  1. Another big issue with tearing down buildings of this size is that it eliminates small, local developers from jumping into the mix of city development. A small developer cannot afford to purchase a piece of property in the CBD, and certainly can't afford to building a new building of the same size. But what they can do is purchase small underutilized buildings like this and turn it into a revenue generating property and positive development for the city. Joshua Hall on Prospect Ave is a perfect, and unfortunately rare example of this thought process. For that property a partnership of 2 small businesses purchased that building for around $250,000 in 2002 and turned it into office on the first level, parking in the back along Bolivar, and 4 condominiums upstairs, and generated almost 4 times the $250k in the end. When small, attainable buildings are eliminated, the little guy is blocked from impacting his city.
  2. One by one, they keep coming down on Euclid. The Hanna is now marooned on all sides, not thinking that has any impact on marketing...

  4. I think depending on Forest City for anything other than giving explainations like "we don't create demand, we just respond to it," is a waste of time. I commend them for expertly renovating the exterior of the Terminal Tower, but I can't think of a significant project they've executed in Cleveland since Tower City in the late 1980's, a project they started, but didn't have the skill or ability to finish and assure long term success. Unfortunately they own a significant amount of land in prominent places in the City and will hang onto it for a maximum return regardless of how long that takes (Scranton Penninsula). Good for business perhaps, but not for smaller local developers that would actually make something happen, or for the City which is clearly ready for more development in certain areas. Anyways... Back to Uptown...

  8. They should be developing all those lots east of West 25th, there's at least 4 city blocks there... Not to nit pick, but it's Room Service that has been an addition to Ohio City. "Made in 216" is the event put on by Room Service's proprietor. The facade being revealed at Jay Ave and W25th is really quite interesting. There aren't too many single story spaces like that defining major intersections in the city, and once it's filled will certainly make a significant impact on the entrance to our little street canyon, especially at night.

  11. Excellent post Mayday. Not being able to find entertainment for a kid has less to do with not enough things for a kid to do downtown than a lack of creativity on the parents' part. I don't have kids and if one was thrown in my lap at this second, the only place I wouldn't have a hard time entertaining them for several hours is downtown/the city. Feeding pigeons, watching freighters, taking the rapid, the Arcade, staring at the Terminal Tower, eating hot dogs on the street, riding bikes, throwing pennies in fountains, looking at construction (or demo) sites... Basically showing a kid the biggest and most complex things he or she has EVER seen in their short lives. It really can leave an impression... and it's mostly free.
  12. Responding to a response earlier in this thread, but what would a two year old want to do downtown? Hanging out downtown as a tot changed my entire life. Louis Kahn had a great quote once, "the city is a place where a young boy may find what he wants to do for the rest of his life."
  13. A while back there was also a proposal for Optima Management to get the County into the Huntington Building. They met with the County in March but not sure what happened after that.
  14. Buildings are usually shorter than their cranes, otherwise what would the point of a crane be?
  15. Density? The site is 80% surface parking and has no street presence on Euclid.
  16. Now isn't everyone happy part of that building was torn down a few years ago?... Who could have predicted this would be the situation?...
  17. I wouldn't mind seeing the Playhouse torn down really. The siting of that building is attrocious. That said, the Clinic will prbably retain it.
  18. This is probably my own fault, but I don't even know what Dunhams Tavern's purpose is.
  19. Conversation from 1975: "Yeah, nobody's using these buildings here in the warehouse district, it seems like a good idea to just tear them down for surface parking. That's a better use." While I agree that this building will probably come down, and probably should, if the entire area around it wasn't completely and utterly destroyed over the past 10 years, maybe buildings like this would have some value. Maybe even more value than 2' for a BRT right of way...

  21. Yeah, at One Cleveland Center the owner never finished the project. The circular pattern that is in the lobby was supposed to extent out into the exterior plaza (specifically the area with the darker aggregate exposed concrete) but was cut at the last minute due to costs. A real shame for sure, but they may still do it at some point.
