This sounds like a nice like infill/rehab project. I go by this building all the time, and it’d be nice to see some new life get added here. I dunno how well a restaurant could do here, since it’s tucked away in a highly residential area, but I wish this project success. amped91 replied to WalkerEvans's post in a topic in Central & Southeast Ohio Projects & ConstructionI think my one quibble with all of the expansions is that OH’s suburban-style campus is getting more height than their urban one—I feel like it should be reversed lol But my guess is that, if it weren’t for Grant needing to play musical chairs with their space, we’d probably see one 10+ story tower rather than two shorter buildings. But, regardless, I have a feeling in a decade or two OH will end up regretting not giving themselves more shell/expansion space with their Grant OP building (unless of course it’s being built to be able to handle more height built on top of it in the future).

Sounds like a positive thing for the neighborhood. Here’s a story from the Dispatch on that: Mid-Ohio Food Collective purchases old Kroger to create social services hub “The Mid-Ohio Food Collective is turning a former Kroger store into a hub to offer food, social services and other support to people on Columbus' Southeast Side. The former grocery story, at 4485 Refugee Road, measures 67,000 square feet, according to the food collective. That space will be used as an anti-hunger service hub, detailed plans of which are not yet complete. “It’s a lot of space with a lot of raw potential,” said Mid-Ohio Food Collective President and CEO Matt Habash, in a statement. “This is a chance to learn from the nearby community, respond to their needs and build something that can help tackle the interconnected causes of hunger on a scale Columbus has never seen before.” The collective plans to work with community partners and do outreach to discover what services are most necessary in that part of town, according to the collective. A little further up ORR, I’d like to see something done with this massive lot: But it’s also owned by OH, so I don’t know how willing they would be to develop it. And it’s a little separated from the rest of the action. But still within walking distance of plenty of jobs, so it’d be nice to see it go 🤷🏼♂️

It’s actually way bigger than what I’d initially expected. This one on the southeast parking lot. It almost looks like a mirror to the neuro building, but with additional rooms on top of the parking garage as well. A >$600 million investment, focused on women’s health, with almost 200 more beds. Construction is planned to start by year’s end and wrap up by 2027.

Based on this week’s Punch List from CBF, the UW campus redev issue may have an easy fix. For those who don’t have a subscription, there’s a bit of technical information included, but, ultimately, it sounds like it could be reserved by the developer included a plaque/historical marker to commemorate the Market Mohawk District’s history. The Punch List: United Way HQ redevelopment faces SHPO pushback. What's next? “Diana Welling, head of the resource protection and review department with SHPO, said the property is considered a contributing building in the Market-Mohawk District, and the district is eligible to be on the National Historic Register. The former United Way building itself is also eligible for the historic register, Welling said. Welling said her department reviews state and federal projects under Ohio Revised Code and under the National Historic Preservation Action Section 106, respectively. Because this project could get funding from the U.S. Department of Housing and Urban Development — CMHA and The Community Builders plan to seek Low Income Housing Tax Credits for the project — it must be in compliance with Section 106. … SHPO, the project developers and city officials met in February to discuss the objection, Bitzenhofer said. Now the state office is waiting for the developers to return with mitigation strategies that would overcome the Section 106 issue. The City just put out an RFP for a comprehensive plan for the Eastland area: ”A. PURPOSE The City of Columbus (“City”) Department of Neighborhoods is seeking well-qualified individuals, firms, or teams (Proposer) to develop a comprehensive community plan for the Eastland area of Columbus, Ohio. The plan will become the strategy for the stabilization and improvement of the Eastland area and serve as a framework for future development. The Scope of Work described within the RFP is for a maximum of $850,000, depending on the final negotiated contract. The City intends to select one project team to conduct the entire Scope of Work, but may elect to divide the work into multiple sequential contracts. B. PROJECT DESCRIPTION The overall project goal is to develop a comprehensive community plan for the Eastland Area. This contract is to engage Eastland area stakeholders including, but not limited to, residents, businesses, workers, area commissions, faith-institutions and other organizations in order to develop a comprehensive community plan to guide future development of the Eastland area. The robust engagement process should incorporate strategies for engaging communities that are most often underrepresented in decision-making processes, including Black, Indigenous and people of color (BIPOC), people with limited English language proficiency, youth, people with limited access to technology, and those who have experienced housing and/or food instability. Additionally, the selected team will build partnerships, develop and distribute project communications. This work will be conducted in collaboration with a technical team that will be conducting analysis for the comprehensive community plan. DeWine's $400 million tax credits could be 'game-changer' for Ohio affordable housing “In the budget DeWine proposed in January, $100 million each of the next four years would be spent on tax credits for affordable multifamily housing. An additional $50 million a year would be spent on building affordable single-family homes. "A state tax credit would be a huge game-changer; that would be monumental," said Jonathan McKay, vice president of development with the Columbus-based affordable housing developer Woda Cooper Companies. "If you had a state tax credit, you could really build a lot of housing," McKay added. "We're keeping a close eye on it. That would be crucial in central Ohio." It looks like Daimler has found a tenant to take up the other half of the 6th floor. Now floors 5, 6, 7, and 8 are all fully leased. I’m still keeping my fingers crossed that the ground floor will end up playing host to Smith & Wollensky. As I’ve said before, I’m still bummed the Peninsula hasn’t been able to land an out of state expansion/relocation yet, but it’s still a good sign that jobs are moving back to the city core from suburbia. Hopefully as this building continues to fill up, we’ll hear something on the next phase.

I think we could really start to see a decent amount of side street activity—like we were discussing before—around Pearl and Lincoln, if those lots are developed. It’s not a huge lot, so hopefully they would go taller with it too. Perhaps a twin to the proposed Hubbard tower?? I wonder if Wood has enough vacant retail on High to accommodate a move for Salon Lofts? Although I could see SL throwing a fit about losing the front parking too.
