Columbus: Brewery District Developments and News
I may be on the other side of it but my gut reaction is not great. I've come back to look at it a few times and the reaction seems to be the same. But something gives me weird vibes. To me it seems more like a suburban apartment complex trying too hard? Reminiscent of old tower Complexes where they all match? Idk. Something just feels off that I can't put my finger on it and I'd rather see some other options.

I'm completely agree about the stadium location and am glad the stadium is here and not the casino but this also does make me wish the Casino was adjacent/nearby. I just think that a Casino, the stadiums, and other venues would round out one of the top entertainment districts around. If anything, toss it in the devils trap (railroad triangle) or along Spring Street but there is a natural relationship between the two that could be more symbiotic than what we have now. I think the advent of sports betting could increase that. [Sim city vision: distinctive casino in the triangle with distinctive hotel(s) and shops etc. Similar I think to the 'high end district' that was tossed out but include the casino in the mix. Parking garages with residential above along a redesigned 'gateway Blvd' on Vine that support all the Arena District has too offer along a feeder road anyway] Generally I'm indifferent about the existence of casinos but if we have One, I'd rather have a more successful casino that has a proper hotel and theater etc and adds to the number of people in and around the core than one in the boonies that has yet to truly be a catalyst for anything. Additionally, the increase in traffic could mean an increase of tax dollars the more successful it is. But thats a long discussion for another day that in the end, doesn't mean much because of the way it was all set in stone years ago. I mean the whole area from Arena to the Confluence to East Frankinton and the Peninsula has so much potential for a cohesive master plan.

I encourage folks new to go back a couple pages. The recent questions can be found there. It's all been accounted for without rehashing it. Sorry. The sass is real for me today.

DTCL11 replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionIt's a catch 22. First, I do kind of agree with the 'Makers' comment. It's just flowery language that any organization or community will use to tie something in so I'm not too caught up on it. I wonder if it has impressions of caskets? I will (at least for now) defend the Short North as an Arts Distrcit. Despite the changes the neighborhood has seen, I think the net loss in terms of galleries over the last 10 years is still in the 3-5 range. A few have opened and one is slated to open soon. (Dino Nemec is taking over the old Glean space for his own art gallery) The big issue is the infill between all those spaces has been drifting away from art. We've soon some good efforts to make sure things start art focused or art is part of the new builds but I think it could be ramped up. Also, some of the newer restaurants have drifted from displaying and selling local art in the same way that lemongrass, haiku, etc have. Whether it has lost its 'indie' vibe is not in question but I still think it deserves to be recognized as a place of arts while acknowledging that its going to take alot of work to maintain and grow that. It will never look like the arts district of decades gone by but that doesn't mean it can't be an arts district for decades to come. And it's funny you mention this because I almost put this in the the Franklinton thread. I saw shirt this weekend that said 'Keep the Short North Weird'.... about 10 years too late for that campaign. Anyway. I welcome it. But I'd also like to see the next largest investment in public art be somewhere like the riverfront which I have long advocated should be lined with statues and sculptures.- Columbus: Downtown: RiverSouth Developments and News
DTCL11 replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionThe confidence this statement exudes is just astounding.... Jared Schiff told the commission that, although he can’t say exactly when they’ll be ready to present a plan for the corner, “I don’t think it’s too far away…I’d say within the next six to 12 months we could potentially have plans in front of the city to review.”- Columbus: Downtown: RiverSouth Developments and News
DTCL11 replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionWasn't there also a stipulation that NRI develop the old Marconi garage site within 5 years? 4 years and 9 months later.... I'll be happy if everyone follows through as planned. But I'm going to remain skeptical. The developer has owned the land since summer of 2018. Nothing about the presence of this building would have prevented even conceptual plans in the last 3 years. And the city hasn't been that great at following or enforcing their own rules. And what kind of incentive is 'if you don't have a plan within two years for the massive parking lot, you just have to upgrade a parking lot?' Can we attach some greater financial burden so it forces them to move forward or sell it? It's reminiscent of when North Market changed parking vendors and adding pay machines. In the midst of promising a new tower, they put investment into the existing lot which, correctly, signaled it was going to be present longer than anticipated, now almost 2 years after the fact.- Columbus: Downtown: RiverSouth Developments and News
DTCL11 replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionSo yeah.... [insert words of choice] Edit: I really don't have much hope for anything anytime soon. Why go through all this trouble to not have a plan presented and why invest as much as they plan to into redoing the parking lot if they are going to build anytime soon? Seems like a total farce.- Columbus: Short North Developments and News

I really really hope we start to get some condo investments here and soon because when I tell you that a condo in this area would be at the top of my list, I'd be one of the first to put a deposit down. I LOVE where Franklinton is heading. And I'll always add the caveat.... as long as they keep keeping it fresh, funky, and art forward.- Columbus: Franklinton Developments and News

The amount of work completed in less than 3 days is kind of amazing. But thats a benefit of steel. I'll be curious to see what the pace ends up being given they only have so much steel on site and how quickly they can have more delivered etc etc. The first photo is a moment ago showing work Starting on the 3rd floor. The second photo was taken this morning.- Columbus: OSU / University Area Developments and News
DTCL11 replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionNot sure what it entails, but upon driving by on high, there is some movement with equipment on site but without a closer look I can't tell if it means ground is broken or just moving stuff around as the other projects wrap up. Hopefully someone can get a closer look to see better.- Columbus: Downtown: Lower.com Field / Astor Park
We still on this name thingy? I'm not sure how much Lower this conversation can go.... [Redacted 'get over it' rant] FWIW, the stadium sits on the Lower Olentangy. But anyway, let's get onto serious controversy and how Barrio got the rights to serve the stadium as a Cleveland company and not Condado, a Columbus company. The travesty! /s But anyway, on to more discussion over the lighting effects and parkland development etc.- Columbus: Downtown: Hilton Columbus Downtown Tower II

You beat me to it! But what a great view as things start to go vertical. Both in steel along Broad and Concrete towards Town.- Columbus: Downtown: The Assembly (Former Kroger Bakery)
Perhaps, in a more sinister way, Abbott wants to devalue the land use to acquire it. If you convince the city it can't rezone then mixed use developers won't bid and you're limited to manufacturing and what manufacturer is going to pony up for an old site like that anymore? But we've seem what 'living in a city' means to people knowingly moving into Miranova or Waterford and complaining to the city in order to underutilize adjacent parks and pavilions. We've also seen what living by a highway means elsewhere in the state where we foot millions of dollars to put up sound walls for people who knowing bought their homes next to a highway. So like 17 points out, Abbott probably knows what's up. But also, the city should approve it and move forward and push for a tower in there. But thats me playing Sim City- Columbus: Downtown: Lower.com Field / Astor Park

DTCL11 replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionThe issue is, and I say this as an apolitical observation, we currently have a mayor and city hall that are not quite as interested in show pieces than the previous mayor. While it is a no brainer, there's going to have to be some political willpower for the city to back and fund such a project right now. I'm not sure something like this is high on their radar in terms of direct funding. One of the best ways to initiate it would be to try to get the big players in the Arena District and Peninsula to push for it and largely fund it privately if possible. The CDDC can also play a big part. It will almost certainly happen but I'm not going to put money on it anytime soon if we are relying solely on the city to initiate and fund the plans. Des Moines, Iowa has a showpiece bridge that where then entire $10mil cost was private funding. It really does surprise me that they didn't just do it with the Greenway project but the bridge alone might have added another 50% to the project. Coleman et all were successful in getting the Greenway half funded by private investment so private and public funding sources may have been pretty well tapped at the time. The new Dublin Bridge was over $20 million. Depending on design, a bridge here could probably come close to that if the goal is beauty. Function over form can probably decrease that but even the small mostly modular bridge by the Crew Stadium is a $2 million dollar bridge. Making the entire stretch of 70 from Front to Grant and 71 from Town to Spring parkland caps, or at least cap capable (and not just the bridges) is also a no brainer but we've got to have the right people in the right places with the right funding. EDIT: and if you're REALLY ambitious, Hudson to Oakland Park and 18th to Kelton. And maybe part of 315 around Broad. But thats a but too visionary for Columbus/Ohio Of course, now that I've typed this all out, they'll announce the new bridge this summer. Lol.- Columbus: OSU Medical Center Expansion
