  6. Intel and the suppliers likely to be attracted by them are all industrial / distribution type development. They need sprawling low rise warehouse type buildings, not office towers. The type of work being done by and large isn't what occurs in a corporate office Concurrenly that sector of employement, large corporate office jobs - which is what would fill office towers, is currently in limbo as a result of long term increase in work from home spurred on by COVID. Office as a sector is in big trouble right now

  11. Conceptually I'm fine with this plan but it's clearly very early on and needs a lot more development The city should not approve any demolition until they have complete building plans, financing in hand, and are ready to break ground

  13. I've heard rumors that not only has no work been done but also that mold has been allowed to take over the interior It's very sad and I'm afraid the building will be another demolition by neglect, in addition to losing the collection of antiques/ memorabilia that were housed inside
  14. For a being a pretty standard 5 over 1, I think the exterior of this turned out nice The floor to ceiling windows add a lot, and I like the dark metal panel contrasted with pops of color
  15. Was this supposed to be a venue where 'serious talent' would come in and put on a show? I thought they were pretty clear from the beginning it was more for weddings, cocktail events, birthdays, bar mitzvahs, etc

  17. It's a shame to lose the existing brick house, structurally it appears sound and the building, while vacant, has been well secured and the roof is intact Seems like it would be relatively easy to rearrange the site plan to accomodate new townhomes and the old house. Alas
  18. Wow that's a lot of steel and concrete for essentially a 3-story residential building. Very uncommon and built much more like a hospital than apartments or a hotel
  19. 4+ units are considered a multifamily development by code. That's when a whole lot of legal requirements, zoning classification, and different legislation (particularly the federal fair housing act) all kick in 1, 2, and 3-family dwellings all fall under the residential code and are much less regulated
  20. Exactly I feel like this is being overlooked. Unless you have a corner unit, any apartment or condo in any corridor building only has a single exposure

I love COSI but it'd be nice if the city could come up with a creative plan to improve both the aesthetics of the west facade seen above (now that it's actually facing something) as well as its permeability through the middle to the riverfront There was a vague proposal pre-COVID ... and I hope we can see that revived in some way. It's definitely not an easy task, but I really think it'd be worth doing

Oh I don't dispute that Kaufman doesn't use the highest quality materials/craftsmenship, they don't Wood does that kind of top-quality work, but we haven't seen that to date on any Kaufman project Gravity, 250, 80, they're all fine in my opinion but clearly middle-of-the-road in terms of quality, although I certainly give Kaufman extra points for creativity I would rank Highpoint much lower than anything Kaufman has put up (except maybe 600 Goodale which is also trash)
  24. Kaufman had a 10-story version of this development fully approved by the VVC. He could have built those approved plans, but instead came back again wanting 12 which he didn't get The reason we have a 6-story stick frame is because he declined to build the approved 10-story version FWIW the original Gravity building is also a 6-story wood frame so this isn't too dissimilar although the apartments here will have more desirable floor plans from a leasability standpoint Also this is the exact same construction type for Greenhouse Franklinton (aka Gravity 3) so get ready to see a lot more of it, like it or not
