Agree it's amazing what Kaufman has done and continues to plan for in the neighborhood Meanwhile NRI, likely the deepest-pocketed developer in the city, who was also the first to acquire a large amount of Franklinton land has done absolutely zilch with it... with no visible movement or plans on the horizon to do anything in the foreseeable future
  2. Honestly, I preferred the two separate buildings. This is giving HighPoint vibes ... 😬 Obviously this is in a less high profile location so it doesn't matter as much, but I think these 400 foot long, low-rise mega blocks are pretty bad aesthetically That said, from a financial perspective I understand they're cheaper and easier to develop

  5. One thing I noticed in my previous life as a bus commuter was how much worse the recent streetscape project had made the bus ride through the short north. Even on the "express" 102 it crawled through the neighborhood much worse after than before. Which is a shame, because the other aesthetic improvements and pedestrian experiences are much better now. But transit, especially commuter transit suffered a blow Now the obvious answer is commuter traffic doesn't belong at surface level on our city's busy main commercial thoroughfare, but aside from a High St subway tunnel - how else can transit through the short north really be improved? I'm drawing a blank tbh
  6. Something I've thought about is if the train had derailed maybe even roughly a couple minutes later than it had, all we would have been hearing about is "a train derailment in Pennsylvania"
  7. Interesting, the biggest takeaway for me actually is I would have expected more from Toledo/Dayton/Akron/Youngstown How do those smaller metros measure in proportion to their share of the state population? Is it still roughly in line or are they underperforming
  8. You don't have to cross the street because they have traffic shifted over a lane, so pedestrians have a dedicated path Unless you meant in the alley? In which case I don't see an issue with leaving the opposite side sidewalk open instead
  9. Having OSU already lined up as a paying tenant also helps. I doubt they would include 40k of office on a purely speculative basis in today's market

  11. IMO DeWine knows what's right and wrong but also is still going to play the game. I think the difference with him vs most of the Ohio GOP is he has a conscience which sets an upper limit on playing politics. For most Ohio Republicans that limit does not exist. They will push their advantage to no end and their only goal is complete domination over their opponents

    I don't know these challengers enough in particular to form an opinion but I will say in general it's a shame the only contested districts are the ones in which incumbents are running

Agree, at this point they aren't really offering anything the major legacies aren't So either they strike lightning twice and invent something new and innovative again (unlikely) or they just continue to go on for now as a middling (and currently unprofitable) insurance company Maybe they could still be acquired by a legacy insurer themselves, but I can't really see a value proposition for another company in that given they already have the same technology and root's relatively small (and see again, unprofitable) customer base
  14. It's still pretty bland and probably the smallest retail space they could fit, but my guess would be it gets approved given the monstrosity across the street (highline @ nine 🤮)
  15. Agree it's definitely a placeholder, and probably made possible now by the completion of the Gravity II garage Hopefully we might see an actual proposal for this land after Gravity III gets underway
  16. The rendering looks decent at least for a suburban 3 story walk-up. There are a lot more offensive renditions going up all over town

From my understanding these apartments will take up roughly the middle third of the site, in line with a proposed extension of mcnaughten road There are several other large commercial/industrial parcels also demarcated for the remainder of the site I know I've seen a site plan floating around, I'll look for it again today and post if I can find it
  18. There also used to be large 10+ story public housing towers along Summit between 1st and 2nd which were torn down in the early 00s
  19. Eh I feel like the existing one (and this new one) are both pretty ugly. So I actually don't mind a shelf life of about 10 years before we change it up again Agree with the odd comparisons in the Dispatch not adding anything of value. Yes the city could buy an empty 1970s office building in need of hundreds of millions of dollars in renovations ... but what does that tell us about whether or not this cost is unusual for comparable fountains/attractions

It's the absolute cheapest way to develop, so unfortunately remains the default in areas like this where there's no pushback or larger vision in place for something better That said, while cheap for the developer to build, it will still be expensive for anyone hoping to rent a unit and actually live there

Structured parking could be a part of any redevelopment of that lot, although I am in agreement with you that they will never develop it And it is largely a private office for the Catholic foundation, featuring a paid exhibit of religious artifacts occupying about 30% of the space of the former Wendy's restaurant (the remainder being converted into parking) the number of public visitors to which I wager on most days could be counted on a single hand
