Columbus: Downtown: Discovery District / Warehouse District / CSCC / CCAD Developments and News
NW24HX replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionIt was a public-facing active retail use in addition to a fun historical curiosity / nostalgia trip Now it's been half converted to a ground floor parking garage and the other half is a private office with some religious displays. That's a pretty significant net loss IMO Even assuming that Wendy's would have closed anyway, I would argue the catholics should have consolidated those other functions either into their existing office building on Gay St (which is also completely dead at street level) or as part of a new build on the large surface parking lot they own at 5th and Gay That would have at least allowed the opportunity for this parcel to be properly redeveloped, the chances of which happening now are virtually zero

NW24HX replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionThis is the building today, https://goo.gl/maps/v7wZ5T9mspFaGnAT6 vs 2009 after it was already closed, https://goo.gl/maps/zRkN25cyygvKjUzp8 It's had a pretty comprehensive gothic style botched facelift so it's virtually unreconizable But there is a state historic plaque out front at least 🙄

NW24HX replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionThe original Wendy's is still standing across the street, it's just been utterly defaced by the Catholic church 😒 Such a shame losing that (in 2007) just before modern social media came about. It was really cool inside right until the end, kind of a company museum that very much played up it's special status as the first in the world edit to add: http://oldcosi.com/wendys.htm http://oldcosi.com/rightwendys.htm http://oldcosi.com/leftwendys.htm

Columbus: Downtown: Merchant Building
Did they ever add screening along the Vine St side of the garage? That was something that stood out to me in previous renderings and made the building look 'unfinished'

NW24HX replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionI hope you're right, but I read that statement as they are installing a storefront glazing system (aka commercial windows), but it will be amenity space for the building (think exercise room, leasing office - which is essentially dead space from the public and street) and not leasable retail

Columbus: Old North Columbus Developments and News
I've often wondered about this too and would love to see these storefronts activated with actual retail. Driving by it almost looks as if they may have been rented out and people are living there? I do think the lack of on-street parking given the tightness/complexity of the Hudson/Indianola intersection is a deterrent, however ... Wouldn't mind seeing the 2nd northbound lane eliminated here, the two southbound shift east, and on-street parking added along the west side between Hudson and Duncan. The sidewalk is also abnormally wide here, could be an opportunity to carve out a few feet either for a dedicated bike lane or restaurant patio space, or both. Parking would also provide a buffer between pedestrians and traffic which currently makes this intersection very unhospitable to walk around IMO

Great to see work moving along here! I had long felt this building would be condemned to the wrecking ball Since the music venue fell through, has there been any word on a tenant for the space? Was the liquor license for this location approved by voters?

Columbus: OSU Medical Center Expansion
NW24HX replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionI like it quite a bit actually, especially the view as you travel either NB or SB on 315 - with the facets creating the effect of the facade revealing itself as you move past

NW24HX replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionThey could, but unfortunately as proposed this new building would have zero retail space. I certainly hope the university commissions will push back strongly on that

Columbus: Downtown: Capitol Square Renaissance (Edwards Cos.)
I wonder what space specifically at the PNC building CMR will be taking ... the dispatch mentions it being on the lower level opening into the sunken garden - I think that would be the best spot for it For the restaurant pavilion being built along Broad St at ground level I hope the intent is for a more approachable concept to a wider audience that would also drive traffic during the daytime, not just at dinner

Columbus: Downtown: Convention Center / North Market Area Developments and News
NW24HX replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionJudging by those elevations it looks like the hotel is being upgraded through the renovations from merely a "Drury Inn & Suites" to a "Drury Plaza Hotel" - now sure, it's not the Ritz but that is at least their relatively upscale and more full-service hotel brand So while I'd love to see the site redeveloped entirely, we're at least getting a bit of a service upgrade over the existing hotel vs a purely cosmetic renovation

NW24HX replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionIf I understand it correctly, UAC has no official authority but makes recommendations to city council on whether to approve or deny applications for zoning variences UARB/UIDRB however does have official authority in that a certificate of appropriateness from the board must be issued in order for a project to be issued a building permit

NW24HX replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionDoes the building proposed for 9th/High really have no ground floor commercial space? That is ridiculous and should be denied It's replacing no less than 5 active storefronts

Columbus: Easton Developments and News
Yes RH is over there but I wouldn't call the newest built portion of easton the "luxury" district. I think that is firmly in the fountain area where Gucci, Tiffany, LV, etc are set up If anything the new area is the food court, featuring almost no actual retailers and 90% food and drink options

I really hope all the new residential in the area can also help sustain the restaurant cluster and movie theater at Crosswoods I love going to the Marcus cinema and would hate to see it close ... and judging by this recent reddit thread I'm not alone -

Columbus: Weinland Park Developments and News
It's good to see this corner filled in but I wish Marker had been able to develop this lot instead of Wagenbrenner/Thrive It's such a prominent site and what we're getting is a mess architecturally. Marker seems to be doing higher quality urban projects both here and their proposal in Franklinton

Columbus: Random Development and News
NW24HX replied to Summit Street's post in a topic in Central & Southeast Ohio Projects & ConstructionI would go even further than just skeptical and put this in the same category of vaporware development like "planet oasis" and "millennial tower" They're making their "official announcements" in the hope it will drum up publicity and interest from investors. So far that appears to not be working ... Glytch has 813 followers on instagram and 80 on twitter. Your kid's softball coach likely has a bigger online following than this company which is supposedly opening 32 massive multi-million dollar gaming arena complexes across the country in the next year ... When you google even "glytch gaming" the first hit is an unrelated entity that makes preworkout Translation: it's not happening. But I'd be happy to be proven wrong!

Columbus: Short North Developments and News
NW24HX replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionI think in general the commissions provide a lot of value and often improve the design of projects from a developer's initial version But having said that, I think they're clearly wrong and also ill-informed in this case - as everyone above has brought up Updating the zoning code could curb a lot of the worst tendencies of the commissions while still providing a design review that ensures we're getting high-quality projects. Also, obviously appointing well-qualified but pro-growth commissioners would go a long way 10 stories at 4th & Say is out of place; 10 stories at 4th & High should be expected

Reynoldsburg: Developments and News
To be fair, it's massive for Reynoldsburg. And nice to see another suburb starting to think about denser, mixed-use development This might be the first structured parking garage in the entire city of Reynoldsburg
-
Delaware / Ohio Wesleyan University: Developments and News
I would expect a 'mixed-use development' to include at least some mixing of uses ... this has zilch
-
Delaware / Ohio Wesleyan University: Developments and News
This isn't specific to this project, but adjacent single-uses =/= a 'mixed-use' development
