Expect this "outsourcing" of architectural services with more out of state development interests focusing in on Cleveland. They have their team in place and probably use this same firm all over the country. Cleveland firms do a lot of out of region work so don't feel so bad for them. Though this could have been a great project in the hands of the right architects...

Personally I hope it's the May Company, at least 925 Euclid is a fully enclosed structure that to this point isn't a complete eyesore. If it is 925 I have to think the May Company team doesn't have their act together.

There used to be a wall of 5-story buildings there. The Hawley Hotel is now that craptastic parking structure. If the jail and lower buildings portion of the Justice Center are ever demolished, this could be a brand new intersection for Downtown Cleveland combined with the Weston project. Can you up load that entire photo. Great pic.

My point is that you're concerned about the physical stability of new construction housing when these structures are no less solid than the older structures. I don't need to get into a conversation about global natural resources for the reasoning of TJI's, but 16" TJI's and open web joists (typical contemporary framing members) are no worse than the 2x8's that most of these old buildings had for floor plates, for example. And in response to your comment of maintenance on higher structures, we can just clad everything in vinyl and nobody will have to maintain it for 15 years. Buildings need maintenance, there is no reason to assume otherwise when buying a house.

Many old buildings, while they may have brick exteriors, are sometimes wood framed.

A master plan suggests a site plan and phase 1 suggests an elevation and/or massing of one component of that master plan. I would expect renderings of some kind for the concept, or at least a massing much like what nuCLEus provided to Landmarks in its conceptual plans for the Gateway District. The purpose of this is to get guidance from Landmarks before spending more money on architectural fees for detailed plans. There is something out there. Your comment about the massing in regards to another project is correct.

These conversations about demanding 500'+ buildings to balance out the skyline is baffling. I always thought it would be interesting to tax vacant (surface lot considered vacant) parcels in the central business district at the full height and square footage that zoning allows.

This has been approved through zoning, but the developer let the 6-month variance timeline lapse. Approval is a formality.

West 19th south of Abbey project is not dead in the water. It's moving forward with a zoning change to allow for density. While the neighbors are dead against it, it will most likely get done.
