Site plans aren’t public for yet, but this one might actually be promising, with a unit count of 327 and the inclusion of a large parking garage. Hopefully that means little to no surface parking. At 4925 Sunbury Road, it’s right off Morse and only a mile from Easton. Looks like it would replace a church building.

And half a mile up the road, the developer is proposing another suburban style multi family that would contain 112 units located at 2480 Forest Green Court, also on mostly vacant land. This replaces a proposal from a couple years ago to build <50 townhomes on the site.

I believe this is new. Near Camden and Leona Avenues, just south of the train tracks. The land is currently zoned manufacturing, and most of it looks vacant. Three hundred twenty four units dubbed Camden Avenue Apartments. Too bad this one is so surface lot dominated too.

Metropolitan Holdings also is building a three-story development with about 3,000 square feet of commercial space and 72 apartments at 795 E. Long St., called the Ogden. The mixed-use development is scheduled to wrap up in the beginning of 2024. Creole Kitchen will move into the ground floor retail next year. Ohio State to open a new $15 million women's health research center in Carmenton “A new $15 million research center focused on making women's health more equitable is coming to Ohio State University. Sarah “Sally” Ross Soter and the Soter Kay Foundation pledged the gift to Ohio State's College of Medicine to establish the Sarah Ross Soter Women’s Health Research Program, according to a university news release. The funding will create "a multidisciplinary translational research hub that discovers new therapies to prevent and treat diseases that disproportionately affect women," according to the university. Columbus City Council this week approved rezoning for the project, dubbed Parkside Village. Construction should start later this year, likely in the late fall. That first phase will have 336 units, said Tre' Giller, president and CEO of Metro Development, and the second phase will have 216. The two developments will be next to each other and share some streets, but have their own pools and clubhouses. It’s interesting to me that the latest report has the Chase tower at 77% occupied. I wonder if several of the tenants have indicated they won’t renew once their lease expires, or if the owners just think they’ll be able to make more money with residential? Bc with a 77% occupancy rate, only leaving two floors for offices seems pretty low. Iirc, the PNC redev is still leaving about half as office space.

CBF reporting on Colliers data a few weeks back: ”The Midland Building at 250 E. Broad St. is 17% vacant, according to Colliers. 245-unit South High Street project set to replace the Rice Bowl moves one step forward “South High Street in Columbus continues to transform, with 245 units of affordable housing planned just south of the proposed Steelton Village development. Cleveland-based developer NRP Group and the south side's Community Development for All People plan to build 245 units at 103 Fornoff Road. The apartments would provide housing targeted for residents with income at 30% to 80% of the area median income. There will be 51 units priced for those at 30% of the area median income, 74 units at 50% AMI, 40 units at 70% AMI and 80 units at 80% AMI. The Columbus Development Commission last week unanimously approved the project. Now it heads to Columbus City Council for approval. Woda Cooper starts construction on former Starling Middle School redevelopment “The former Starling Middle School in Franklinton will soon serve families once again, but this time as apartments. Affordable housing developer Woda Cooper Cos. plans to turn the old school at 120 S. Central Ave., which was built in 1908 as West High School, into 45 apartments. There will be 19 one-bedroom, 24 two-bedroom and two three-bedroom units. There was a ceremonial groundbreaking for the project earlier this week, with representatives from all of the funding partners. City and state officials also spoke. The center is intended to boost economic development and job creation by making it easier to reach the rapidly expanding Rickenbacker International Airport and logistics park – plus providing services that workers most need. The Central Ohio Transit Authority's board on Wednesday approved buying just under 10 acres at London-Groveport and Shook roads for $1.1 million from the Columbus Regional Airport Authority. The purchase price is based on an appraisal. Probably not a bad idea: Chase Tower owners plan to covert the downtown Columbus building from office to residential “The out-of-state owners of Chase Tower in downtown Columbus plan to convert the office building into luxury apartments. Owners Lingerfelt CommonWealth Partners have filed plans to convert the office tower into a mixed-use building, changing doors and adding an amenity deck. Plans show outdoor patios on the second floor of the building. Offices on the 19th and 20th floors would be preserved. The Columbus Downtown Commission will consider the project at its Tuesday meeting. The materials submitted to the commission state that this would be a historic tax credit project. In April 2021, Chase bank consolidated its workforce, moving employees from its 40,000-square-foot commercial offices at 100 E. Broad St. to its McCoy Center campus near Polaris Fashion Place.
