  1. I think that’s a good point. I believe it was the article from CBF reporting the 2023 occupancy results that mentioned that it was the market rates that were struggling and the tax credit units were full. Also wonder what all they’re considering downtown, since the report mentions Jaeger Square in SP, and past reports have included Gravity in East Franklinton. Considering the vacancy rate was little changed from last year’s report despite hundreds more units coming online, I’d say it’s a good sign downtown population is still growing, although it may be slow.
  2. I agree. As amenities and retail from the Gilbert open up and the elevated park and atrium bar/restaurant building on 3rd come online, I think Preston will start to fill more quickly. If the full Cap Square project gets built out, this entire area will be buzzing.

  5. Was just in the SN last night and was thinking how sad it was with the amount of vacant store fronts down there right now. It was also so dead on a Saturday night, but it’s probably unfair to judge based on a freezing night just a few days after NYE. Plenty of new places coming online this year, but still doesn’t seem like enough to change the appearance of the SN resembling a retail ghost town rn. Outside of increasing the entertainment options, I do agree local retailers is the best way to go. If I just want to shop, SN is not where I want to be, between all the noisy vehicles, lack of communal spaces where I can go in to warm up (or cool down in the summer) without pretending to look like I’m searching for something to buy, and the limited options when Easton has just about any national brand that I need.

  7. I remember going to that GE once probably ~8 years ago before I’d moved to the city. It was so cramped/crowded feeling, and I never wanted to go back in.
  8. I’m glad to hear they at least plan on preserving the bank facade though. But I agree, I’d like something iconic with the height to it on Cap Square. Either way, adding 1000+ housing units and thousands of square feet of new office and retail is huge.

Yes, OSU spoke about a residential plan clear back in 2019 when they announced the district: “Plans are preliminary, but Myers said that the innovation district will take up 9 million to 12 million square feet of space and contain mixed-use development and residential housing for as many as 4,000 people.   11. Was gonna say the same thing. Never seen their dinner traffic for comparison, but anytime I’ve gone there for lunch during the week it’s been packed, especially when any convention is going on. Obviously that’s just anecdotal, and it’d be interesting to see actual sales figures, but things have looked fine from a foot traffic standpoint when I’ve visited.
  12. This was proposed a couple years ago for the empty land next to Lowe’s. This is an app for low income housing tax credits. Just a little to the north, the Steelton Village project did apply for TMUD credit, however.

  19. Yeah I have no faith in this happening either. But this is what I’d love to see pop up in Astor Park and the triangle , rather than just the 5 story buildings.
  20. Perimeter fencing went up today for the 281 E Spring St project. Hopefully ground breaking any day now.
  21. The PC website only shows 15 available units (out of 105). I have a hard time believing only three have been leased, but I have an even harder time believing 90 already have 😂 Pricing is definitely very high over there though. Even if I were willing to pay that much in rent (which I’m not), I’d still wait to move until the features/amenities are complete (IIRC, the pool at the other tower will be shared between the two?). It still seems half finished right now.

  23. Normally I say go ahead and build. But knowing what was planned here, and knowing the population influx we have coming—with this I agree, and say wait until the funding/lending is better, and do this right.
