The lack of on street parking or a tree lawn, together with the angle of the streets, means that traffic on Cleveland and 11th have some very wide angle highway onramp style turn lanes almost directly on top of the sidewalk

I think Grant would benefit from having more of a comprehensive long-term plan for their campus, it seems like they really don't have one at the moment For example, the blue garage which will now be demo'ed for the critical care pavilion had its ground floor retail space converted to medical offices less than five years ago (see top of previous page in this thread). Those same offices are now moving to the low rise MOB Their representatives at the commission also suggested the recently renovated bone and joint center across town could be the next site to be redeveloped I don't necessarily have an issue with either of those moves but it does seem wasteful to invest your supposedly limited capital on facilities that you then tear down a short time later

They aren't the largest or the flashiest, but they're designed well and are adding a lot of density I especially appreciate the public art they incorporate and hope we continue to see more proposals from them downtown

I listened to this portion of the meeting and the commissioners asked good questions, but the answers were essentially "we looked at that, but this is cheaper, so we want this" At the very least they should stack the MOB on top of the garage and provide some kind of active street-facing use along State Yes, Grant is a major downtown anchor, and I'm happy they're expanding. But that doesn't give them a blank check to build the lowest common denominator IMO ... especially given that the city is agreeing to vacate not only 6th street but also the ROW of the midblock alleys on the surface lot site

I hope they'll be back

Ohio Education / School Funding Discussion
It may be different in Cincinnati but in the Columbus Diocese at least, while these specialists may serve students at Catholic schools they were employed and provided by the public school district. At my Catholic school, the reading specialist wasn't even allowed in the building, you had to go out to a maxi van permanently stationed in the parking lot to receive those services

Yikes this just keeps getting worse the more I look at it One thing I didn't realize before is they are intending to close 6th street between Town and Chapel, which seems highly unnecessary, vs just bridging over it. And that will create another awkward disconnect / dead end in the street grid, whereas the downtown design guidelines rightfully encourage the opposite Also, the land use of the larger parcel is horrible. A short squat garage with zero interaction along the street, and an equally short squat and dead medical office building Childrens hospital's MOB at Parsons and Livingston is much more successful, with the Panera right on the corner. Just copy / paste even and it's miles better than this Or, why not stack the MOB on top of the garage and save the Grant frontage for future development? Ohio Health has even already done both of these, with the new parking garage at Grant and Rich set back to allow future development and the older green garage at Town and Grant having several stories of medical space stacked on top. So it's not like we'd be asking them to reinvent the wheel... I'd like to see the downtown commission dig into these items but I'm afraid they'll just rubber stamp the plans as proposed, which would be a pretty significant missed opportunity IMO

This might be the wrong thread, but does anyone know how occupied the Midland Building is at 5th and Broad? The modernist landscaped area to the rear is very well maintained but I have no idea who or what occupies the tower, other than that there used to be a WG Grinders in the basement

NW24HX replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionThis looks pretty good, but ultimately will come down to materials and detailing No doubt NBBJ is skilled at putting out sexy renderings, but it's not until after the developer gets bids and then VE items when things actually get real I also see they are on the agenda for only conceptual review, but still requesting immediate demolition approval. I hope the commission denies that, but encourages them to come back with more details and signals their support for demolition when they are ready to move forward with construction I'd also like to know more about their plans for the bank building

This is why the slope of the brick at the sides doesn't match the slope of the stairs themseleves. Altogether a complete horror show and I hope whoever built this retires or moves to Nashville so we don't get inflicted with any more of these

Agreed, but if nothing else this project will dramatically improve the appearance of I-71 through a large portion of the city. Right now it's like night and day driving on 315 vs 71 I'm most excited for the rebuild of the bridges, and I think the best thing the community and the city can (and should) realistically push ODOT for is to make them as pedestrian and bike friendly as possible, alongside better pedestrian crossings at the on and off ramps

Interesting. That must have been the boardroom for Ohio Bell? I'm glad they are retaining the historic character this has always been one of my favorites of our tall buildings downtown Very excited for this project adding activity to the surrounding area

One of the biggest problems the Historical Society faces is it has been criminally underfunded by the state for a long time It's not as dire currently as it was about 10-15 years ago (when even the Ohio Village was closed entirely), but it's still very bare bones vs what Ohioans deserve
