Fourth St (as well as 5th Ave) is going on to need some safety improvements, since it’s only going to continue to get busier. I still don’t think my friend’s shop has reopened afyer a car ran into it last month.

Gravity has finally updated their website (thank the gods!), and it’s showing the townhomes should be available fall of this year, which I believe is updated. It also has a rendering showing a new building on the Idea Foundry gravel lot. I’ve figured for awhile now that Gravity Phase 4, whether or not it’s officially called that, will involve building out the IF property. I was just thinking, it would be a good idea too if the market owners partnered with the construction companies to offer discounts for onsite workers to the market stalls, in order to encourage them to patronize the vendors. I’d imagine, once things really rev up, it should be a fairly substantial crew. On another note, I’m really hoping once the market space has increased, we see an increase in non-prepared food vendors. Maybe an expansion of Mini Supes or another grocery-esque vendor, more local makers of things like apparel, body care, candles, etc. just to make sure it doesn’t become solely a food hall.

Following the success of section one of the Avondale Woods community off Avery Road, developer Homewood Corp. and homebuilder Trinity Homes are planning another phase of the $16 million project. The second section would consist of 27 single-family homes constructed on roughly 9 acres located north of the Langley Drive and Scartlett Lane intersection. Justin Shear, vice president of sales at Trinity Homes, said there reservations for all 27 lots. The company expects to begin construction in late spring/early summer, assuming the final development plan is approved by the Dublin Planning & Zoning Commission. The plan will be considered at a commission meeting Thursday, and approval of the final plat is on the agenda for the organization's Feb. 9 meeting. Section two homes will be similar in price and design to those included in the first phase. Price points range from $600,000 to $900,000, with the majority being two-story products. Trinity and Homewood also plan to build a third single-family housing section, as well as two multifamily sections. There are no barriers between the different housing types. The board also had questions about preserving the existing structures on the site. In addition to the Bier Stube, the 1479 N. Hight St. project would also tear down a convenience store and Chinese restaurant. Since the review was conceptual, no action was taken at the meeting. Justin Garland, vice president of business development for Buckeye, said the firm plans to return for the board's February meeting. "We heard the comments from the public and the board and we're working to come up with something more amicable for everyone," Garland told me, which could include a deal in which the Bier Stube remains open or moves.” And High and Lane: ”American Campus Communities now plans to take that six-story building down to five stories, but hadn't changed the renderings when it presented to the University Impact District Review Board meeting last week. The developer asked the board to rezone the site, but that action was tabled because the drawings didn't reflect the newest proposal. Pathfinder has nearly quintupled its workforce in the past two years, prompting the expansion of its 1207 Grandview Ave. location. Expansion of Gahanna’s Creekside District Moving Forward “Gahanna’s Creekside District, which is slated for major redevelopment, will face the demolition phase in the second half of this year—so long as everything goes according to plan. There are a number of boxes to be checked first, including public engagement, finalizing plans and reaching agreements. Construction would then follow. Four acres of property within the Creekside District, along Mill Street and North High Street, have been purchased by the Gahanna Community Improvement Corporation (CIC), a 501c4 organization that helps to facilitate economic development and initiatives city officials wish to pursue, but is separate from the city itself. Jadwin said that city leaders are still in negotiations with a potential developer. Once a deal is finalized, the company’s identity will be announced. Looks like this plan will change traffic light patterns too. From the Dispatch: “By the end of March, the city plans on changing the timing on traffic lights to slow down traffic. On some streets now, for example, the lights are timed so drivers can hit green lights one after the other at 35 mph. That will change so they can go to each light at 25 mph, Cantrell said. The city is also changing the timing of traffic lights at seven intersections. Lights will remain red in all four directions for up to seven seconds to give pedestrians a head start crossing the street, she said. Columbus: Downtown: Capitol Square Renaissance (Edwards Cos.)
I think something upscale is perfect for this location. This is going to be a pretty high profile location with the sunken plaza, (hopefully) the high line, steps away from Cap Square, near the two theatres, and hundreds of DUs within walking distance coming online over the next year or two. It’ll also be a draw to bring people to the core of downtown, either visitors in town for the convention center or inner-ring ‘burb folks wanting a “fancy” night out on the town. Now, the focus needs to be on having more retail and other attractions immediately surrounding to draw in visitors before or after their meals. The aforementioned theatres and high line, Cup o’ Joe is opening nearby at Vera, and IIRC the other Edwards tower is supposed to have ground floor retail as well should all be a good start.

Central Insurance, a property and casualty insurance carrier headquartered in Van Wert, will relocate its Central Ohio technology office from 425 Metro Place N. to 6620 Mooney St. in Dublin. The 48,322-square-foot office will span an entire block and will be situated within a mix of condos and retail stores at Dublin's Bridge Park, according to a news release. Central Insurance will create approximately 60 jobs as a result of the move. Those positions are expected to be filled by the end of 2026, adding to the agency's current workforce of 79 Dublin employees. Long-delayed multi-use path along Route 161 on Columbus' Northwest Side being reconsidered “A decade after it was first discussed, the bicycle and pedestrian shared-use path along state Route 161 between Linworth and Sawmill Road on Columbus' Northwest Side is back in play. The project now would actually be two sections. The first would run along the south side of Route 161 between Sawmill and Thompson Street in the Linworth area, a 2.1-mile stretch that will connect with planned improvements to the Rt. 161-Linworth Road intersection. Meanwhile, a sidewalk is planned for between Sawmill and Federated Boulevard on the north side of the road. The Mid-Ohio Regional Planning Commission (MORPC) has been reviewing the city of Columbus' request for federal funding to help pay for the project. The city originally requested $4.5 million for construction and right-of-way acquisition, said Thomas Graham, senior planner for MORPC. But Graham said that the regional planning agency is recommending $2.26 million for Columbus after the city reduced its request so it could get some funding, with Columbus making up the rest. The public will be able to comment on that and other projects through Feb. 8. Ideally, the property owner should pay. At the same time, though, it should be viewed as an investment, as the rehabbed properties should generate more income for the area/state.

I guess it’s not too far of a drive from where Intel and all the other action will be. “Tamarack Land” wants to annex nearly 100 acres of Bachman Farm in Madison Township into the City of Columbus in order to construct ~820 residential units at 5600 Winchester Pike. It would include a mix of townhomes, cottages, and apartment buildings, and it would feature 10 acres of dedicated park space.

Ohio regulators set public hearing for proposed solar farm on Bill Gates property “State regulators have scheduled a public hearing in Madison County on what would be one of the largest solar farms in the country on land owned mostly by Bill Gates. The Ohio Power Siting Board, the state agency that oversees new sources of power generation in the state. has set a hearing for 5 p.m. on April 11 at Jonathan Alder High School in Plain City to allow people to testify about the proposed Oak Run Solar Project. The project, being developed by Kansas City, Missouri-based renewable energy company Savion, involves an 800-megawatt solar farm, a 300-megawatt energy storage system and a 3.5 mile-long electric transmission line in Monroe, Somerford and Deercreek townships. The project would be built north of London near Plumwood.
