  1. Yeah I'd rather have money spent for something more interesting at an AD-SP bridge than at Souder Ave. The function here is what's important, not so much needing a flashy look

I think the space would have made more sense for S&W, but I'm certainly not upset with sweetgreen taking it instead A bit surprised they chose this location, especially for "one of the company’s largest restaurants" as the daytime population of the Short North during the week is still generally pretty low, although the increased focus on office space just before the pandemic helped a decent amount. Maybe sweetgreen can act as more of a destination activity driver of its own, which would be another nice boost to the surrounding neighborhood especially for daytime retail viability

  7. A lot of projects and potential projects are in a holding pattern right now. If the lending environment improves and interest rates start to tick back down, we'll see them come roaring back. Until then, get used to only the least-risk and cheapest stuff moving forward. Mainly, that means three story walkups largely in suburban locations

  9. Has there been any announcements of tenants for these yet? Hopefully something goes in that provides a good number of jobs, accessible to those in adjacent neighborhoods
  10. VE aka value engineering Anything to cut the cost down (often done after city approvals are already given) I wouldn't be surprised if the garage screening never materializes. That's often one of the first things developers cut out when looking for savings

  12. There are actually many tenants who have their only local location at Easton. This in turn is a large part of why Easton is so successful, in many cases you really can't go anywhere else Also, I just realized after replying that we're in the OSU developments thread... this discussion probably belongs somewhere else

    Not that it ultimately affects the likelihood much either way, but isn't the city responsible for 315 within its limits, not ODOT? After all, the recent North Broadway reconfiguration (including removal of the so-called 'pinball' ramp) was a city of Columbus project I'm sure ODOT would have opinions, especially as this area is much more entangled with 670, but I'd think the city could still be the change driver here if they really wanted to Like anything, it probably comes down to whether or not someone with money gets involved to push for it to happen. So far, the likely players (namely Nationwide) haven't found it worthwhile as there's still lower-hanging fruit nearby. But as the AD and Astor Park get built out I have to think it makes the CSX parcel more favorable for development The issues with the Savco triangle, with railroads on every side, are comparatively much more difficult to address

    Definitely one of the better before-and-afters you could come up with for downtown... most of the others would be rather disheartening It'd really be nice to get some development on that big remaining CSX parcel. Also the triangle, but the huge area bounded by Neil, Vine, 670, and the tracks is much more readily accessible and developable. If we could slow down traffic earlier coming off 315-S you could even shrink up the Vine St footprint some and make it less hostile to pedestrians and bikes Also the AEP substation, I wonder if we will ever see an effort to relocate that. I'm not an expert on the feasibility but if possible it would really help the area
  15. Agreed the new greenspace looks great, ODNR is by far my favorite location at the current fair largely because of the shade It also looks like they're repurposing the entry portion of the historic Ag-Hort building in the new town square area

Not directly related, but confluence park is a key development site in the Rapid 5 plan Nearly a year after water damage, Downtown's Boat House venue prepares to reopen The venue, which sits on Confluence Park, at the juncture of the Olentangy and Scioto rivers Downtown, was heavily damaged by a broken water pipe over the holidays nearly a year ago. The Boat House was built in 1985, when Specialty Restaurants agreed to lease the site from the city of Columbus. The lease was for 25 years with three renewal options, each for five years. The last of those renewals expires in April, 2025. I think it's fair to both be honest and a bit cynical about the local political machine, but at the same time not be demanding change - no one wants Republicans Like you said, absolutely there's room for improvement but generally the city runs pretty well and things continue to move (albeit slowly at times) in the right direction Compare that to Columbus Public Schools (where I would welcome a change in leadership) and the district's long history of poor administration and poor results
