  2. Hypothetically, if the TMUD legislation is passed with the house amendments and there is a limit of 4 projects per year, how does this impact the timeline of a project like NuCLEus? Assuming that there is one round of credits awarded per year, would the deadline for the first round likely be a year out from whatever date the bill becomes effective, or would it possibly be a shorter deadline for the first year's credits?
  3. The context pictures really show what an improvement this will be over the current site usage. A great way to extend the end of the commercial district there, built to the street across its entire frontage on both Larchmere and E 121st.

  10. So across the street from the NE corner lot Victory Properties will be required by the city to develop after their 5 year limit is up. What a busy corner that will be.
  11. Drove past the railroad tracks on Jennings Rd last night - still no signs of progress. I wasn't holding my breath after @GISguy's update, but it doesn't make it any less disheartening to see every time going past the site.

I understand that the connotation of my phrasing is derogatory- any undertones from that are strictly from an amalgamation of reading lots of posts here between the Pinecrest and Van Aken District threads - if that is indeed the case, that's good news. I recall there being a lot less national chains and more local businesses which seemed to be met with mixed reactions. I thought that some had relocated from nearby around the 271 corridor. My intention with that question was this - if Chuy's was to come to that general area, what major vacancies are present and where that might contend for a site location? (along Beachwood, Shaker Hts, Orange, Pepper Pike, Mayfield/Mayfield Hts, Lyndhurst, Highland Heights, etc) - not that a restaurant has demanding sq footage requirements
  13. No doubt these neighborhoods hold on to some of their character as they evolve, unlike cookie-cutter new developments that look the same across the country. I was really infatuated with Shaker square the first time I set eyes on it, another neighborhood I recall you have a close personal connection with. With as many losses that have been sustained across the region due to demolitions, white flight, and neighborhood disinvestment, there are so many assets that shine, either with an intact patina or a little polishing. It stands in stark contrast to states with strictly new fabric that feels purely synthetic in contrast. I grew up in a region where late 1800s to early 1900s was ancient history, and you're lucky to see structures dating to 1950s. Needless to say, for every property that rots here, there's countless others that have admiration from so many people with very good cause.
  14. Seems like the main remaining gap as far as serving suburban NE Ohio. Anything other kind of siting seems outside of their SOP. Given that Chuy's will be first to market and is no closer than Polaris currently, seems like any area could be competing for the first location in the area. How many more sites are available within Pinecrest at this point? Are there still many vacancies from the businesses that Pinecrest has poached from Legacy?
  15. It's impressive. I have a growing list of Larchmere businesses I intend to patronize. As a non-east-sider who frequents the west side much more, in my mind, I consider it an up-and-coming version of Cedar-Fairmount or Cedar-Lee, but looking through Google streetview, I think it tops them both and might rival Coventry. Perhaps more comparable to Waterloo.

  17. Great to see all the movement lately with Larchmere. While the character of the neighborhood changes very abruptly within a few blocks, I hope to see more projects continue to come online in the area. The contrast of finishings and blockiness of the massing reminds me of The Tappan. Nice to see some density built to the sidewalk, unlike the current use on that parcel.

  22. The street presence feels so weak for a building so close to the malls and the convention center. I feel bad that out of towners have such different experiences walking down parallel steets E-W depending on whether they take Lakeside, St Clair, Superior, (Chester, Euclid, Prospect, ignoring the angles)...
