Columbus: Downtown: RiverSouth Developments and News
amped91 replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionI take issue with that being an intentional misrepresentation of what I said. I did not say a few buildings here and there is all we need. I’m saying the historically/architecturally significant part is being preserved. There’s no reason nearly an entire city block on the most heavily traversed street downtown needs to remain low density just because something is “old.” This board as of late seems to be in freak out mode over conjecture. We have no idea what the plans are, so there’s no use in getting all worked up.

Columbus: Downtown: RiverSouth Developments and News
amped91 replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionI love the idea of a museum there. Either that, or some sort of destination/specialty cafe. As for the other buildings, I don’t see anything that makes them any different from the dozen+ other 3-4 story bricks from early 20th century that you can find on High downtown and in the SN. Being old doesn’t mean it needs preserved. Save the facade or put up a damn plaque if they want, but as long as the replacement is better, more dense dev, then I don’t care.

amped91 replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionIt says they plan to demolish the buildings next to the bank. Depending on what they plan to replace the demo with, I’m okay with it. Im glad to hear it’s changing hands though. Idk anything about Harsax, but I’m hoping they actually do something with the property, rather than let it sit vacant for years.

Columbus: Northland Developments and News
Northland gets 62 affordable apartment units, with plans for more on the way “National Church Residences this week celebrated the grand opening of the $14 million Bretton Woodsapartments. Units are for people 55 and older making between 30% and 80% of the area median income, said Amy Rosenthal, vice president of affordable housing at National Church Residences. The units leased up in 54 days, with some residents from the Near East Side's Latitude Five25 apartment buildings moving in. "How fast the apartments leased up just demonstrates the need for affordable housing in Central Ohio," she said. There are already more units planned next door in a phase two, Rosenthal said. National Church Residences will likely apply for a 9% Low Income Housing Tax Credit in the fall. The additional units would be at the corner of Bretton Woods Drive and Cleveland Avenue.” https://www.bizjournals.com/columbus/news/2023/03/29/bretton-woods-in-northland.html

There’s so many homeless people living in the woods back there by the river too. Hopefully all of these affordable housing developments can be used to provide more stable shelter for them.

The developer has submitted plans for what it calls the Ashland Multifamily Development, which would be built on 19 acres of vacant land along Blazer Parkway. The project includes a mix of one- and two-bedroom apartments totaling some 300 units, as well as a standalone clubhouse at the main entry to the site. A combination of three- and four-story residential buildings are included in the development plan, as are 450 parking spaces. Plans call for a total of seven residential buildings measuring a combined 338,300 square feet, city documents show. Yum! The “hospitality component” is interesting. This could end up becoming something like the spirits version of BrewDog’s CW campus. Would be great for this part of Alum Creek—it’s pretty depressing looking rn.

This is pretty exciting! Middle West Spirits upping production by 10x with new distillery “A Columbus spirts-maker is growing again with plans for a second distillery, 80 new jobs and more. Middle West Spirits is expanding its campus at 1165 Alum Creek Dr. It plans to build a new 75,000-square-foot distillery, a grain recycling center, a packaging and bottling facility and new offices. Future plans also include a possible hospitality component somewhere down the road. When the distillery began moving into the Alum Creek complex in 2020, future expansion potential was part of the appeal. Lang said the new facility will have more than 10 times the production capabilities of the original distillery on Courtland Avenue in the Short North, though it will take time to build up to that figure.” https://www.bizjournals.com/columbus/news/2023/03/27/middle-west-spirits-upping-production-by-10x-with.html

Pulte Homes, which is Central Ohio's largest homebuilder according to research by Columbus Business First, is the developer behind Towns on the Parkway — a 49-unit townhome project planned for a 3.41-acre site located southwest of the intersection of Tuller Road and Village Parkway in Dublin. The single-family residential units will be spread across eight proposed buildings, city documents show. Each building will vary in size, with the smallest building having five units and the largest consisting of seven units. The Towns on the Parkway project will be considered by the Dublin Planning & Zoning Commission at an upcoming meeting. Both a preliminary plat and final plat are on the agenda for the commission's April 6 meeting.“ https://www.bizjournals.com/columbus/news/2023/03/27/pulte-homes-towns-on-the-parkway-dublin.html

Reynoldsburg: Developments and News
Local developer to build $28M apartment and townhome complex near downtown Reynoldsburg “A $28 million apartment and townhome complex is slated for construction near downtown Reynoldsburg. Purpose Companies, a small, minority-owned development and investment firm based in Columbus, plans to transform 7 acres of land at 1122 Lancaster Ave. into a new residential area. The complex called The Oliver will include 126 apartment flats and 24 townhomes. The apartments will be split among seven buildings in the center of the development, and the townhomes will be constructed along the perimeter of the property, which abuts Lancaster Avenue. Oliver said the site is "shovel ready" and all that's left to do is to secure building permits. Site work will begin this summer with a goal of opening to residents by the second quarter of 2025.“ https://www.bizjournals.com/columbus/news/2023/03/24/new-apartment-townhome-complex-in-reynoldsburg.html

Bier Stube demolition project moves forward with commission approval “A six-story, 95-unit apartment building proposed at North High Street and West Ninth Avenue was unanimously approved by the University Area Commission Wednesday night, as developers returned with promises to work with small business owners facing impending eviction. With the commission’s blessing, developers must face the University Impact District Review Board before they can pitch the project to the city. Also new to the pitch were assurances that Garland – who has led design of the project – has been communicating with the owners of Bier Stube to rent the commercial space in the new building. There’s been “quite a bit of interest,” Perry said. Commissioners expressed appreciation of the outreach, with some admitting that the building Bier Stube occupies might be on borrowed time, regardless if Buckeye Real Estate’s proposal goes through.” https://www.nbc4i.com/news/local-news/columbus/bier-stube-demolition-project-moves-forward-with-commission-approval

Cars & Vehicles Discussion (History, etc)
MORPC takes issue with that air quality report: Does Columbus have most polluted air among major U.S. cities? This report says so. “Brandi Whetstone, MORPC's sustainability officer, said the IQAir report isn't consistent with MORPC's regional monitoring, adding that central Ohio's air quality hasn't exceeded national standards for the last 12 years. Whetstone said she is seeking clarification from IQAir, an air purifier company, on their methodology. "We don't have enough information on the methodology to determine how these numbers were calculated," she said. In an interview, Whetstone identified elements of the report that she said could have led IQAir to mischaracterize the quality of central Ohio's air.“ https://www.dispatch.com/story/news/local/2023/03/22/report-columbus-most-polluted-major-city-in-the-united-states-iqair/70033068007/

amped91 replied to Summit Street's post in a topic in Central & Southeast Ohio Projects & ConstructionAn update from CBF on the various data center projects around the region: Google, Meta, Amazon and more cement Columbus' continued role as data center hub “Google's project at 225 Rathmell Road will be built in three phases, according to permit applications filed with the city of Columbus. Final design fit-out of the first phase, a one-story data center building, is still under review, but a permit has been issued for the building's foundation. Columbus-based Saturn Patterns and Smoot Construction are working on pouring the 175,000-square-foot foundation, according to the permit, which is expected to cost about $110 million. Omaha, Nebraska- based HDR, Inc. is the design professional on the project, permits show. City economic development officials confirmed construction is underway on the data center, but declined further comment. Google announced its plan for a Columbus data center in August of 2021, at the same time it shared plans to spend $1 billion expanding its existing New Albany data campus.” https://www.bizjournals.com/columbus/news/2023/03/22/google-cologix-meta-amazon-data-centers-columb.html
