  1. ^That would actually be a pretty neat building to live in. Also, I still think it was a missed opportunity not to add some residential to the 5/3 tower with its renovation… I’ve also noticed some rehab work on the three story building on E Broad with the bagel shop on the first floor too, but idk if that’s residential or office space.
  2. That’s great! So that’ll be PNC, Ohio JFS, Continental, and the mystery building all getting residential conversions around the same time. Hope to see plenty more conversion in the coming years.

  4. I love it. Just in the last few years, there’s been several rehabs—and even a new build—on this part of Miller, between Mooberry and Livingston. And the guy who owns the old brick building at the NW corner of Miller and Livingston has been working on rehabbing that building with apartments on top and retail space on the bottom. Idk if he’s signed a retail tenant yet, but it looks like it could be a nice spot for a little corner cafe. And I’d love to see some sort of specialty diner take up space on this Milberry project.
  5. Just anecdotally, it seems like Ohio already pulls a lot of people from WV, especially healthcare workers. I have some family in WV, so I can’t say I blame people for wanting to leave. 😅 I imagine with Intel plus all the med center expansions coming, we’ll continue to attract residents over here.
  6. Tbh, I’d always assumed Hackman had owned those huge lots on 4th as well until I looked it up. I agree it’s probably a good thing someone else owns them, though. Hopefully it leads to something good eventually going there. Plus, Hackman already owns five huge parking areas and three smaller ones, that hopefully all could be filled with something better in the near future. I guess they also own the Ohio Welding Co building on Spring, which is right next to the seven story proposal. I looked at their website, which shows some conceptual renderings of what a future tenant could do with the building, but I also wouldn’t be upset if it gets the wrecking ball and the property gets completely redeveloped.

  8. Looks like 240 apartment units planned for those ten buildings. And ~384,000 sqft of industrial space spread out across the two warehouses. And I’m pretty sure a Sheetz is at parcel A.

I think it’s great there’s a little entertainment ecosystem starting to form in that area: Pins, Wolf’s Ridge; Slammers, District West, Fomo and Holy Trinity are within walking distance; and soon Jackie O’s and the Kee will join in. It’s part literal, the building borders Mckee Alley, part figurative, as Nestler sees it as “Kee” to activating the surrounding district. Nestler says Hackman Capital has purchased 19 properties in the area and is planning for a broader redevelopment that includes apartments, restaurants, office space and more, and The Kee is right in the center. While Fourth Street is seeing life through established names like Pins Mechanical Co. and Wolf’s Ridge Brewing, and the massive, under-construction Jackie O’s patio, The Kee will pull things a little further east. “We want folks to come back out post-pandemic, and feel like when folks come out, they want to have an experience, whether that’s eating out or playing games or doing something new,” Nestler says. The Kee is aiming for a mid-April opening.   13. I think this is the right thread for this one. I didn’t even know about this rehab project. Glad to hear the building next door is planned to get rehabbed next. Then, hopefully all the parking lots between 4th and 5th start filling in. The apartments also look really nice from the photos, and the price isn’t too bad for downtown either. Creole 2 Geaux opened its brick-and-mortar location at 401 N. Front St. on Feb. 28. Janvier and Sharif Ward's New Orleans-inspired eatery—which serves shrimp and chicken po'boys, creole bowls, jambalaya and more —debuted as a food truck in 2015 and at East Market in 2022. This is the restaurant's first standalone location.   15. I accidentally drove by this today, and I was not expecting the amount of activity that was there. I also always forget how huge the site is. Hoping it can land some good tenants who will pay decent wages. I’m excited about all of the activity on the South Side. Also, an update on the Freebis Ave townhomes: the parking lot is mostly gone, and digging has begun!
  16. Apparently, Vera is less than 88.5’ tall (which is listed as being at 8 stories, with three levels of parking and five levels of residential on top).

  18. Unfortunately, the prelim site plan doesn’t really reveal much. But it does say the proposed height is 98’, and the architect is NBBJ, who usually does pretty good work.

M/I Homes plans 522 new single-family homes near Delaware “The housing development will be dubbed Berlin Farm and located in Berlin Township, a short distance from Olentangy Local School District’s Berlin High School, Berlin Middle School and Cheshire Elementary. “We are excited to share the details of this brand new, amenity-rich community,” Josh Barkan, vice president of land for M/I Homes' Columbus division, said in a media release. Homes at Berlin Farm will start in the $500,000s and range from 1,900 square feet to 3,690 square feet in size. Options will include two-story, multi-level and ranch layouts and craftsman, farmhouse and traditional designs. M/I Homes touted the site's proximity to State Route 36/37 and Interstate 71, as well as the planned Intel Corp. semiconductor facility in New Albany.   21. Plus it’s crazy expensive to be an L1 as well. Seems like OH is really zeroing in on the idea of Grant being their “trauma center” and RMH being their “speciality care center.”

  23. One thing that got missed is that a new 600 space parking garage is also planned to go up by the Bing. The graphic shows it going at the corner of Thomas and ORR, but I really don’t think there’s enough space there. Hope it goes on one of the parking lots either to the north or west.
