Columbus Metro Library Branch Projects
Here’s a look at Columbus Metropolitan Library’s new Gahanna Branch “The Columbus Metropolitan Library is nearly set to open its new 37,000-square-foot Gahanna Branch. The March 4 opening will showcase the system's 14th library, originally constructed in 1991 and renovated in 1998. The latest construction, which started in July 2021, cost $21 million. Columbus Metropolitan Library CEO Patrick Losinski said this new space includes areas for children, teens, adults, new materials, quiet reading rooms, a media center, multiple meeting rooms, individual study rooms and a drive-up window.“ https://www.bizjournals.com/columbus/news/2023/01/24/columbus-metropolitan-library-new-gahanna-branch.html

For the fabs, yes. But they are tacking on a meaning to the campus name that doesn’t make a lot of sense.

Dublin: Bridge Park / Bridge Street District Developments and News
amped91 replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionSome changes to “Indus Bridge Street,” including a reduction in size of the residential towers. Major expansion planned for Bridge Park development in Dublin “Plans submitted to the city call for adding an eight-story, 147-room hotel with ground-floor retail; a six-story office building with retail; a five-story, 800-car parking garage; and two buildings, eight- and nine-stories, that would contain a total of 169 residences. The development, dubbed Indus Bridge Street, would continue the Bridge Park street grid, but would not be done by Bridge Park's primary developers, Crawford Hoying. Instead, the Columbus hotel firm Indus Companies is proposing the expansion. "We are building and expanding upon the character that was established in the Bridge Park blocks previously, while creating a unique identity for Indus Bridge Street," Indus wrote in its proposal to the city. "One of the key features of this development is the large open space that sits at the heart of it." Indus submitted the plan to the city in the fall, but has revised the plan that is now scheduled to come before the city's planning and zoning commission on Feb. 2. Among other changes, Indus switched locations of the offices and residential buildings, and reduced the height of the two residential buildings by two stories each.” More details at the link: https://www.dispatch.com/story/business/2023/01/24/major-dublin-development-looks-to-grow-even-more/69829903007/

New Albany: Ohio One (Intel Semiconductor Facility)
The name doesn’t really make a lot of sense to me. Unless maybe it’s supposed to be a play on “Ohio Won” or something akin to “Air Force One.” Otherwise, I feel something like “One Ohio” flows better.

New Albany: Ohio One (Intel Semiconductor Facility)
It definitely looks like one. Either that, or a shorter, second office building. I guess if they do end up building the full 8-10 fabs, they may need a huge parking garage to accommodate all those workers. Or a train station to bring them all in…. ;)

New Albany: Ohio One (Intel Semiconductor Facility)
See the latest renderings of 'Ohio One': Intel's newly named semiconductor campus in New Albany “Intel Corp. has an official name for its semiconductor manufacturing campus in New Albany: Ohio One. The tech giant announced the name to mark the one-year anniversary of the $20 billion project's announcement. Intel said the name pays homage to Ohio's "long and storied history in manufacturing and its track record of producing firsts, from the Wright brothers, who grew up in Ohio and first envisioned their historic planes here, to John Glenn, the first man ever in orbit, and Neil Armstrong, the first man on the moon." "And now, Ohioans can add another first to the great state’s list –— 'Ohio One' — Intel’s first advanced semiconductor campus in the Midwest," Intel Ohio General Manager Jim Evers said in a letter posted the Intel website. "Ohio One represents a nod to the past and a look to the future of technology innovation for the Midwest and America."’ https://www.bizjournals.com/columbus/news/2023/01/23/intel-ohio-one-semiconductor-campus-new-albany.html

amped91 replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionAnyone know anything about this? Is the old Hamilton Parker site where the Chipotle building is now, or is it one of the gravel lots to the east? (In other words, is this the Chipotle apartments we already know about, or is this something new?) Auditor’s website doesn’t give an exact address, but NRI has owned the property for a few years now. The unit number given for the Chipotle apartments was ~150, this one is listed at 124.

Columbus City Council
The gun safety measures Council passed last month are back in place. Kinda surprised the Fairfield County judge ruled against the state here. Fairfield County judge denies state request to halt Columbus gun restrictions “A Fairfield County judge has denied the state of Ohio's request for a preliminary injunction to block the city of Columbus' recently enacted gun restrictions. The restrictions will go into place at midnight Saturday, according to Columbus City Attorney Zach Klein. “Today, the rule of law prevailed, and the biggest winners are the residents of Columbus who want nothing more than to take commonsense and reasonable steps to reduce the scourge of gun violence in our neighborhoods and keep our kids and communities safe," Klein said in a statement. In his decision on Friday, Fairfield County Common Pleas Judge Richard E. Berens wrote that based on four legal standards, he found it unlikely that the state would be able to prevail in the case.“ https://www.dispatch.com/story/news/local/2023/01/20/fairfield-county-judge-denies-state-request-to-halt-columbus-gun-laws/69826415007/

Columbus: Weinland Park Developments and News
Groundbreaking Planned for New, Larger Zora’s House in Weinland Park “A groundbreaking ceremony will take place on February 3 at the corner of North Fourth Street and East Eighth Avenue, in Weinland Park. Planned for the site is a new home for Zora’s House, a nonprofit organization that got its start in the neighborhood and is now working to expand its offerings. Plans for the three-story building call for a “residential incubator” – five bedrooms along with shared common spaces on the top floor that will accommodate week-long stays – as well as second floor offices and a first floor coworking space and cafe. The new building will offer about 10,000 square feet of space for the organization, a big jump from the group’s current location on Summit Street, which clocks in at about 2,000 square feet. Zora’s House was established in 2018 as the first coworking space in the city catering specifically to women of color.” https://columbusunderground.com/groundbreaking-planned-for-new-zoras-house-facility-in-weinland-park-bw1/

amped91 replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionSomeone a few pages back had posted renderings with appeared to show the apartment building only going up to Kilbourne, basically extending the length of the garage. Based on what was said when the owner of the Dahlia and BBR buildings was seeking demolition, NRI supposedly has some long term plans for the surrounding area, but, knowing them, that could be a very long time away. amped91 replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionTucked back into the nooks and crannies of HW and surrounding neighborhoods, there’s a number of properties that are parking lots and 20th century office buildings and warehouses that could be redeveloped for better land use (like we’re starting to see on Michigan Ave). But yeah, to have it all connected straight to the SN, you’d have to demo a lot of historic homes, which I wouldn’t support. If these redevs feature any retail, I feel like it would need to be more destination type, rather than being something that can rely on walk-by business.- Columbus: OSU / University Area Developments and News
amped91 replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionThought it was interesting in the planning notes, it mentioned they would be supportive of more height here if it meant first floor commercial and preservation: “Planning would support additional height beyond that which has been proposed if the proposal were to include a commercial first floor, preservation, and the other design elements requested above.”- Columbus: OSU / University Area Developments and News
amped91 replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionApparently, this scaled down version is still too much for the UD committee. What a load of 💩. Between this and the IV commission’s recent rejection of the Short North tower, I think these commissioners are just digging their own graves when it comes to their powers. Proposal rejected for Ohio State student apartments in place of church, campus bar “A campus bar frequented by Ohio State University students and Buckeyes fans has been spared a fatal blow – for now. The University Area Commission rejected a proposed 8-story student apartment complex on the northwest corner of Lane Avenue and High Street at its January meeting Wednesday night. After emphatic public commentary and lengthy discussions among commissioners, the commission voted 11-4 to send developers back to the drawing board. “It just sticks out like a sore thumb and it breaks away from what the streetscape should look like for the campus,” Commissioner Debra Gallagher said. After the vote, Sam Newman, vice president of development for American Campus Communities, told NBC4 that they planned to “evaluate the continued feedback” and come back with another version of the proposal.“ https://www.nbc4i.com/news/local-news/ohio-state-university/proposal-rejected-for-ohio-state-student-apartments-in-place-of-church-campus-bar/- Columbus: Short North Developments and News

Third Ave. was approved by the Columbus Development Commission last week. The housing is part of a larger development plan that will take up the entire block and involves renovating the existing one-story commercial building next door. The renovated building will hold the new headquarters for Roby Realty and Roby Development, the two affiliated companies behind the project. The existing building, which once held an auto repair shop, will undergo a significant transformation, including a new second floor addition. “We are hoping to have the office completed by June of this year,” said Joel Roby, Principal of both companies, adding that the goal for the townhomes is for them to be finished by the end of the year. The townhomes will be spread over two buildings, separated by an internal alley, and will each have a two-car garage. Roby said that pricing for the units will likely be in the $800,000 to $975,000 range.” https://columbusunderground.com/townhomes-and-office-building-coming-to-west-third-avenue-bw1/- Columbus: Merion Village / Southside Developments and News

NO 🤢 A second outerbelt? Intel growth forcing Ohio transportation execs to think big “The latest long-term discussion has been over the potential need for a second outer belt around Columbus, in addition to Ohio 270. Jim Roberts, chairman of the Grow Licking County infrastructure committee, said a consultant mentioned it at a recent meeting. “It’s just kind of a vague concept now," Roberts said. "It’s an idea that’s out there.” Jack Marchbanks, director of the Ohio Department of Transportation, confirmed an outer outer belt has been discussed lately, but it's not a new concept.” This little tidbit is interesting, though: ”Jared Lane, the city of Heath director of building and zoning, said the southern part of Thornwood Drive, around Beaver Run Road, has become a focus. “We’ve met with three foreign companies wanting to come to that area," Lane said. "There’s a ton of interest in that area.”’ Hmmm… https://www.dispatch.com/story/news/2023/01/19/a-second-270-intel-forcing-ohio-transportation-execs-to-think-big/69812521007/- Columbus LinkUS BRT
COTA to spend another $10.5 million on engineering for West Broad bus rapid transit line “The Central Ohio Transit Authority will be spending another $10.5 million on engineering work toward a bus rapid transit line along nine miles of West Broad Street west of Downtown. The COTA board of trustees on Wednesday approved the contract with AECOM, a Dallas-based company with Columbus offices, for this next phase of the work. A third phase will be done next year. Construction on the rapid transit line is expected to perhaps finally begin as early as 2025, said Andrew Biesterveld, COTA's chief engineer and mechanical officer. "We're near 30% design done, Biesterveld told The Dispatch. The new work will include more surveying, property appraisal and acquisition assistance for right-of-way, and public engagement.” https://www.dispatch.com/story/news/local/2023/01/18/cota-to-spend-10-5-million-for-work-on-west-broad-bus-rapid-transit/69814525007/- Grove City: Developments and News
Grove City's Beulah Park to gain new condo units, commercial building as part of $500M development's latest phase “The new townhome units, called The Strand at Beulah, are being constructed in separate two- and three-story buildings that extend along the southern border of the development near the park and a dedicated conservation area. The Strand will eventually include 66 units averaging approximately 1,500 square feet. Each unit comes with a one- or two-car garage, keyless entries, custom cabinets, granite countertops, appliances and balconies with views overlooking the park. Demand already is high for the apartments and single-family homes at Beulah Park. The 384-apartment complex is 96% occupied, a 103-unit single-family neighborhood is sold out, and the 52-unit first phase of another single-family development also is sold out. The senior living community is seeing strong demand as well, with 30 villas planned to accommodate a wait list for the property. In addition to the residential components, Beulah Park is slated for its first retail development. Dubbed The Shoppes at Beulah, the 15,000-square-foot building is being constructed at the intersection of Columbus Street and Southwest Boulevard. It will sit on 3.3 acres that are part of a larger, 12.3-acre parcel eyed for additional commercial development. It is also adjacent to the OhioHealth medical building. Prospective tenants for The Shoppes include a 4,400-square-foot restaurant, a 3,000-square-foot real estate office, a hair salon, a pizzeria and a bakery. Kelley said deals are still being finalized, so tenants could not be named at this time. However, he said announcements on a couple of those tenants are expected to be made in the near future.” https://www.bizjournals.com/columbus/news/2023/01/18/the-strand-the-shoppes-at-beulah-park-grove-city.html - Columbus: Downtown: Arena District Developments and News
