supposed to start in August but it doesn't seem like they've done much to even show that it's immement. Is there a delay? I know we are JUST beyond August but I feel like the parking garage and the surrounding building are able to be built concurrently and we've been watching the garage go up since December and the land was cleared and ready last fall when the stadium opened. And does the garage itself feel slow? It's massive, yes, but still seems like it's taking longer than normal. I feel like there was so much momentum and then things have been slow rolled for the Astor Park portion. They got the stadium and there's no sense of urgency for the rest. I wish they had made this all a much quicker build out.

But part of that is, of those few homeowners, the vocal ones who value their little restoration project from decades ago more than the vibrancy of a neighborhood. I'm with jonoh on this one and they need to go directly to the city. Perhaps several of them can bad together for a mini class action style protest of the commission. And we've discussed it many times before. These people HAVE parking. They opt not to use their off street parking and/or they failed to maintain their garage or its too small for modern vehicles etc but then their private property decisions are having real world impacts for the rest of the community

Columbus: Cooper Stadium Redevelopment
Unfortunately it's basically impossible to have shipping containers for food and bar service in Ohio. Mikey's tried in the Short North and invested in a beautiful set up and got nabbed by state laws and had to go back to a standard food trailer. So until the state catches up, I wouldn't count on anything like that here, or elsewhere around town until state and local laws are updated.

The High Street side is completely obscured by the existing high street buildings. There's also a garage on the first three levels. Unless you have an elevation advantage or are standing in the alley, you won't see any of the lower portion even if they treated it more like the Norwich side.

It's a catch 22 because if the buildings in front get developed as they almost certainly will some day, then being concerned over the monolithic style of the center part is moot and would be an unnecessary cost for something unseen other than from that height or while in the alley. I think the work of preventing the monokithic presence is best handled along High. The parts on Lane and High are on par for everything else nearby and appear to be less monolithic than some others.

Except the developer... "When you're driving down High Street, we want to create something that makes people think 'Wow, this is where Ohio State starts,'" he said. Which brings me to what we are agreeing on. It's not campus. I agree with the development except I roll my eyes at their statement.

I live here. I'm very aware of the demographics of my neighbors over the last 8 years and my drinking companions and locations lol. That doesn't mean that ubiquitous 'this is campus' scarlet and gray everything should start here. The people who frequent Old North and it's establishments are generally different from your standard campus bar and nightlife anyway. Almost counterculture. My hope has always been that Old North would be able to maintain its own feel and identity with growth. Yes, it's the University District. No, it's not where Ohio State starts. But I suppose that's a hard opinion to take when it comes to state collegiate identities. I think the same thing about alot of things that are tied to collegiate athletics
