Columbus: Downtown Developments and News
That’s so interesting. Wonder if it was rent increase, or maybe some kinda personal issue for the owners. Either way, I’m bummed. I finally tried them out this May and liked them, and now they’re gone. Maybe it’s my fault lol

Where were you able to find the pricing? I’ve been looking.

Columbus: Scioto Peninsula Developments and News
I’ll be so pissed if they just convinced Charmy’s/Hills to move to the Peninsula ☠️ I’ve had it in my head that it’s gonna be an Aldi, but could see a TJ’s as well. Apparently Publix is expanding north too, with a new store in the KY portion of the Cincy metro, so wouldn’t be upset to see them start expanding into Cbus either.

This rendering was def always just a grab for TMUD credits. The developers even admitted this would not move forward without the tax credits. Also, even though I believe the towers in this version do look way better than what we currently have, it still suffers from the same fundamental problem, which is that it’s a giant block-sized parking garage as a base with a couple towers awkwardly placed on top.

Also not on the May agenda, so will now at least be a wait until June :/

I think terrible is pretty strong. I’m not in love with it and think it would look way better if broken up into 2-3 separate buildings. Regardless, I’m excited for another downtown grocer, Broad St activation, and 250 more housing units.

Weird, didn’t make me sign in. I wanted to post screenshots but I’m over my attachment capacity and idk how to delete attachments. I’ll try to use a different uploading service. Edit: Try this: https://filebin.net/wby8bthxynl3s1z9

Proposed exterior alterations include as needed, like-for-like repairs/replacement of historic building materials, replacing existing windows, removing fire escapes and adding a stair tower.”

Woda Cooper signage and fencing now up around the old YMCA building perimeter on Long and Front. Still don’t think we’ve seen any solid plans for the redevelopment yet tho, have we?

I’m so excited to walk through it. I hope work starts on the food hall portion soon too (or has it already started?)!

Honestly looks really good and will complement the nearby Jones Heel apartments pretty well. Just needs better screening for the garage. Either do murals or line the front side with lobby, amenities or retail.

This neighborhood is really coming together so well. Makes me miss living at Gravity. I really hope that growth continues in both directions of Broad.

amped91 replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & Construction“Commissioners said the tower's design is "not appropriate" and lacks public art and community engagement. "I really encourage the applicant to really dissect the architecture, the aesthetics and try to find something within the neighborhood that feels right," one commissioner said. Area resident Bob Singleton attended the meeting. He said the tower is, "too big," pointing out the shadow the structure will create in the afternoon. "You can't call it a gateway, it's a barrier between campus and the neighborhood," he said.“

Looks like residential conversion is off the table now. Glad to hear the tower will be getting more investment: Downtown Chase Tower sells to California investor who plans to invest 'millions' into offices “Downtown's Chase Tower has sold to a California investor who plans to spend "millions" improving the building. Los Angeles investor Andrew Brog and a partner bought the 25-story tower at 100 E. Broad St. from the Virginia firm Lingerfelt CommonWealth Partners. Lingerfelt bought the building in 2019 for $9.5 million. Brog did not say what he paid but said it was less than $5 million, a price that allows money to be spent on improvements. About 30% of the building is occupied, said Brog, who said he plans to keep the building offices instead of pursuing Lingerfelt's plan to convert 22 floors of the building into 253 apartments.“ https://www.dispatch.com/story/business/real-estate/2025/04/24/chase-tower-downtown-bought-by-los-angeles-investor-andrew-brog/83246869007/

Columbus: Downtown: Lower.com Field / Astor Park
More from the Dispatch on the retail portion: Construction begins on apartments, pickleball venue next to Columbus Crew's Lower.com Field “Pizzuti also announced that Pickle Park and Pub would occupy the 17,250 square feet of ground-floor retail space in Astor Park's office building. The venue will include five indoor pickleball courts, one outdoor court, golf simulators, a pickleball store and a restaurant and bar. The apartment building will include studios, one-, and two-bedroom flats, and two-bedroom townhomes with private entries. Amenities at the complex will include an indoor/outdoor fitness facility, clubroom, game room, lounge with bar and fireplace, bike storage, dog spa, and a courtyard with pool and outdoor kitchen. Pizzuti and Columbus Mayor Andrew Ginther said 25% of the apartments will be reserved for those making no more than 80% or 100% of the area median income. Rents have not been set for the complex, which is expected to open in 2027.” https://www.dispatch.com/story/business/real-estate/2025/04/23/columbus-crew-lower-com-field-apartments-pickleball-courts-golf/83227883007/?tbref=hp Glad it’s gonna be more than just restaurant/bar this time around. Also, I believe this marks downtown’s first pickleball court? Im also glad to finally this starting (along with so many other downtown projects going on right now). I’m not super optimistic about it, but I do hope the slow down lets them reimagine the next phase. There’s truly no reason for such a massive surface lot in a new downtown development, especially when there’s a giant publicly funded garage in the middle of it. Would also be nice if it could truly become an extension of the entertainment district—add some retail and other ways to activate the ground floor in the next phase.

Columbus: Downtown: Capitol Square Renaissance (Edwards Cos.)
Article from the Dispatch today about the Pembroke opening. Included some highlights below. Article also has a really neat photo of the elevated walkway, but I can’t post pics anymore 🤷🏻♂️ Also like the tile mosaic idea. Should help attenuate the dullness of the building. As others have said, it’s not super pretty, but it would make a great blank canvas for murals and vertical gardens. And glad to hear work is planned to start this year on the next building in the Cap Square project. At full buildout, this will really be a buzzing neighborhood! With rooftop pool and elevated walkway, Downtown's new Pembroke apartments open “In another nod to the past, a 75-foot-long tile mosaic paying tribute to the demolished building — once home to the Columbus NAACP and WCOL radio station — will be installed this summer on the Young Street side of the building. "It will be huge, and tell the history of the building," said Jeff Edwards, president and CEO of Edwards Companies, which developed The Pembroke. The walkway is open now to the PNC Centre and The Pembroke and is expected to be open to the public in October when the final stage is completed, emptying onto the South 3rd Street sidewalk, said Edwards, who also developed Preston Park and the PNC Centre. In addition, the company plans to start construction late this year on a 12-story apartment building on a parking lot on South 4th Street that will also be linked to Preston Park. The building is the next phase of the Edwards Companies' $600-million facelift of Downtown called Capital Square Renaissance Project, which includes multiple buildings.“ https://www.dispatch.com/story/business/real-estate/2025/04/23/a-look-inside-edwards-newest-downtown-apartment-complex-the-pembroke/83175589007/

amped91 replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionIirc, the original plan for the site behind Matt and Tony’s was that six story building with condos. Idk where things stand with that, but I’d love it if some smaller condos more affordable than the other Edwards ones were built there. The 4th and Long site is staging for the renovations at the old Telhio building, where an LGBT care center is going in.

Honestly the amount of parking makes sense for this development, but as it progresses the garage needs better screening. It looks pretty ridiculous at the moment. Hopefully add in some ground level activation too.

This part of downtown is also pretty barren. I’m hoping with this and Estrella, more developers will start building here, especially when (if?) the Rampup project winds down.

Wasn’t quick enough to snap a pic, but fencing is up around the United Way site and equipment starting to arrive. I hate what the project turned into, but at least they’re moving quick I guess.

amped91 replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionI don’t remember hearing word about CMHA buying this property before now: Columbus Metropolitan Housing Authority to invest more than $80M in housing “CMHA's board approved the investment strategy, which will include: $4 million to acquire a vacant, two-story office building at 195 N. Grant Ave. in downtown Columbus that CMHA plans to use for future redevelopment.“ https://www.bizjournals.com/columbus/news/2025/02/06/cmha-housing-issue-bonds.html

Glad to see the CAPA plan finally getting approval! As for the CMHA project, objectively speaking, nearly 100 units of affordable is obviously far better than a vacant, outdated office building. But man, I still feel so disappointed every time I see news about it, knowing how much this project got downgraded.
