  1. At least Temu comes through on delivery at some point. May not be what you thought it would be but you get something to show for it.
  2. I get the huge parking garage then if they are seeking to support the entire development across 3 blocks. It will also support the brewery district in general in the same way the newer large garages in the Short North have helped the overall neighborhood. Hopefully the commission pushes back on design and materials and we get a better end product than this.

  4. Part of it for me is also the idea of ground floor units on high from a leasing standpoint. Even if it's not utilized by retail (and generally im not a person who thinks every inch of ground needs to be retail), just seems weird that a ground floor unit being right there along one of the busiest stretches of walking and traffic.

  7. I think it's a residential access lobby. Which is going to take up a potential retail spot no matter what. It can be improved either way.

  10. It's not that serious. I'll say it again, it's a first and final airport in a midsized city that is largely new and pretty bland with no defining natural features. Congratulations. A non navigable river like every other city. As a 15 year resident, Columbus is bland and boring. Unless we are going to gear our entire identity around the Short North and Ohio State (which we largely do anyway). So let's add some red to the design. (Edit. This is not to say it doesn't have redeeming qualities and fun. But knowing many business travelers, the sentiment is 'oh. There's more to do than I expected' and that's about it. Yes there are fun spots, but let me wax poetic about the redeeming qualities of Des Moines, Iowa that doesn't differ much than similar talking point to Columbus) I think too many people are reaching at straws for symbolism and world class architecture for a pass through and not focused on the big picture, functionality and increased access to other markets. There are plenty of folks that appreciate the design as is without needing to have a p***ing match with other airports that are better for reasons that Columbus will never be.
  11. Yup. I want a local media entity to confirm whether this is going through. Even funds that have been deposited have been clawed back from cities now so I need reassurance from the city its a go no matter what and no media has asked that.
  12. Any hope that a potential new Taco Bell at Olentangy and Ackerman will give way to redevelopment of High and Hudson has been dashed. They are gutting and renovating the existing one.
  13. I wouldn't advocate for tearing down either the building or garage. We need to be more focused on adaptive re-use. I would venture to guess that a brutalist building and garage would both be prime examples of structures where building on top would help easily satisfy density and reduce overall cost and be more environmentally friendly. Want a 15 story mixed use building? Luckily the first 7 are already built! Punching holes in the concrete walls, building out the open spaces, etc should also provide ground level activation and aestetic. Plus, maintaining the existing garage reduces the pressure (rational or not) that other developers in the immediate area will feel to incorporate parking in potential new infill builds. Like Gcrites, I think a sleek reno with a modern additional set of floors would be really neat. A space age mid century boutique hotel would be really cool and help bolster convention center goals. And even if it's not the world's greatest re-use, it's probably going to be better than any tear down and rebuild would be. I know we focus alot on building up surface parking, but we should also be critically looking at the potential for increasing density by building up on existing structures, particularly parking. As an aside, we also need to make sure we are requiring new decks be convertible, at least on ground level.

To be fair, 1 lane, or 3 lanes, or 5 lanes, for the access road isn't going to make any difference in the separation of communities when you've got an uncapped glorified bridge over 12 lanes of highway traffic. There are so many wasted dreams with this project that could have been positively transformational on multiple levels. [Pun intended].
  15. I don't necessarily see this in the future for CMH. Indy doesn't have any hotels with access to the terminal as is. The existing hotels at Indy are away from the terminal similar to the ones off Cassady here. CMH has 4 hotels with nearly direct access. This hotel will require traveling through the parking deck to access the terminal, the same that would be required for any of the 4 hotels on site at CMH (new and old terminals). Columbus would probably have to terminate the existing hotel contracts, tear down, and rebuild there to make something like this feasible which doesn't seem practical. I don't hate the idea, I just don't think it's practical in the near term to do that. I wouldn't put my money on it. At best, they'll just offer a new standard hotel in the Short term before something like this is proposed is what I'd put my money on. Other factors: CMH is half the distance away from downtown and convention center than Indy. Access to Easton is also a big draw to airport travelers and to my knowledge, Indy doesn't have a similar hotel and retail hub like that near the airport.
  16. I mean, it kind of is empty, half of it anyway. But I did eat there recently and from a patron perspective, it's actually cozy and quaint and a solid covered patio. Felt much nicer than a patio that feels thrust into the sidewalk or street. So then it becomes whether it's better from the patrons perspective or someone driving by? Old North is very much alive as is. ;-) I think one important thing for Old North is that they focus on maintaining, and maybe expanding, its incredible live music scene. And historic structures. I kind of wish someone like Woods or Lyken would see Old North as their next pet project.
  17. I have long said that Old North is the Sleeping Giant of being a huge hub of the city and show Clintonvile how it's done. AND if done right, preserving and showcasing some incredible architecture. The Hound Dog building sets the precedent for 5 stories too. (Not that that matters much more) It's probably buried in the old north thread but at one point I did a highlight potential land use map. And old North already boasts density and a pretty thriving community of shops, bars, and restaurants so the demand would be there.
  18. Ohhh... that makes sense. I saw someone mentioned voodoo in Columbus and I went straight to donuts but didn't see that announced anywhere. I wish a good brewery would take over the SeeSaw space or whatever it's called these days.
  19. Have we found out what's going in the Mouton space yet? Because that landlords gamble was no one wanted the old Devine Space alone. He could only find interest from people who wanted to take over the Devine space AND Mouton space.
  20. Interesting. It's so close to High and Hudson. There's also renovation of some sort happening at the old school house there as well I noticed.
  21. Does anyone know what drive thru is being built in the old Applebee's location between Canes and The City apartments? Looks like a Starbucks or Chiptole which TOTALLY makes sense there /s
  22. ^This. It's a downtown. It's a city. You know exactly what noises to expect. What about those of us in Old North? We deal with airplanes and medical helicopters nearly 24/7. Time to move CMH to Zanesville and OSU to Circleville so we dont have to hear the noise? Know how many times I get asked if the police are coming to take me away due to daily sirens during zoom meetings? And when I visit other bigger cities, it's the same thing. It's ridiculous to think that Grant needs to move for helicopter noise when Nationwide has one in an arguably more residential area that also impacts noise levels across 70 when helicopters are headed in and out. So yes, let's be super serious about helicopter noise for expensive downtown residences but lower income neighborhoods? Nah? What about the CPD heliport in Hilltop? They're up and down all day too. Ever been to Central Park on a nice day? Upper East or West Side? Helicopters can end up hovering for hours at a time which was one of the biggest surprises to me in my visits. The helicopters traffic in and out of Hudson Yards for non medical reasons? Insane. Does that stop Central Park or those neighborhoods from being insanely popular and expensive? And with Mt Carmel leaving and OSU east... static... the presence of a downtown hospital is as critical as ever and moving them a few blocks for... Sim City fantasies... is annoying at best. Asking the city to pressure them to the same is... NEXT UP, BUS TRAFFIC NOISE! Anyway.
  23. The question was never whether they could afford to built something bigger and more remarkable. It's whether or not the need was there and sure it sucks for urban development nerds, but that isn't and shouldn't be a factor in building medical care facilities otherwise they would have been spending to spend for stuff Grant doesn't need. A hospital isn't going to drastically overbuild for the sake of aesthetics to a bunch of forum junkies. There has to be viable economic argument and I assure you there are lots of smart people who analyze what is needed and viable from a medical and demand perspective.
