Cleveland: Downtown: nuCLEus
The version done by the professionals is better.

Cleveland: Downtown: Progressive Field
So we're going to play this game again? The exact same concerns spread on this forum about the Browns renovations not being ready for preseason, and it all worked out.

Cleveland: Campus District
Is putting another parking garage along Prospect worth some height though? Not surprisingly the developer thinks so.

Cleveland: Flats East Bank
Seriously, Geis has hands down the worst renderings by a supposedly professional developer that I've ever seen. Those are unacceptable.

KJP, that last downtown postcard is great (so are the others). It also documents that the old Chamber of Commerce was one of the if not the first big losses to a surface parking lot in Downton. So basically Public Square hasn't been wholly surrounded by buildings since 1955. 60 years and counting...

Cleveland - Architectural Lighting discussion
The Terminal Tower isn't as lit up as it was pre renovations, but is actually more reflective of it's original lighting scheme. Anyways...

Really like the view from east ninth and prospect.

Cleveland: Zoning Discussion
Through my work I come in contact with the people working in the City Planning Commission and Design Review folks quite frequently, and this commitment to creating walkable, dense neighborhoods really is their driving force. They aren't just throwing canned quotes out there to the newspaper. They are at times a bit rigid in their viewpoints, but by and large they are helping create a better City. Also, most of them are well below 45 years old, with most being in their early 30's so there's an excellent chance that this mindset will be the standard for many years.

Cleveland: Zoning Discussion
This really is fantastic news.

The plan does not necessitate setbacks, a spire or pointed top. So why should they be there? Just to cater to people who think that's the only way to terminate or sculpt a building? Actually, keeping it a flat roof defers to the Terminal Tower and Key, allowing them to maintain their unique forms in the skyline profile. What, should we slope the roof so it looks like the Hilton? No. The more diversity in our buildings the better. Other than getting something besides parking to flank the lane way above ground level, I say move forward as is Stark.

Cleveland: Flats East Bank
The rendering is awful, almost think it will look better in real life with people, vegetation, etc.

Cleveland: Campus District
Great, another parking deck/surface parking lot facing Prospect.

How can E6th really be considered a street? Not just in reference to this project but the zoning process in this City is totally ridiculous.

Scotto's Pizza. There was also one where Chocolate Bar is now in the Arcade and at Euclid Square Mall. Richmond Mall had those weird red and black sculptures throughout. Would be pretty cool to see some photos of those.

^Looks like they utilize Google Earth Pro which might still have the Columbia. Interesting note, Google has Fifth Third on Superior about 150' too tall in all their 3d software.

Sad to see how we threw away our malls? The real tragedy is what was lost FOR those malls. Local business, crowded sidewalks and city streets, we could go on and on...

Downtown Cleveland Parking Lots
God, how could a city allow that to happen? Hopefully people 30 years from now are equally horrified at those old Warehouse District parking lots and thankful for the 10-15 story residential buildings with first floor retail that were built there in 2020.

Cleveland: Downtown: May Company Building
Real quick: 900,000sf vacant former department store, with plywood covering several windows, not to mention a crumbling entry "canopy" in the main public space of a City that will be hosting the Republican National Convention in 17 months. Not only should the current landowner be ashamed (I'm sure he's not), the state should be as well if it's anywhere near this shabby in June 2016. May Company had seemingly everything going for it, not sure how it lost.

The second, shorter tower will also have a skyline presence. And the Hilton too of course.

Cleveland: Midtown: Development and News
Another marooned museum. Maybe the finances of this wouldn't work, but why not locate this downtown where being in the City becomes part of the experience for these youngsters going to the museum? Nothing had a larger impact on my childhood than being downtown and interacting with the city. Missed opportunity in my opinion.

Nope, it's just a part of the facade of the May Company Building on Ontario.
-
Cleveland: Downtown: Jack Cleveland Casino - Phase 2
I don't understand why anyone would believe that a developer would wait years to start a multi million dollar project because of a a convention. It's not like they are going to be building Phase II or any other project ONTOP of the convention center or The Q...

Cleveland: Ohio City: Development and News
Again, we rejoin the alternate universe of eRocc. Most buildings which use the low-income tax credits are mixed income. There are simply too many to name, just in Cleveland. But one of the largest and longest-continuing is the National Terminals Building on West 9th. EDIT: Don't take my word for what makes a city work.... TODERIAN UrbanWORKS @TODUrbanWORKS 4m4 minutes ago “Mix the city & the people rather than dispersing them. Cities need to be compact & complex." http://www.theguardian.com/cities/2014/dec/08/jan-gehl-make-cities-liveable-urban-rethinker?utm_content=buffer71bb4&utm_medium=social&utm_source=twitter.com&utm_campaign=buffer Not sure if it's been reported here or not, but National Terminals, which was bought relatively recently, will be doing a complete renovation of the building. Originally renovated in the mid-1990's it's well overdue. But in reference to KJP's comment on low/mixed income, that will surely be eliminated in NT as the units are completed and rents double.

Cleveland: Duck Island: Development and News
A puff piece, but not sure how we missed this over from November... Relocation specialist Ted Theophylactos, with Howard Hanna's Cleveland City office, jumps out of his car at the quiet corner of Lorain Ave. and W. 17th St. "You won't believe this view," Theophylactos said, waving his arms in the direction he wanted visitors to the Cleveland neighborhood of Duck Island to see. But pointing wasn't necessary. What resembled a giant postcard of Cleveland's skyline as seen from the west on a bright fall day loomed large. http://www.cleveland.com/pdrealestate/plaindealer/index.ssf/2014/11/clevelands_duck_island_is_hatching_new_luxury_housing_on_the_west_side.html

Cleveland: Retail News
Too bad the immediate context across the street is a front parking loaded Pizza Hut and a Chinese Buffet. Wish we could build off this sort of new retail investment and density to its fullest.
