  1. Buckeye didn’t go any taller with their High St redevelopment proposal, but they did add a spot for a commercial tenant, reduced the number of parking spaces, and created an arched entry to the building.

    The two incumbent challengers are Farxaan Jeyte and Adrienne Hood. The former is apparently a part of the Somali American Chamber of Commerce, and the latter is a relatively well known name around the city who advocates for police reform after her son was killed by CPD. My money is on the incumbents, but it’ll still be interesting to see how this goes. I’m disappointed there isn’t going to be much competition overall, but it’ll still be nice to see a few fresh faces on Council.
  5. Sigh….. Proposed Short North Garden Park apartments sent back to the drawing board – again “Jonathan Barnes, principal at JBAD, is the architect for the project. He said the design team made changes to the project based on feedback they heard at the January meeting. The team is now planning to retool the project and come back to the commission in March, said David Hunegnaw, a partner with Black Gold Capital. On Tuesday, some commissioners wanted more of the building saved or more of the facade unchanged with the project. Commissioners also asked the design team to further explore how the green wall and the Garden facade could play together. Some commissioners were in favor of the changes made, but others were still concerned with elements of the project. Those include its height, which some commissioners said would stand out too much from the buildings around it. City staff also said that the project as currently proposed doesn't meet the Short North design guidelines, which state that the rhythm and size of a new buildings shouldn't overpower the surrounding buildings. The building needs to be 10 stories, Barnes argued, because the capacity of a building that height gives the project room to make regular donations to Stonewall and to preserve some of the housing for seniors.” This is interesting, if true, though. I wonder who these other nonprofits might be? “Hunegnaw said the project could be a model to be recreated, if approved. Ohio State University taps New York-based Tishman Speyer to plan Carmenton's next phase “The next phase of Ohio State University’s Carmenton innovation district project is moving forward. New York-based real estate company Tishman Speyer will team up with SciTech, the OSU real estate affiliate responsible for the west campus district, to develop the master plan for the mixed-use area that will include residences, restaurants, community spaces and more. "The momentum at our innovation district has attracted one of the country’s top developers," Alex Fischer, university trustee and chair of the Master Planning and Facilities Committee, said in a news release. "Tishman Speyer has a well-earned, international reputation for inspirational and connected communities. We are so excited to see this plan unlock the full potential of this vibrant new district in partnership with the university, JobsOhio and the city of Columbus." Construction continues on the district's first phase, with some components set to open in the coming months.   8. This may turn out not to be anything exciting, but I’m posting it here just in case. Last October when it was announced that Telhio would be moving their headquarters from the building they owned on N Fourth Street into the Peninsula office building, it was mentioned they would be selling their property for redevelopment. https://www.bizjournals.com/columbus/news/2022/10/20/peninsula-lands-another-tenant.html Now, according to the Franklin County auditor’s website, the parcels of land that Telhio formerly owned sold in November to “Bombulum Columbus LLC.” And according to multiple online databases, Bombulum is an entity associated with Central Outreach Wellness, a health center for LGBT patients. COW appears to be based in PA, and it just entered the Cbus market last August, opening a clinic at 2680 W Broad, on the Hilltop. https://www.centraloutreach.com/location/columbus-oh-43204 They could just be setting up a downtown clinic, but I wonder if there’s a chance they could be setting up an HQ of sorts here or, even better, creating some LGBT-friendly housing, similar to the Garden/Stonewall proposal in the SN?

An article on these warehouses: Massive industrial park under construction in far west Columbus “A new industrial complex that could eventually grow to five buildings totaling nearly 1.8 million square feet is under construction in far west Columbus. The complex, called West70 Logistics Center, is being built off Hilliard Rome Road East. The developer is TPA Group, a private real estate investment, acquisition and development firm headquartered in Atlanta. The local leasing agent for the project is Jeff Lyons of CBRE. Two buildings are currently under construction. One will measure 550,000 square feet, and the other will stand at just over 248,000 square feet. Those buildings are expected to be delivered in the third quarter of 2023, according to CBRE marketing materials. Another facility, Building 1, also has been proposed. The 462,000-square-foot property would have 40-foot clear height, 86 dock doors, 275 parking spots and 87 trailer spaces. This building is not currently under construction. In addition, the CBRE brochure shows proposals for Buildings 4 and 5. Building 4 would measure nearly 207,000 square feet and have 112 parking spots and 54 trailer spaces.   12. That’s true too. I was thinking, similar to what they are doing with BP, having an anchor in both sections to draw more visitors to the surrounding stalls. It would probably be more polite to ask B&B to man both though, instead of bringing in someone new lol I’ve only bought beer from B&B. Do they have a full bar?

  16. $200M mixed-use development with 800 housing units planned in Galloway “Dublin-based T&R Properties Inc. and its affiliate, Braumiller Development LLC, are getting ready to start the first phase of what will become a more than $200 million project on the east and west sides of Galloway Road. When complete, the development will feature a mix of single-family and patio homes, townhomes and multifamily rentals, as well as commercial space. T&R will begin with 93 single-family homes and 72 townhomes on the west side of Galloway Road. Those lots will be sold to D.R. Horton and Fisher Homes, which will build the homes for prospective residents. The development will sit on more than 40 acres of what is currently vacant land. The single-family neighborhood will be known as Chase Landings, according to T&R Properties Property Manager R.J. Sabatino. He said construction of that portion of the project will begin "imminently." The other phase of the project, tentatively named Galloway East, will be a 134-acre development featuring 635 housing units. It will include 289 single-family homes, 240 apartment units and 106 patio homes, which are attached to one another but are owned by each resident. Ohio State ready to build Near East Side community center in PACT neighborhood “Ohio State University's Wexner Medical Center is ready to start construction of a long-planned Near East Side community center for public health initiatives targeting chronic disease. The Healthy Community Center could open in January if trustees approve $4.7 million for construction to start this spring. The full budget is $5.1 million including design and other costs to date, twice what was projected to renovate the Columbus Metropolitan Library's former MLK branch. The 9,000-square-foot community center at 1600 E. Long St. will not offer clinical care, but is complementary to the medical center's nearby facilities, University Hospital East a few blocks away and an outpatient center about a mile north. Columbus architecture firm Moody Nolan designed the renovation, with input from several neighborhood meetings. Pulte Homes plans new subdivision in Blacklick “Pulte Homes was approved for 38 single-family lots at North Waggoner Road and McOwen Road in 2021, and now the housing developer is looking to start on the first phase of the project, called Jefferson Manor. Phase one would result in the construction of 22 single-family homes on just over 60 acres. Pulte describes the homes as "oversized" on its website, and notes that each site averages 0.8 acres. Six reserve areas measure nearly 40 acres, and the same amount of property will be kept as open space. The entire development spans more than 102 acres — more than 65% of which will be open space. Nearly 50 acres will be dedicated to parkland, to be owned and maintained by Jefferson Township. Sixteen acres of woodlands also are included in the project, as is a trail that will provide walkable connectivity between the community's two cul-de-sacs.
