  1. Some note: I'm surprised the Spaghetti Warehouse land has not sold yet. Surely there would have been a developer to see the speculative potential of that entire set of parcels.
  2. The first phase (garage and office building) isn't slated to open until fall 2021 and the remainder at some point in 2022. The buffer is dwindling but with everything going on, I don't think they are terribly delayed at this point. I would assume they could get the first phase up and running within 12 months. I think with Ohio Health wanting to operate an emergency center out of it provides enough backing to complete that first phase even if they are sluggish about getting up the residential part. As an aside, I hope the reconsider taking the light feature from 1.0 and extending it across to 2.0. That 'webbed' lighting was in original iterations but removed later. I loved how it tied the two together.

  4. And these properties just north of the terrible Verizon are for sale and the owners can't find a buyer. Under normal circumstances they probably could have found a great buyer for a great price but no one wants property you can't do anything with. All the pieces could have fallen into place for a great gateway intersection with a hub of commercial and residential but.... yeah...
  5. I say the same thing about Summit and 4th as well. Great that they have ADA compliant curbs but then there is no signage or marking for drivers to understand pedestrians actually have a right of way. Infuriating.
  6. Green space AND surface lots. So. Many surface. Lots. Add in some of the non contributing (architecturally speaking warehouses and you practically have a whole neighborhood ripe for development.

  9. One of the other often missed elements of old north is that many of the original buildings are not just the old brick boxes. Many have an added ornateness that might rival some of the best pre-war buildings in the city. This is why I believe more strongly in preservation and historically appropriate development in that 4 block stretch more than other places in the city. It would create something very unique for a hub. (And show Clintonville how to do it right ? )
  10. It feels great. The height is definitely appropriate. I look forward to more coming. My sim city fantasy is still a garage behind hound dogs with a big apartment building back there. Townhouses lining them. Everything from Hudson to Dodridge old school brick and traditional. Build up and set back off the original structures for some additional density if able. Wider sidewalks. Tree lined. String lights or lit arches for that couple blocks. Then no rules for the old strip malls, CVS, goodwill, gas stations, etc. Tear 'em out and start over.

  13. Aside from the height reduction, this may actually be my favorite iteration yet. I still have fantasies of incorporating the service station into a unique restaurant/patio space... but its not my money so ?

  15. I really like it. Much better than what was proposed in GV for the GE site. What is frustrating is I see no mention of affordable housing. All the talk from the city last year about making it a priority and they flopped on the affordable components of the crew campus. This will arguably be one of the biggest pair of developments in terms of units in this part of town and the city has no way or appearance of trying to make even 10% of the units be affordable. I called it then and I'll call it now in that Guinther and Columbus have no clue or actual plan to enhance affordable housing throughout the city. Yes, there are couple projects but this needs to be a concerted city wide effort applied to all neighborhoods. Edit: ESPECIALLY for large projects. Anytime we are seeing hundreds of units added the city NEEDS to step in and get these developers to step up.
  16. The massing does not bother me but the design is definitely lacking. If you're gonna go for this you have to pull out some extra oomph in terms of design for this location. I hate to say it but I think I would agree with sending it back to the drawing board.

  18. Does anyone have the details of the new arch lighting system they seem to be installing? I hadn't seen anything on it here or in the news but I assume its just an upgrade for better and brighter lights?

  20. Yes. I think it is owned by campus partners if i remember correctly. I do know it was part of a bigger plan to get a couple of them closed to clean up campus.

  23. If they are true full service restaurants and not clubs, that might be a step in that very direction of less club street? I'll be curious to see the concepts.
  24. Ugh..... But those of us around long enough predicted the transition to the new Park Street was inevitable. Maybe this mean that park street will eventually transition to a 'market district' with more shops retail and restaurants that will compliment the North Market more.
