That's assuming that after the Browns vacat, and the stadium is demolished, the city actually devlopes the land and gets housing/retail there. If it just sites empty and becomes a blackhole on the shore, then the city loses out.

As far as I can tell, the "Modell Law" is not enforcable in this situation due to the language of the "law" and timeline of the potential move to Brook Park. It's just a giant waste of time and resources from the city trying to prevent the move.

Sherwin Williams will be lighting up the building for Cleveland Guardians home opener. Not sure if it will be all the lights but it will be at least the name at the top.

I walked by it last week for the first time in a while and they finally got the majority of the glass entryway up except for the door that will go in, that's currently still fabbed up with plywood. Looking on the inside, it looks to be a ways off. All the metal studs are still exposed that I could see. So none of the finish work has started.

Can confirm that it was announced that the move-in schedules would be sent out no later than March. But it's unknown what the schedule looks like or how long each wave of the move-in will have. I heard there was going to be roughly 15 waves with 2 weeks per wave, not sure if that holds true or not still.

Everyone received word that the move in schedule would be posted no later than March. It was also known that groups would be given up to 6 months of notice prior to the move. So if we follow the math, that means we could see the move start to happen sometime around September at the latest. I've also heard there would be waves in the move and each wave lasting approximately 2 weeks. Original occupancy was suppose to happen in 4Q 2024, so construction timeline is right around a full 10-12 months behind schedule.

Sounds like the majority of the work right now are inspections and going through all the finer points. Move in schedules are expected to be shared sometime in late 1Q.

Zero chance this is happening. The Browns are currently actively updating and expanding their current HQ, training, and practice facilties in Berea. Also, the stadium might not look that bad on the surface but it's the whole "lipstick on a pig" analogy. The amount of infrastructure work that would need to be done to "put a dome" over the current stadium (if it could even be done with current FFA regulations) would be so high that the total cost wouldn't be that much cheaper than just starting new.

Nothing more than there is a large group of employees that work in the Higbee building that will be staying put when the new building officially opens.

I would think OSU would say no for the sheer fact that they don't want the wear and tear of the stadium and scheduling around the NFL season. I also gave a 3-5 year timeline more for the not a renovation but more of a full demo/rebuild on the current site. I don't think the Haslams are going to be anything less than either a full new stadium or a demo/rebuild on current site. Jimmy wants a crown jewel, either in BP or CLE, not a lipstick on a pig renovation. Maybe I'm wrong but it's a billionaire's game and they want to show off to their billionaire buddies and a renovation isn't something to show off.

I don't think any "official" move date has been announced since it will be done in phases. But you're right, the original date when the move in was suppose to start was Q4 2024. That obviously isn't happening. Then I heard it was moved to Q1 2025 and and now the scuttlebut is mid-late Q2 2025. The parking agreement with Tower City runs until June 2025, unless it gets extended again.

I don't see the Browns temporary relocating to Columbus because they don't have a stadium large enough to support a football team. Jimmy would lose a ton of revenue on ticket sales alone. And there is a zero percent chance that the Browns would play at Ohio Stadium. I can't see OSU agreeing to allowing the Browns to play there for 3-5 years depending on demo/construction timeline.

Not sure where you get the idea that SW isn't WFH friendly. Yes there is a company hybrid schedule but most department managers and directors are very flexible if something comes up where you need to WFH for a day. I've never seen it denied.
