  1. I don’t think we’re getting a Q2 start to the apartments 😂 honestly, I hope phase two gets pushed back long enough for it to get redesigned to not include any surface parking. Would love to eventually see this neighborhood housing thousands, however. “Work at Astor Park is wrapping up at the BBI office building and construction is planned to start on the first phase of apartments later this year. The development is next door to Lower.com Field. Astor Park will have 440 apartments across two phases of residential buildings. Seems like of all the phases, retail would be least successful with this one lol Glad to hear there’s a possibility of future phases, however. “Construction on the fourth phase of Library Park will start at the end of the year, bringing the number of apartments there to about 400.   3. 1000%. Plus, my hope is that as land becomes more scarce downtown, we begin to see more and more of the older office towers get connected to mixed use, and the really crappy land uses sold and redeveloped (gas stations, McDonald’s, etc).
  4. Eh, tbh the 1-2 stories helps make it look less like a monolith than it being five stories up would. Which, don’t get me wrong, it still is a monolith. But that’s just the reality we’re gonna have to face until land becomes more scarce downtown. If all these get build, I kinda hope the elevated park gets expanded some too.
  5. I’ll take a dozen of these over a single Rhodes-sized tower. Only way you’re going to force taller buildings is to limit the amount of developable land downtown

Flaherty & Collins seeking final approval for new apartment building at The Peninsula “Indianapolis developer Flaherty & Collins is seeking a certificate of appropriateness from the Columbus Downtown Commission for its next apartment building at The Peninsula mixed-use development. The proposed 135-unit, seven-story building is part of the $290 million second phase of the Peninsula project, which is scheduled to start construction late this year or early next year. Flaherty, Columbus Downtown Inc., Rockbridge and Daimler Group are teaming up on the second phase of the Peninsula, as they did for the first phase. The new residential building would have about 5,100 square feet of commercial space on the ground floor and an amenity or coworking space for residents. Ohio State's Software Innovation center will have a home along Lane Avenue “Ohio State University plans another building in the prominent gateway to its innovation district – including a home for the new Center for Software Innovation. The five-story Commercialization and Entrepreneurship Center continues the deliberate mix of private businesses with OSU research in Carmenton, the university's name for the 270-acre district. The center will be sited on 1.2 acres along Lane Avenue, forming a triangle with the Energy Advancement and Innovation Center and Pelotonia Research Center, according to a proposal going before trustees this week. The software center will take the top to floors of the larger entrepreneurship building. The Commercialization and Entrepreneurship Center, about 95,000 square feet total, would have student-run and outside startups and other businesses working alongside researchers on the first three floors.   11. Looks like all four of these units have either sold or are in contract now, all just under half a million. I wonder if that means we’ll see the rest of the parking lot get built up with townhomes now? I forget, were these units from Edwards?
  12. I remember seeing the SO neighborhood group considering a demo request a month or so ago for that building. Also, the phone shop has since shut down
  13. Based on what I can see, it went from the 15 story with 219 units and 504 beds (an even earlier version had more parking and fewer units/beds) down to 184 units and 452 beds.

Apparently this shrunk a couple stories, and the underground parking was nixed: OSU-area plan would replace Bier Stube with nation's second-tallest wood-framed building “Harbor Bay's plans were approved Wednesday by the University Area Commission after the company agreed to make changes to the plan, including reducing the height from 15 stories. Harbor Bay is partnering on the project with Marker, a Philadelphia-based student housing company, and the Mollica and Ryan families, who own the Bier Stube site. Harbor Bay's plan calls for a first-floor "podium" level of traditional steel and concrete topped by 12 floors built of wood. The building would include 184 apartments, ranging from studios to four-bedroom units, for a total 452 bedrooms. Like other student housing complexes, the units would be rented by the bedroom. Harbor Bay estimates that 90% of tenants would be students. In addition to allowing the height, the University Area Commission granted a variance that allows no parking in the building, instead of the 276 spaces current zoning code requires. Harbor Bay's proposal notes that residents would have access to a surface parking lot on West 9th Avenue and a parking garage on East 9th Avenue, which Harbor Bay says are underused. "To include no parking is just totally irresponsible," said Seth Golding, zoning chairman of the University Area Commission.   16. I was shocked they didn’t go ahead and do the conversion while the renovation was going on. Glad it might be happening now.
  17. The existing structure was featured twice in the presentation. But I agree that it should be incorporated in some way. I don’t really care if this doesn’t specifically contain retail, but the existing businesses should be given assistance with filling surrounding vacant retail spots, which I’m sure come with a much higher rent.

  21. I’m super excited for the Riewald project to get going. It’s right next to me, and I think it’ll help to bring a lot more life to Spring St. Next, the city needs to work on making Spring safer. I doubt they’re anywhere close to making it two way, but at least widen the sidewalks, protected bike lane and better pedestrian crossings would be a start. It’s so dangerous rn.
