At the above mentioned Bolivar Rd location, I thought the developer’s plan was indeed to achieve Class A Office status; with the work done in the lobby, 4th Floor (added restrooms, waiting area framed out @ elevators, and new microlayment floor covering w/epoxy throughout, then essentially white boxed), the addition of a rooftop deck and old elevator control room turned game room/lounge...once a tenant was secured, the remaining sq-footage would be built-to-suit. At least that’s the impression I was under. If I’m not mistaken the entire ‘site,’ so to speak includes 1020, 1060, and 1124 Bolivar road, respectively; plenty of parking, with 1124 and 1060 offering what I think is secure, indoor and climate controlled parking. Now that I think of it, portions of 1124 and 1060 even have restrooms within them!

  4. I’m going to guess yes on that cop shop idea. Seems to me I’d heard something along those lines a year ago - and then there’s this rendering from three years back (see link). I don’t think the GC is tied to the other Loomis; not positive, but I feel like I’d have known that if so.
  5. Somera Road... Haha yes, I suppose they do seem to have an affinity for Telephone buildings in the Cleveland market...And of guitar facilities in others. Hopefully their Bolivar project picks up steam and makes some large strides in terms of progressing toward its completion...seems like it’s been a long road, and the Covid19 shutdown/restrictions sure caused some setbacks But they’ve got (Somera) a lot going on all over!
  6. Hi Larry1962, The building of which you speak is the 1020 Bolivar building. Renovations include the ‘white boxing’ of the fourth floor (unfinished and vacant at the start of the project, with no partitions or finishes of any kind) and the complete gutting/renovation of the building’s Lobby - which involves a complete reworking of the existing entrance, which is evident from current project progress. The project also includes that rooftop Terrace work, albeit substantially minor compared to original renderings (which I believe were posted within this here thread). uncertain as to the tenant, but I believe there may be plans on a ‘second Phase’ of the 4th floor renovation work, allowing a buildout to the tenant’s wishes. an interesting building with an interesting history, as are many which make up Cleveland’s brick and mortar oasis.
  7. THIS IS AWESOME! Congratulations to you, my friend, on the accomplishment, on having such ambition...and seeing it through! Knock off that ‘modestly’ talk - you just went from zero to “I’m on the Appalachian frikkin Trail, solo” and that is definitely something to write home about (or to those of us on the forum ha). I saw you mentioned Cincinnati; have you ever been to East Fork State Park? It’s about a 30min drive East from the Columbia-Tusculum neighborhood and has some great local hiking...as well as a backpacking trail/backpacking sites. It might be something worth looking into as a quick trip (if you reside in the Cinci area). The California Woods trails are also clutch (my brother Just showed me the Cali Woods a week ago). While these renderings do cause excitement, I don’t believe the 1020 Bolivar rooftop will offer more than a rooftop deck and trellis, occupying a fraction of the total rooftop square footage . . . which would still be impressive in its own right, since the decking will likely provide tenants(s) parial Views of the ballpark‘s right field and much of the infield. wouldn’t that be nice! I believe these original concept-drawings underwent some changes, pre-plan submission.

  10. Might you wish to add 1215 Superior to your map? I believe it is also referred to as The Citizens Bank Building. The two-floor gut and renovation for a law firm as well as gut and renovate of an upper floor for the bank itself; would fit your Renovations Under Construction tab
  11. That 1020 Bolivar project...does anyone have any history on that building? Prior to Bell? Was it related to the Bolivar Building Company in the early 1900’s? Or to FC Bates? Regardless, hopefully that project really pops off. It would be great for that location. Work in Citizens Bank/Masthead building?
