  2. In this case Geis is just the builder from what I understand, Sixmo is the architect, not the in-house Geis designers. And yes, this design is terrible, topped off by the fact that the brick is likely thin-brick if past Knex project are any indication. The renderings are utter trash, lazy.

  9. It's been some time since I've lived in the neighborhood (W32nd & Chatham) but good to hear the fields are open to the public and used. I would argue though that it isn't the best use of Ohio City land.
  10. ^they've basically created a green moat to the south through the removal of dozens, if not hundreds of homes. Cut off streets for their own use, and built the terrible performing arts center with surface parking facing Lorain. Oh, and the massive surface lot at W28th and Lorain. I could go on if needed…

  15. Maybe this is a dumb question, but why can’t all projects get this credit from the state? Clearly many of the projects will not happen if they don’t get the credit. So wouldn’t that mean the state doesn’t get tax income from the project anyway?
  16. you are absolutely right. It’s a reflection of bottom line developers that can’t imagine anything other than what they’ve done previously. Seems like a real missed opportunity in the making.
  17. In alternative masterplans for the area Filmore (the avenue that goes under the bridge) would hook up with W20th for an additional link.
  18. All this new density on Detroit is great, but my lord, the designs for these Solove projects are terrible.
  19. I think you need to understand that the city revised zoning regulations for these parcels to specifically instigate this type of development. If this is a problem you should have either raised a bigger fight prior to its implementation or not moved into the area if plentiful on street parking was so important to your daily life.
  20. Per the City's urban form guidelines for this location, the developer is not offloading any responsibilities to the right-of-way. It's parked to the required amount isn't it? You're new here so I get the confusion, but the exclamation points were in jest. Likely the first I've used on this site in 15 years now that you're counting.
  21. The people making a fuss about this in Duck Island are the very people that moved here recently, needing mounds of zoning variances. A few years ago the old timers complained that THEIR parking was being taken by new residents... The new folks are some of the most entitled people you can possibly imagine, many with no other outlet due to recent retirement or a need to vent their frustrations to the world. It's comical to me that they are likely to make an issue about parking at BOZA when this project wouldn't need to go to BOZA if the developer told them to get bent on the additional curb cut on W20th (which eliminates at least 4 onstreet parking spaces by the way!!!).
  22. Another point is that the project as designed requires no variances and can be built by legal right. These NIMBY's have no leg to stand on now that PC has seemingly supported the project. Not sure what will really come of this "review" of PRO Districts that Kuri tasked Moss to execute. The PRO did exactly what it should do for a site that is so well placed. DENSITY.
