West 25th is a joke in this stretch. They need to lose half the lanes from Franklin to Detroit. No need for it to be this wide anymore.

I have zero faith that K&D will do anything in the interiors that is worthy of the Terminal Tower. Historical or contemporary, it will be done in a half a$$ manner if going off their past projects is any indication.

Building owners do that kind of stuff all the time to beg companies to move to their building.

Playhouse Square tower may be a bit taller in the image than what we've heard but Nucleus and 515 are right on.

They switched it when the Terminal Tower exterior was being renovated. Hope they can bring it back this year.

If I have time this week I could maybe add the Weston project with its actually proposed buildings. With Medical Mutual being basically right next door to the Hippodrome site (executives probably even park in Krenzler's garage), I wonder if they've considered it. If that doesn't work out I hope they go to Weston. Im hoping Sherwin is a lock for Public Square.

A small detail, but look what having cars parked on the street does for the perceived density of East 9th. Also doubles as a buffer from the traffic and additional parking for local business. You aren't allowed to park on E9th currently, thanks City of Cleveland Traffic Engineers.

Strap, you are exactly right. The landbank in conjunction with the Housing Design Subcommittee within the Community Development Department at City Hall is demanding certain things when they are giving away the land for $200 in Tremont and Ohio City. On single family lots HDRS is demanding houses that reflect the character of the surrounding context (not always appropriate in y opinion, but I'll move on), and have flat out outlawed vinyl siding on the street facing facades. In areas of larger clusters of landbank lots they are giving the land for $200 only when certain affordable housing benchmarks are met (ie less in a developers and the city's pocket, but more housing options for non-rich people in Tremont and OC). It has taken a while for some of these things to completely make it through the system, but from my experience the landbank and City Hall have done an admirable job on this. Making blanket statements like "it takes 200 days for me to build a house" are not apples to oranges when compared to the suburbs, and I'm not sure why Knez is biting the hand that feeds him.

The one to the east is the Playhouse Square tower. Overlapping 5/3 is the old Hippodrome site. We can dream can't we...

I've always been partial to the view that's perpendicular to the street grid straight on from the lake.

The Molnar property will have a townhouse project. Number of units TBA. The single family house proposal is just south of the townhomes project.

The zoning code adds more to the timetable of building a house in Cleveland than anything.
