The fact the property is bisected by the two school districts serving the city is interesting...but given that the article states the majority of the project lies in the South Euclid-Lyndhurst district, wouldn't it stand to reason that her district is impacted less by the TIF? I didn't reference the site plans, but are all of the 300 units in the first phase in her district? Prior to the announcement of this project, I would have considered a "success" for the Richmond Mall to be mirroring the Great Lakes Mall's Community Entertainment District. Surely anything beats a vacant mall anchored by a Planet Fitness.
  3. No one has posted anything new - the current status is that Playhouse Square Foundation has land to develop a second project on, but nothing new has been decided publicly. Out of necessity, the leasing at the Lumen will serve as a barometer for an additional project to be justified.

To put things into perspective, if this development weighs in at over $200 million and Sherwin-Williams is publicly stating a commitment of at least $600 million, Richmond Heights should certainly be thankful such a holistic redevelopment plan is in place. Between underground parking, public green space, lighting, and other plan aspects, it doesn't quite feel like the city has much leverage when pushed.

  6. I have to imagine that the hotel component of Valor Acres just got a huge boost. Here's to hoping that Breen is cleaned up in exchange for expanding Canal Basin park, remediating the land and adding access to the riverfront at the same time. Not sure that a transfer that would bolster City Block's adjacent footprint without a lot of money involved.
  7. Thanks for all of the solid reporting along the way @KJP. As much as it has been exciting watching every twist and turn up until this point, we have an official announcement, renderings, spinoff development, and many more concrete aspects of the project to look forward to after months of conjecture and uncertainty, even if we have to wait another year for construction to start.
  8. Should the R&D project be coming to Valor Acres, it pushes the issue of Miller Rd becoming a full interchange. Earlier in its construction you could see it pretty well in the WKYC cam at night with the flashing glow of Ichabod the crane. edit: today during the day I looked and the webcam was zoomed out with the Lumen plainly visible. this evening (with enough light to see well), it is zoomed in and has the same view as last night. so it seems like the Lumen's visibility is variable for that reason.
  10. The B&O station is right at the edge of Canal Basin park and just 0.4 miles down Carter Rd from the end of the towpath on scranton peninsula by the eagle avenue bridge. It would surely be wonderful to see Canalway Partners, CVSR, and other stakeholders come together to bring connections to the towpath, tower city, and a new riverfront boardwalk along the Bedrock/CityBlock development and Sherwin Williams R&D. It's also only 0.4 miles from the B&O station to get to Collision Bend Brewing and on to the Flats East bank development. Surely there are a lot of possible public-private partnerships that would like to offer public connections. It would sure be nice to then meaningfully leverage the waterfront line with the Settler's landing station just a 0.1 mile walk away from the B&O station.
  11. (Whoops, this turned into a mind dump of my thoughts on this entire thread lately:) I appreciate the different opinion you bring in many threads. I don't disagree with you that this is at the northern extremity of possible siting. Sure, if you want to open a traditional outlet mall, this could be much more central if it was in Independence or maybe build it on the field where Richfield Colliseum once stood. If this was meant to be transformative by being more of a mixed use development with architectural standards and good restauranteurs and entertainment operators, I think this makes much more sense in the urban core. This in the northern periphery and at the edge of the metro in the same way that there is no "South Detroit", or the equivalent to other peer cities of Buffalo and Chicago, or even the country's major coastal cities (East Miami Beach?) The geographic center in this case is different than the cultural center. Cleveland is the nucleus around which the urban core (or donut) is developed around. In both our hub-and-spoke transit system as well as our highway infrastructure, they all generally lead to Cleveland. In so many cases, retail and restaurant operators from out of state serve our metro by planting a flag on the far extremeties of the eastern and western suburbs (Trader Joes, I'm looking at you). I was skeptical when this project was first proposed on the north side of the shoreway. But if this is meant to be a flagship property within the region and has a draw beyond shopping, I think downtown is a very central strategy when you're not opening multiple locations to serve each end of the metro by their own separate, convenient location. When you consider Top Golf, they certainly operate under the "1 location per metro" strategy and see themselves as a premiere destination. Their decision to locate in Independence was met with some controversy on Urban Ohio. The great highway access, visibility, and VPD numbers backed their choice. Other people want a cosmopolitan site search. The corner of the muni lot is by no means in the heart of downtown, but it is in the heart of Greater Cleveland, which radiates out from the city. In my eyes, the transit access is a happy accident here, but the highway access and proximity to the north coast tourist destinations, CBD working population, and location less than 30 minutes from most suburbs will beat the drive to Lodi or Aurora for many. Certainly if those two competitors are to the south in the far west and east, far north and center makes sense to me. I don't disagree with your sentiment, I just wanted to explain my viewpoint when I wrote my original comment.
  12. Upthread, @KJP, you mentioned that CSX was seemingly more predisposed recently to divesting rail assets such as the tracks north as willow... Is your above post from the Sherwin-Williams HQ Related Infrastructure thread an indication that as far as you know, any growing opportunity for some CVSR acquisitions from CSX has become less probable in the short-to-mid term than it had appeared last year? I know this line of thinking might be a stretch when you said "if CVSR isn't ever coming down" since that requires a lot of things to align to work out, but this thread has been pretty light on news lately. I'm pleased about the possibilities the new stop in Merriman valley will bring to the line, but seeing as the CVSR is likely the only passenger rail development to connect across transit authority boundaries in the region anytime in the foreseeable future, it is always a great topic of interest.

If you want to consider this from a suburbanite lens (which seems relevant given the target demographic): Downtown is closer to south side suburbanites than the outer ring suburbs on the east and west side extremities A distinct type of retail would still draw from people in Mentor and Elyria as much as from closer locales when the direct alternatives are watered down versions in Lodi and Aurora versus a sexy lakefront location that has views of downtown with direct highway access and free parking. Not to mention that downtown is a central location to all of greater Cleveland (naturally).

    The article mentions UA's decision to drop nonstop service from CLE to DCA and LGA as an opportunity for CAK. CLE's remaining nonstop service to DCA is via AA, which is the same carrier providing the route for CAK. CLE's remaining nonstop service to LGA is from AA and DL, while the route is serviced by AA for CAK. Looks like that doesn't really contribute much to carrier diversity or competition for the route. As DL has increased their presence at Hopkins over the last few years, perhaps they'll add service from CLE to DCA, assuming gate availability there. While CAK has shed passengers to the tune of 44% over the last few years as passenger counts have been cannibalized by more competitive fares at CLE, perhaps their passenger numbers have begun to reach an equilibrium, particularly as CAK's gate renovation project wraps up this year as mentioned in the article.

  19. Disappointed to see the building get the wrecking ball; it looks like it has some character. No one quoted seems to be mourning its loss, however... Glad that the land will be redeveloped right away and not left to be reclaimed by nature. With all of the planned development in the area, I can only imagine what the neighborhood will look like 5 or 10 years from now.

  23. I forgot about the QED acquisition, too despite posting it! Given that there is already a Canon R&D presence in the area, that's easy to overlook. I'm intrigued that this is only part of the "mega project", but it seems to involve lots of moving pieces between loosely coupled players that bring more to the table collectively than they do on their own due to agglomeration effects. @KJP Is the remainder of this "partial" reveal pointing to an unrevealed development within this med-tech/imaging/education industry, or an unrelated "megaproject"?
