It's ironic that the traffic study they did in the latest packet even says that the majority of the parking garage is going to be used as a long-term parking area at an airport. I still can't believe they're not going to have any retail on street level. Maybe their comp was the verge and the vacant storefront worried their financing.

This is a symptom of a much broader problem with development. It's only profitable, or even possible, to develop in large projects. Not only due to economies of scale but with how banking and zoning works. It's clear that the city is open to changes in the parking requirements that influence this a lot. I'm not sure if the CUF / Corryville area still has parking minimums though. If it does, that's the first step in getting away from only having these kinds of projects go on. I'd like to see the city encourage smaller developments/buildings by making it easier for property owners to rezone to MF. That way density could be increased across the whole area constantly, rather than just in a development every 5 years.

The UC property would have to be handled similarly to how university parks apartments are put together in order to get retail/commercial usage. UC, from my knowledge, does not want to handle buildings with tenant fit outs and such due to how their facilities management works. I'd be interested in seeing what methods could be put in place on both Calhoun/McMillan to slow traffic down. The bike lane on clifton worked well, but I'm not sure if taking these streets down to one lane will bring more good than bad.

Did the Hollister Court project get more detailed site plans? I assume they'll have to ask for a variance on zoning with plans eventually. Curious to see if they're going to integrate into the intersection more now that UC is looking at building a tower on the adjacent empty lot.

I visited the deacon the semester it opened and, in my eyes, been ready for occupancy. They had students already moved in and the exit signs were just pieces of paper taped onto the walls. I filed a complaint with the city about it, to which they replied "They're working on it". I'm glad to hear that they're looking to build more traditional, higher density dorms in that RFQ. That will help them immensely compared to building more and more "apartment style" dorms.

Are they putting Building A1 on hold and focusing on getting this hotel now? I know they hit a snag with the planning department on height and setbacks with A1. Also, looks like they're not going to demo the Hillel house after all. Did the deal fall through with that property?

I wonder if there was any environmental reports for this development. I have a bad feeling that they ran into contaminated soil since they prior use was such heavy industry.

From Ballotpedia: So in theory if you get 1,000 signatures for an act/law, get it stated as legal by the AG, then brought to the floor of the GA. If (when) they do vote it down, you have to get another petition for it to go onto the ballot. Which as we've seen from the whole nuclear power plant funding fiasco, as long as you have the money, you could get it on the ballot. Maybe Intel would be able to grease the wheels on something like this.

Sometimes I think it would be easier to be elected as a state rep or senator and just get the ball rolling myself. Maybe it would be less of a hurdle to get a law or act on the ballot by petition like how the smoking ban was done.

For some reason, I felt like Carew was worth well over $9.7M. Have they even started work on the former Macy's building? Or are the gobbling up properties for later use?

Agreed. I think there is way too many connections going on in that interchange. There's two on ramps to 75, two blocks away from each other currently for example. I remember reading somewhere that looking at the interstates around here, they built way too many ramps, which is a reason for some of the traffic backups that happen daily.

Perfect, you can have the ovation developers run it and design it to look like a bunch of tall townhouses.

The ideal location and building for mining operations is rows of shed buildings, think like a horse stable just way longer, and near a transmission line and distribution transformer away from any people since the fans drone so much. They also fit snuggly in disused industrial locations, ideally one that needed a ton of power like steel mills.

I thought about if those existing windowless floors could be used for a data center, but I don't know if they'd be able to make it work when there's the CyrusOne data center just down the road that's already setup for it. The two biggest constraints that I know of for mining operations is having enough airflow/cooling and electrical supply. I think the chilled water loop would handle it fine, but the electrical service might not be able to handle it without some decent amount of rework on Duke's side. There's also the issue of where to put the generators and UPS that they'd require for 24/7 operation.

I believe the developer can appeal the historic designation restrictions on a case by case basis correct? I get that the developer is going to need to add windows to the exterior to make it viable for use, and the historic designation would prevent most modifications to the façade. Maybe there's a way to have the HCB pre-emptively allow them to add windows in order to secure financing for the purchase.

Glad to see this brand being developed there. I imagine the demand for something nicer than the existing hotels that exist near campus is pretty high. I wonder if it will push the city or UC to make Straight and Clifton more pedestrian friendly.

Liberty Township: Liberty Center
Liberty Center will most likely never reach the critical mass that Easton has just based on location in my eyes. Regardless of how many five over ones they add to it. It's too far from Dayton, and too far from Cincinnati.

For the Deacon building area? They have to wait till they finish demo work on the site. There's one building left to demo. Then they can start on the next phase. I don't think we'll be seeing the big final phase for quite some time. At least until material costs come down.

Paddles will be nice, but there defiantly needs to be some sort of calming for downhill as well. You can see how many times people have plowed through the turn into houses from the walls near the street.
