From the article: That's disappointing. Manageable but disappointing. I had hoped CVS might take the opportunity to transition this store to a more urban model seen in Chicago but that doesn't seem likely with an archaic contingent like this. *hopefully* it can be minimized or at least mitigated with direct access to parking structure. They plan to return in April with a more concrete design. The architecture firm Edge is their design partner. Their portfolio doesn't particularly excite me. This seems like it will be a joint first time venture into mid-rise for Casto and Edge. Everyone has to have their first so we will see what they bring.

I believe that will be a natural development and that it makes sense for the cluster of mid-late century low rise apartments to be swapped for mid-rise development. The infrastructure/set up for dumping traffic onto goodale and neil is there as well for that and should alleviate *some* traffic concerns. There are a couple hurdles to that. The owners will hold on to that land for everything. I'm sure some of those properties have long been paid off and the income they make will need to be heavily offset by a high purchasing price, perhaps beyond what we've seen in other big deals. (Wouldn't you?). There is also the flip side in 'natural affordability.' It is something Chicago is struggling with right now as parts of the city experience widespread demolition of post war - mid century buildings for newer structures that are significantly more expensive. Unfortunately, as we've seen across the US, significantly greater supply doesn't necessarily mean prices will drop. I had a friend that lived in Thurber Gate and I LOVED his apartment. He held on until he had to leave the area for work. While still not cheap, they were more affordable at the time. Not sure what rent is now but I imagine they aren't demanding premium dollar. Not everyone is looking for granite, hardwoods, etc etc that leads to the 'natural affordability' of dated, well kept, apartments. I'm neither here nor there on it. I certainly wouldn't chain myself to one of them if they get torn down but I can see where there is some value even if more units can be obtained through demolition and rebuilding. I will say that should that be the eventual fate, I really hope the city would put an affordability quota and actually stick to it if we are talking about hundreds of new units in a handful of mid-rise. Just my thoughts.

Looks like a tower component of 10+ stories may already be being discussed in the redevelopment of the Giant Eagle Site. Again, this also makes sense since the NIMBYs have not been able to do anything about the Westminister Thurber tower that will directly abut Neil. Greater Columbus COTA News & Discussion
They NEED to get the broad street corridor to a CMAX model or, better yet, TRUE BRT ASAP. It's easier to do now than when the corridor is packed full or traffic. Watching 'rush hour' on West Broad the last few days and seeing traffic is a non issue convinces me that the roads can use a healthy diet now and suffer little consequence for drivers. Then when the area is built up, they won't be able to him haw over blocking traffic with a well established BRT already in place.

If it is modeled after Goodale Landing, anywhere from over 1100sf to nearly 1900sf They are marketing to old people that want flats the size of single family homes.

One of the random things I've been thinking of is how I wish the convention center could fill in the two spots above the rail lines with green space. Also, I didn't get a pic but the 'screening' on the east side garage looks awful IMO. I had much higher hopes for it but now that it appears to be done I think I'd rather have just seen the same treatment as the highly disputed aesthetic of the North Garage.

And they don't seem to be short term lots either in terms of overall longevity if use. The drainage, curbs, islands, lighting, etc is all pretty legit and built for long term it seems. I'm not sure that's true but I'm sure there are semantics that make something about it true. CTA's (Chicago) Ventra system is account based as well. You can manage cards, amounts, etc via the website or very easy to use mobile app. The difference is you have a physical card to tap for CTA. I like the app function for COTA but I personally would rather just have the RFID card that you just tap and the fare is automatically deducted rather than purchasing a ticket each time in the app. I hope it someday COTA adds the option of auto reload as well rather than manually adding money each time. Funny enough, the COTA Connect App reminds me alot of the Dallas GoPass app about 5 years ago. That app has seen alot of improvements over the years and now integrates payments (account based), maps, trip planners, bus and rail schedules and tracking. Basically combining the COTA Connect and Transit App into one should be a priority on the technology side. My biggest complaint will always be why it seems that COTA seems to be trying to reinvent the wheel when there are already well established digital ticketing platforms, mapping, etc etc.

The lot and small and has operated with 14 spots for this long, why does it suddenly need more? Not to mention the access issue. With the proximity of the convention center garage, the joseph garage, and even the new pearl garage, any extraordinary efforts to add parking seem out of place. Frankly, I'd rather see it infilled (the lot, not the pocket plaza) with some townhomes or something. But, it's not my building so.... ?♂️

And the structure can have any variation of architectural styles but this would be my guess as to what they are attempting to approve in terms of 'automated vertical parking'.

To me, the massing is appropriate given the content of the industrial buildings adjacent and generally on either side of the tracks. It's a nod to what was there. Even in these renderings they show existing buildings with similar massing. If it was somewhere else, i can see that argument but not here.

Probably came about in the times of outlawing dancing, alcohol, etc and people were too lazy to take it off the books. Cabarets are interpreted to mean "musical entertainment, singing, dancing or other form of amusement". NYC didn't repeal their cabernet laws until 2017 and they still have laws regulating establishments that allow dancing.... in 2020.... ?♂️

Sure, integrated into a restaurant space is probably better but it's better than a total demo. Sometimes I'm convinced these people think too highly of these communities (and I'll say 'our' since I'm a University District resident). This concept of 'overwhelming historic structures' is asinine. Is the structure gonna have a panic attack? The area around campus has been bastardized for decades by cheap landlords and small beans developers and commercial developers getting away with murder but NOW we suddenly care how a historic structure is going to feel next to a tall building. As if it's a continuous in tact neighborhood. Maybe the historic buildings felt underwhelmed by years of terrible development. I'm going to hate seeing uncommon 2.0. But at this point, I don't blame them.

Don't get me wrong, I'm not *expecting* a tower. And allow me to clarify with it being a mid-rise tower not to exceed the Westminster-Thurber towers. I'm sure CASTO will come up with something very formulaic and copy paste. It's Just that there should be one included. The area of the CVS seems the most reasonable location given the proximity to the others and the lack of adjacent single family homes.

Yes. Please. So much potential. And frankly, with the retirement homes, I'm not sure we shouldn't see a tower component toward the southwest part of this property. One certainly cannot argue a tower would be inappropriate with 3 12(ish) story buildings within a stone's throw.

When the demand gets high enough, the trains won't be as much of a factor. For now, people have more choice, but some of the most expensive homes and apartments in cities with rail face similar issues but if the neighborhood is hot, people will put up with it. If it then becomes that much of a detractor, rents will reduce.

Short answer. Yes. Longer answer. Gas station loyalty is serious business, especially in a city that many resident are necessarily from here. I spend over 300 nights a year on the road and when I'm in Sheetz and QuikTrip territory, I'm much happier. WaWa is overrated. But a Buccee's beef jerky counter is heaven. I'll pass up 10 gas stations to find one I like. Lol. Much in the same way that fast food is largely the same, there are people that have their favorites for reasons of atmosphere, selection, etc etc. The quality is all about the same but there is still preference. Sheetz has had kitchens in gas stations as long as I can remember first seeing one in the early 2000s and set precedents for alot of non truck stop stations. Sheetz, in many smaller communities is also oddly the place to go for many in the community. Much more important than a road trip stop but the place to go after football games, have coffee with your Friday regular old folks, etc. In a big city, probably not as much but still has that meaning to many people. Otherwise, For the casual observer, it's a non story.

Columbus: Old North Columbus Developments and News
The only place without requirements is downtown. The other neighborhoods have them, although they are granted some sort of variance in many cases, though rarely entirely eliminated. For the most part, they are built with alley access and usually partially underground. For larger projects, they are often in the center of the block and nearly fully wrapped with the residential or commercial use. Other than the city garage and future Scioto Peninsula garage, I cant think of a garage on a main thoroughfare or business corridor that was exposed. I will say that *generally* over the last few years, developers have done well to hide parking infrastructure so they are not obvious from main streets. For this particular project, the parking is between the orange and blue buildings and I believe a surface lot off the alley.
