The "tub" windows are actually designed so that the beating, direct, mid day sunlight that usually infiltrates offices and can make them uncomfortable, is blocked by the module even though the windows are large. Pretty amazing if you ask me. Energy savings and user comfort levels were deisgned into it. This building was "green" before an entire construction industry was built around it. This is really one of the finest buildings in the city. If it is converted eventually, I hope they can reconstruct the granite and glass facade that was ignorantly demoed for asbestos removal. It was quite a space before that.

  4. The Lincoln Building owner has queried architects for years on rehabbing the structure. Maybe the convention center will be the spark to get him moving. WRL did a proposal for the facade several years back.

DU didn't work because the space was too big, i.e. the rent was too high in relation to the amount of product, which in turn impacts the amount of product you can replace the items sold, and in time it becomes an unsustainable situation. Pretty simple really. Lessons were learned by all sides in this story and hopefully it pans out for everyone in the end. Simply saying something that people put their blood and sweat into "sucks" in a public forum is unproductive and not really condusive to other entrepenuers sticking their neck out on the line for this City and shows that you're, well, kinda a pr*ck.

Disagree that "REAL name brands" would have any appeal downtown when they are already so well represented in the burbs at Kohl's or JCPenney (2 companies struggling in retail in their own right), places I personally would never step foot in. In the end Downtown Cleveland doesn't deserve this kind of store at this point in time. DeBoe and Biloveky, two of the only people that have the talent and guts to do it here, took a chance on Downtown and the region supporting local retail, it didn't work out. Hopefully it will for the next guy...
  7. I keep wondering what you are all defining as "name brand." What, a local boutique store is going to sell Ralph Lauren or Calvin Klien? A place downtown tried that already and it didn't work. It was called Higbee's/Dillards. DU had lines that are really pretty well known by anyone that goes outside the realm of regional indoor malls, in addition to their own line that was designed here in Cleveland and produced in the US that was lauded in magazines like Details and Dwell.
  8. How could the Breuer Tower be considered the least desirable? Asbestos free, 29-story tower by mid century master, attached jewel box banking hall, parking, at the crossroads of an area in the city with an apartment vacancy rate of 2%. Sounds like a pretty good deal to me...

  12. Is the Kool Motor station at West 3rd and St. Clair (view looking west)? City Mission used to be the current Grand Arcade in the Warehouse District. hard to tell.
  13. Matching existing brick and installing it perfectly on an 80 year old building is nearly impossible.

    Well if you like the view from the Lake guys and gals, this event should be right up your alley. Dredgers Union is organizing the take over of the Goodtime III the night of august 24th by local bands. From what I know, and this is based on interactions several years ago, the plan would be to build a structured parking facility with ground level retail on the block currently holding Wendy's (Trinity Church remains), and then after that is constructed, a facility that is either a fieldhouse or stadium would be built on the corner of West 28th and Lorain (currently completely void of anything other than surface parking). Could be an interesting way to bridge the gap between the Market District and Lorain Ave/parts west.

  17. The Quiznos faced Euclid Avenue, and will unfortunately be a noticable vacancy on the street.

  20. They were probably complimented for the modernization of that "derelict" structure of yesteryear. If anyone has ever seen the movie "Fortune Cookie," I believe the area where Cleveland State currently is, is the home of Jack Lemon's character. Many street scenes from the film if you've never seen it.

  22. The addition next to the Fairfield market is adctually a kitchen expansion for Southside.
  23. Zoup was pretty bad, not upset of the switch to a local perveyor.
