I know some of you guys have said it before but this virus is going to be the death knell for large swaths of the US brick and mortar retail sector. If true, the next industry to suffer will be commercial real estate since we will have large amounts of empty buildings to add to the already large amounts of empty buildings around the country. This in turn will possibly leave the unemployment numbers much higher than 3% or so they have been. This in turn will mean less people traveling to and from work and vacationing and so on and on.... The domino's are already set in motion and it could be possibly years before this market gets back to where it was. But if you all want to dump all the $ you got into the market this week because you think different, I wish you all the best and hope you are correct!

Agree. This market is not going to spring back to life and carry on like it was prior to Feb 19. Good chance IMO a recession will outlast the virus. Patient investors should do very well when this economy comes back, but it won't be in April, May, or June. It will be several months down the road.

How is that even possible? Most vacant land goes for $2500 to $5000 normally on the low end. How does one organization land that many lots for that cheap?

From: BuildingCincinnati https://www.facebook.com/buildingcincinnati/ * Authorized a Community Reinvestment Area LEED/Living Building Challenge tax exemption agreement with E.M.A. Freeman L.L.C. for the $800,000 rehabilitation of an historic vacant property at 2022-2024 Freeman Avenue in the West End into 13 residential apartment units and approximately 1,350 square feet of commercial space. Rents will average $1,250 per month. The 12-year tax exemption will reduce the developments' property tax liability by approximately $11,668 per year over the life of the agreement, and the City expects a return on investment of $4.09 per $1 in property taxes foregone. This will be the first Cincinnati-area project for the developer, which is based in Staten Island, New York. https://www.google.com/maps/place/2022+Freeman+Ave,+Cincinnati,+OH+45214/@39.119423,-84.5311105,3a,75y,130.31h,106.46t/data=!3m6!1e1!3m4!1s3JvwkK1HFQ1CJ1lfJnATjw!2e0!7i16384!8i8192!4m5!3m4!1s0x8841b405657e3927:0x630abb421a9d578f!8m2!3d39.1192762!4d-84.5308916?hl=en

I've been instructed by brick masons with knowledge of the bricks from the 19th century that the worse thing to do is paint these for the exact same reasons. It kills me to see every building remodel in OTR and West End topped off with a fresh coat of paint. The building I own has been painted several times over during the 20th century and I have some areas where spalling is a big problem.

Look for the section of Freeman between Bank St and York to start a refreshed mini commercial district soon. Their are many corner buildings in this area even off of Colerain that used to house businesses on the ground floor. Only a matter of time now before they start filling in these vacant storefronts. https://www.google.com/maps/place/1101+York+St,+Cincinnati,+OH+45214/@39.1173768,-84.5313505,3a,75y,135.06h,100.98t/data=!3m6!1e1!3m4!1sWzmEyimE02L-1Pf01fwxUg!2e0!7i16384!8i8192!4m5!3m4!1s0x8841b41b280b7e0b:0x7bde8b813ca24b7c!8m2!3d39.117363!4d-84.5332771 https://www.google.com/maps/place/1101+York+St,+Cincinnati,+OH+45214/@39.1175189,-84.5313346,3a,75y,300.31h,99.04t/data=!3m6!1e1!3m4!1snlA9gO6Qx0NSheWEL-uP5w!2e0!7i16384!8i8192!4m5!3m4!1s0x8841b41b280b7e0b:0x7bde8b813ca24b7c!8m2!3d39.117363!4d-84.5332771 https://www.google.com/maps/place/1101+York+St,+Cincinnati,+OH+45214/@39.1184165,-84.5312344,3a,84.2y,187.86h,99.32t/data=!3m6!1e1!3m4!1sh*tW6lrdfTX7eiHSf6z9MQ!2e0!7i16384!8i8192!4m5!3m4!1s0x8841b41b280b7e0b:0x7bde8b813ca24b7c!8m2!3d39.117363!4d-84.5332771 https://www.google.com/maps/place/1101+York+St,+Cincinnati,+OH+45214/@39.1186082,-84.5328655,3a,45.2y,139.86h,99.45t/data=!3m6!1e1!3m4!1sZfVraurYfUrJbi_-WBUB-w!2e0!7i16384!8i8192!4m5!3m4!1s0x8841b41b280b7e0b:0x7bde8b813ca24b7c!8m2!3d39.117363!4d-84.5332771

One common complaint I have been hearing from folks who attended this year as well as the original in 2017 is that things seemed a lot more spread out this year. Appears like they spread the entire event out way more than they needed to at this point in the game. The best improvements that I noticed vs the 2017 event is shutting down the streets to vehicular traffic. The streetcars appeared to flow a lot better with the police escorts as well even though the system was at max capacity all night every night. Their appeared to be more vendors selling stuff but still not enough in my opinion. All in all, I witnessed all different types of folks generally having a very good time. It is a sight to see that many people walking the streets. Octoberfest and Taste Of Cincy don't even compare IMO. I'm sure with each event and year that passes, they with learn new ways to make it better and flow easier in the future.
