It provides employee parking for office tenants at wood's 711 N High, who would not be parked there overnight I'm not sure how many apartments are in the carriage trade building, but its surface lot only has ~25 spaces. So, not a stretch by any means Additionally, any redevelopment of the surface lot would likely include some additional parking as well. Parkside on Pearl includes ~46 spaces

He can now easily switch the residential tenants to parking in the garage instead, which opens up the surface lot for development I've heard rumors but nothing concrete that this is in the works

NW24HX replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionWood is the highest quality developer in the city IMO My personal rank for quality of design/construction would be Wood, NRI, Pizzuti, Kaufman, ... everybody else lol Edwards would be in there too if they were somewhat more consistent ... Are we going to get Neighborhood Launch (amazing) or Highline on 9 (barf)? ¯\_(ツ)_/¯ A (dis)honorable mention for worst developer I would give to Carter - responsible for inflicting HighPoint on the world, but thankfully it seems like they were a one and done for our market I think we all understandably get caught up in wanting things to be bigger and bolder, but when you look at it overall especially compared to some peer cities I think we're really lucky to have a high number of high quality developers working in our urban neighborhoods

I believe the orginal early 00s installation was fiber optics lit by beacons concealed in the supports on each end. The design was flawed, and never functioned as intended. Water leakage into the system and other problems led the arches to emit nothing but a limp, sickly green glow for years until the city gave in and just turned them off entirely Finally they were rewired with the LED system we have today, and I doubt anyone can imagine the SN without them

It's not my favorite but I'll admit I actually prefer the borg cube side of 80 Commons vs the park-facing 😬 Agree though that the balconies are desolate and understandably seem like they receive little use, the recessed ones on 250 are much more hospitable The original proposal was taller, 17 or 18 story?, and looked better overall IMO Also this discussion is getting us off-topic from the PNC Plaza and might belong better elsewhere

NW24HX replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionIt helps that 5th is pretty narrow so unless you're coming off one of the low traffic side streets you won't really ever be facing the monster head on Also the fact that the bar has been set pretty low in terms of quality (view on fifth *cough*) in the area already I will say it's a shame that retail or at least some kind of active use isn't continuous along the street edge, so we'll be getting two three sections of blank walls all for the sake of 24(?) parking spaces? Double-stacked even

What is the reason the state historic preservation office has any say in this whatsoever? I may have missed it, but haven't seen that mentioned at all Is it because CMHA is involved? Happy to have the units, but what an awful disconnected jumble of surface parking lots sprinkled with copy-paste stick builds The most offensive part of this is I believe all three of these projects are brought to us by the same developer (Preferred Living 🙄) Why couldn't there be some connectivity to help this feel like an actual neighborhood?

The new building along Town looks great, I'm less enthusiastic about the land use proposed for the corner of State and Grant... This was the previous building on that site until demolished in the late 90s

There was a previous proposal for this lot maybe about 10 (?) or so years ago, that unfortunately went nowhere other than getting the former nightclub building demolished Obviously the neighborhood is a lot more attractive today with everything that's happened on Long St over the last decade, and Pizzuti has gained a lot more experience on what works downtown with their Library Park projects
