Riewald Development founder Jon Riewald said he hopes to land a restaurant or bar in the retail space; an announcement could come soon. "This is at the intersection of several neighborhoods," Riewald said. "Spring Street has kind of been a sore thumb, and development hasn't made its way there yet. Our hope is that this project can be catalytic for the area." Riewald plans to be back before the commission to secure a certificate of appropriateness sometime this summer and break ground either late this year or early 2024. He said he's "full speed ahead" on the project, and working on securing financing now. "Columbus has 220 acres of surface parking lots downtown," Riewald said. Another exclusive for Easton: Allbirds opening its first Ohio store next month at Easton Town Center “A popular shoe brand with an emphasis on sustainability is bringing its first Ohio store to Easton Town Center. Allbirds expects to open May 11 at 4200 The Strand. The company, which primarily sells online but also has more than 55 stores worldwide including 30-plus in the U.S., was founded in San Francisco in 2016. Sounds like Arrive has big expansion plans here. If they do decide to take up more office space, I hope they either continue to grow at Gravity or take up space at the Peninsula. Arrive Logistics expands to Columbus with new office in Franklinton's Gravity development “Arrive Logistics, a multibillion-dollar company based in Austin, Texas, recently opened a new office in the Gravity building at 500 W. Broad St. in Franklinton near downtown Columbus. It is one of two new offices for the growing firm, which also opened in Phoenix, Arizona, in recent months. About 20 people currently work in the 11,400-square-foot office, but Arrive Chief of Staff Scott Sandager said that number is expected to grow "pretty quickly" as the company seeks talent from nearby colleges and universities. The access to a rich talent pool was one of the main factors that led Arrive to Columbus, Sandager said. In addition to new hires, Sandager said the company may also grow its physical footprint in the coming years. He floated the possibility of expanding within Gravity or opening another office in Central Ohio. That's about the size footprint that grocers like Trader Joe's and Lucky's look for, though Lan hasn't yet had conversations with any specific grocer. Lan said he wanted to get the commission's feedback before engaging with retail brokers. Now that he's heard what they think of the design, he'll start to have conversations. "We're open to anyone, even a retailer not in the Columbus market right now," Lan told me.”

Marker's Crossline project wrapping up in Weinland Park “Crossline, the latest mixed-use project from Marker Development, is set to open next month. The development has 180 units and a second-floor outdoor amenity space with a pool, grill stations and a tenant lounge area. The pool will be surrounded with landscaping, greenery and large planters. The building's gym has views of downtown Columbus and also has a yoga room. Pre-leasing has already started for the Crossline, with the apartments about 20% pre-leased, Marker said. The first apartments will be ready in May, but the whole building will be finished this June. That’s what I really want too. Really for historical purposes more than anything. But I do think if it were more farmers/makers market oriented with a few food vendors, it could really set itself apart from North/East Markets. And I’m kinda hoping the Hills, if Edwards truly does want to redevelop its current home, ends up moving right onto High St.

Downtown Columbus housing boom: 19-story apartment building, two other complexes planned “In a burst of activity, three new apartment complexes have been proposed Downtown, including a 19-story building with offices, apartments, a market and a rooftop restaurant. The 19-story building, planned for 175 - 199 E. Rich St., and a seven-story building proposed for 204 E. Main St. would complement an emerging restaurant and entertainment strip on South Fourth Street. The other proposed apartment building, also seven stories high, would be built at 267 - 283 E. Spring St. in the growing "warehouse district." […] The building, dubbed the Estrella, would contain an 11,000-square-foot first-floor market topped by four floors of parking containing 250 spaces. The roof of the parking level would include a terrace, lounge, fitness center, dog park and swimming pool. A 13-story tower would rise above the parking decks including one floor of offices and 12 residential floors that would contain 180 apartments, about half of them studios. Sorry, meant North Bank. But back when LDC Field was opening NRI’s prez, Brian Ellis, hinted to the Dispatch there could be another forthcoming tower on the vacant land at Spring and Hanover.

I love how many roof top bars and restaurants we’re getting now. And with more and more towers going up and parking lots going away, the views will just get better and better. I hope we hear more on the Schiff tower and the courthouse building this summer too! And as an added bonus, it’d be great to hear more on the next phase of the Peninsula and the next Parks Edge condo tower.

I remember seeing like a year or two ago this lot being listed for sale. Like, the only time I’ve actually seen any of the downtown parking lots for sale lol I’m glad someone snatched it up who plans on actually doing something decent with it. This one also reminds me of the seven story that was proposed on a tiny lot behind the AC hotel in the AD. It’s been so long since we’ve heard anything about that, I’m guessing it’s dead? :/

Renderings and elevations along with a project narrative were submitted to the city in advance of the meeting. The development, called The Estrella in the application materials, would have 180 apartments and a 250-space parking garage. The first floor of the building would hold about 10,000 square feet of commercial space, while the sixth floor would hold office space, resident amenities, and a large outdoor space featuring an infinity pool. The building would be topped with an 8,000-square foot rooftop restaurant.
