Remote Work
Convenient, yeah. “Positive,” in most cases, remains to be seen.

Columbus: Merion Village / Southside Developments and News
This passed the neighborhood commission, but I don’t think it’s gone to City Council yet. But this is the first time I’ve seen any sort of rendering for the four unit townhome building in Southern Orchards:

Columbus: OSU Medical Center Expansion
amped91 replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionYeah, the highest level is mechanical, and that whole section is new. Interestingly, when I worked at the James, I’d always heard that the tower had been built to accommodate future expansion upwards. Whether or not that’s true, obviously, that didn’t end up happening.

Steel beginning to rise on the office building at Astor Park. And the eastern cladding almost complete on the garage.

Just because those trends were already there doesn’t automatically make any of them a positive for society.

Columbus: OSU Medical Center Expansion
amped91 replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionIt’s an expansion of the James—adding ~150 beds. So the new wing of the James will connect to the new UH.

Columbus: Housing Market / Affordable Housing
I get that all those metros (besides Cincy and Indy) are growing at a faster rate than Cbus, but I was still shocked to see those numbers. It makes me wish I had more time to look into Austin and Indy to see if they are doing anything differently there. Regardless, I’m really hoping the zoning reform here helps to shoot our numbers way up in the coming years.

Columbus: German Village / Schumacher Place Developments and News
amped91 replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionI noticed yesterday that the Enterprise on Livingston had shut down, as it’s moving to the Home 2 Suites building downtown to make way for the mixed use development that was approved last year. Hopefully we’ll start seeing demolition soon.

Columbus: Housing Market / Affordable Housing
CBF adds a comparison to peer metros: ”When compared to its economic competitors, Central Ohio lagged in housing starts behind Austin (42,942), Charlotte (27,168), Raleigh (21,551), Nashville (18,711) and Indianapolis (13,794). But the region still maintained its status as the busiest market in Ohio compared to its closest competitor, Cincinnati, which had 6,254 permits pulled for housing units in 2022.” https://www.bizjournals.com/columbus/news/2023/03/03/central-ohio-housing-starts-2022-bia-report.html

Columbus: Random Development and News
amped91 replied to Summit Street's post in a topic in Central & Southeast Ohio Projects & ConstructionHa when I saw that Morse Rd proposal the other day, I was thinking about the possibility of Morse ever becoming a pedestrian friendly area. Unfortunately, I feel like that would be way, way into the future, if it ever happened.

Columbus Metro Library Branch Projects
Libraries to open in Gahanna, Powell as Columbus celebrates sesquicentennial “Fans of public libraries will have plenty to celebrate in March, and it all begins this weekend with the 150th birthday of Columbus Metropolitan Library. Today's system of 23 locations — many with gleaming, glass-encased entrances — dates to the late 1800s reading room in Columbus' first City Hall, now the Ohio Theatre. On Saturday morning, the library system will open its new Gahanna Branch with a brief dedication ceremony at 9 a.m. Architects NBBJ created three structures joining as one "that represent the three creeks of Gahanna," Zenitsky said.“ https://www.dispatch.com/story/news/local/2023/03/03/columbus-metropolitan-library-celebrates-150-years-with-gahanna-branch/69948245007/

Ohio Abortion / Reproductive Health News
Ohio abortion amendment clears first hurdle to make November ballot, AG certifies summary “Proponents of abortion access cleared their first hurdle to make the November 2023 ballot Thursday, but there are no guarantees that Ohioans will vote on the measure later this year. Ohio Attorney General Dave Yost certified the initial summary Thursday. The next step is the Ohio Ballot Board, which will decide if the proposal is one issue or needs to be divided into separate amendments.“ https://www.dispatch.com/story/news/politics/2023/03/02/ohio-abortion-amendment-clears-first-hurdle-ag-certifies-summary/69953110007/

Columbus: Housing Market / Affordable Housing
Columbus home construction rises to 18-year high, but falls short of need “The number of homes and apartments built in Columbus rose to the highest level in nearly two decades last year, but continues to fall short of meeting the region's needs. Permits were issued for 12,289 single-family homes, condominiums and apartments in central Ohio, up 4% from 2021 and the most since 2005, according to data released Thursday by the Building Industry Association of Central Ohio. More than half of those permits were for 6,486 apartments and larger condominium buildings, up nearly 23% from a year ago. Single-family home construction, on the other hand, fell 12% to 5,803 homes. While the rise in construction was significant, especially as high interest rates slowed sales of existing homes last year, the number of new homes fell far short of the 19,000 homes a year that a 2022 BIA study estimated is needed to keep up with demand.” https://www.dispatch.com/story/business/real-estate/2023/03/02/columbus-home-construction-hits-18-year-high-but-will-it-be-enough/69963462007/

New Albany: Developments and News
amped91 replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionThese houses sound huge 😳 New single-family housing development proposed near New Albany “Woodland Preserve LLC, which is tied to Lewis Center-based Bob Webb Homes, is requesting to rezone a more than 32-acre property for a residential project featuring 58 single-family lots in Jefferson Township. If approved, the site would be rezoned from restricted suburban residential to planned suburban residential, according to a staff report from the Franklin County Planning Commission, which will consider the case at an upcoming meeting. Four properties are included in the rezoning request. Three of the parcels include existing single-family homes and the fourth parcel is vacant. All existing structures will be removed if the project moves forward, the report states. The development, called Woodland Preserve and located on the west side of Reynoldsburg-New Albany Road between Morse Road and Clark State Road, would include 14.5 acres of open space in addition to the residential lots, which measure 1.8 units per acre. The open space encompasses about 45% of the entire area. Forty-nine of the 58 units will measure a minimum of 8,125 square feet. Three others are 7,750 square feet, and the remaining six are 6,500 square feet.“ https://www.bizjournals.com/columbus/news/2023/03/02/bob-webb-homes-housing-development-new-albany.html

Columbus: Franklinton Developments and News
Ha, I was about to say the same thing. Don’t love it, don’t hate it. The plaza could be really nice, especially if it’s activated with food trucks, markets, parties, etc. throughout the year.

Honestly wouldn’t be upset about that. Hopefully a little more commercial space and variety, but overall I like the look of JP, especially as it moves south and starts adding more diversity.

Columbus: Franklinton Developments and News
I’m really glad to see more investment going into the west side of 315 now. I wish I could find renderings of how the final product here is supposed to look, but regardless, I think this will be good for F-ton. Also looking forward to seeing what Pizzuti and Thrive have planned for the old car lot on the other side of the hospital.

Ohio Intercity Rail (3C+D Line, etc)
Bad take from Rep Brian Stewart: “But Stewart and other Republicans aren't sure a new railroad system, even a high-speed one, is a good idea. "Like many Republican leaders for a very long time, I have concerns about the long-term wisdom of investing in a high-cost system," Stewart said. "I don’t want to see us take the first step today only to find ourselves diverting funds away from core services in 50 years to prop up the choo-choo train."’

Columbus: Downtown: Grant Hospital Redevelopments
I think the parking lot at Town and Grant is owned by a different entity. I hadn’t realized before how bad the surface parking looked along Chapel, though. Someone needs to start filling that in!

That’d be a good idea. I really hope future phases of the build out features for sale units. Would love to make that my retirement home one day. Especially if they land a grocer on site too.

I like the Commons building. 250 doesn’t really look unique.
