I honestly really like it. That’s 130+ res units, one more surface lot kicking the bucket, and more retail. Hopefully the momentum continues up both directions of Spring and motivates Hackman to get their butts moving on their properties. Hope it gets built!

Still thinks it’s a missed opportunity to not even include the facade from the corner building, though. Ohio State-area project that would demolish Bier Stube up for review next week “The plan to be presented to the University Impact District Review Board on April 27 shows all buildings on the site being demolished to build a six-story, 72-foot building with 105 apartment units and a 48 space parking garage. There would be a mix of studio, one- and two-bedroom units. The developer wants to include 3,000 square feet of commercial space on the ground floor, likely for a restaurant, according to zoning documents. The parking garage would be accessed from North Wall Street. Buckeye Real Estate's first proposal was for an 85-space parking garage topped with five levels of studio, one-bedroom and two-bedroom apartments. Franklin County land bank, developer partner to build affordable homes using insulated panels “The Central Ohio Community Land Trust is partnering with Columbus-based Cap City Collaborative to pilot a new affordable housing concept using structural insulated panels, an approach that cuts down on construction costs and the time it takes to build much-needed housing. The land trust, a subsidiary of the Central Ohio Community Improvement Corp., is exploring innovative and sustainable ways to increase affordable housing in the county, a media release said. A SIP consists of insulating foam core sandwiched between two structural boards, usually oriented strand board. Building with SIPs uses 40-60% less energy and requires half the labor, according to the SIP Association. Central Ohio's largest health system purchased the 6.8 acres adjoining the Walmart-anchored Waterloo Crossing shopping center from Columbus developer Casto for $1.7 million on Monday, property records show. Just off the highway's Gender Road exit, the site is a 3-mile drive from Diley Ridge Medical Center, the region's first freestanding emergency department, a joint venture of Columbus' Mount Carmel Health System and Lancaster-based Fairfield Medical Center. The system has no immediate development plans for any of the sites, a spokesman said Tuesday. Although city staff recommended the project, neighborhood groups were opposed, and commissioners ultimately sided with the latter. Concerns about the project included its impact on traffic and overall density. But the developer isn't giving up. The project will continue to Columbus City Council for a vote. Metro Development wants to build 136 units on McNaughten Road, across the street from another development they built, Waldren Woods. There would be 250 parking spaces, including 36 garage spaces. Hmm I wonder if they could move them into the ground floor of the Nicholas? Hasn’t it been said Edwards originally wanted Trader Joe’s to move in there? Opening up a grocer on High would be great, then you could go a lot more dense with this parcel. Edit: Would be nice if Edwards or someone else were able to buy the parking lot at Grant and Long and develop that too.

Affordable senior housing developer National Church Residences wants to build an up to 145-unit, five-story apartment building at 5860 Roche Dr. National Church Residences will use an acquisition loan from the Affordable Housing Trust to close on the land. The developer plans to apply for Low Income Housing Tax Credit funding in the summer or fall, so construction could start in about two years, said project lead Stephanie Rhodes. The Columbus Development Commission approved a rezoning of the Roche Drive site last week. The Framework initiative has shared that Licking County lacks a variety of housing types.Granville's draft plan includes actions to develop a mixed-use zoning district in the village to provide a wider array of housing options and to encourage more accessible and attainable housing choices to support the full spectrum of the homeowner lifecycle. When it comes to economic development, the plan calls for attracting development to ensure a strong and diverse tax base and managing the type, design, and quality of new commercial development so it compliments Granville's existing character. At the top of the to-do list is creating a joint economic development district, or JEDD, along Ohio 16 in the township. I was glad to see mention of the Lowe’s-adjacent project. That one, at the time it was proposed, was described as bringing “hundreds” of units to the area. With all of these and Steelton Village, South High is gonna get a lot more sense in the coming years. I just wish that, instead of all the surface parking lots, the developers could get the city to help fund a few strategically placed parking garages, or that a BRT line were already in place and help get rid of some of the need for so many cars.

A resolution on Tuesday's New Albany City Council agenda would expand the Oak Grove II CRA by about 605 acres of property that has already been annexed and zoned within Licking County. There are six separate properties: […] The CRA/opportunity zone expansion would enable New Albany to offer real property tax exemptions on construction of new structures and the remodeling of existing structures on the acreage, city documents show. Those incentives would help promote commercial and industrial development, which the city says will encourage economic stability, maintain real property values and generate new employment opportunities. Josh Poland, chief communications and marketing officer for the city of New Albany, said the city is not currently aware of any companies in contract to build in this area.
