You could get the same amount of units with just a small fraction of the land use. I know a place like Easton is a big jobs center, so we need more housing close to it, but still.

The structural engineer of record and an additional third-party engineer examined the cracks, which were found Monday morning and prompted the university to halt steel work on the $1.79 billion tower at its Wexner Medical Center. Ohio State spokesman Ben Johnson said Friday that the cracking was a result of a compression issue on one concrete column, and the problem appears to be isolated to a single column. There are more than 150 other concrete or steel columns on that level of the building, Johnson said. Johnson said the cracks will be fixed by reinforcing the impacted concrete column. A couple updates on LinkUS: COTA moving ahead with design of rapid bus routes for Dublin and elsewhere “The Central Ohio Transit Authority is moving ahead with the design of several new rapid bus routes, even though a plan to ask the public to fund new transit options in central Ohio is on hold,. The agency this week unveiled the route that will anchor the LinkUs initiative, a wide-ranging project intended to connect Columbus and its suburbs using a range of transportation options. The so-called Northwest Corridor — a fast-moving bus line — will start Downtown and make its way to Dublin via Olentangy River Road. “We’re trying to get things queued up and ready,” said Kim Sharp, senior development director for COTA. New report on our growth as a tech hub, including a look at the Google data center on S High and Rathmell. Columbus among nation's top 10 data center regions, report shows “The Columbus area is adding data centers so fast that it now has become one of the top 10 regions in the country for them. A new report finds that data center space increased 146% over the past 10 years in central Ohio. The 1.9 million square feet of space added here between 2012 and 2021 trailed only Washington, D.C., and Dallas over that period, according to the report from 42Floors, a commercial real estate listing service. The region now has 4.6 million square feet of space for data centers, ranking ninth among the country's metro areas. Washington, D.C., is No. 1 with 25.5 million square and Dallas is second with 14 million square feet. Columbus is behind only Chicago and Omaha, Nebraska, in data center space in the Midwest, and has added more space than both of those metro areas over the last decade. Baxtel's site shows Columbus has 40 data centers to 21 for Cleveland and 16 for Cincinnati. Update on this one: Crescent at Central Park receives blessing from Gahanna “Crescent at Central Park, a mixed-use development with nearly 300 housing units, has been given the green light by Gahanna City Council. On Nov. 21, City Council approved the development on more than 41 acres located to the southeast of and adjacent to the Interstate 270 and Hamilton Road interchange. The revised agreement calls for 296 units of housing, compared to 240 in the original agreement, 10% of which is guaranteed to be at 80% of the area median income, and an additional 10% is guaranteed to be at 100% of the area median income. A few residential proposals I don’t believe had been announced before: 1. HG Property Holdings proposing 41 units at 5869 Cleveland Ave on 3.3 acres in Northland. 2. Bob Weiler proposing 192 units at 1895 Stelzer on 9.9 acres in the Northeast Area. 3. Metro Development proposing 136 units at 1555 McNaughten on 7.9 acres in the Far East Area.

Apparently the last couple of buildings on the site are planned to come down in the next 18 months, and planning is still underway for the hotel and parking garage portion. Temporary Park Planned for High Street Across from OSU “The proposed park would occupy a block where another office and retail building was planned, although now it appears as if it will be a least a couple of years before anything is built on the site; hence the idea to transform it into a usable public space with seating, public art and a food truck plaza. That was the message delivered to the review board Monday night by a group of City and Regional Planning students – they had been tasked with coming up with ideas for the site by Campus Partners, the OSU-affiliated nonprofit that has headed up the 15th and High project. Apart from the 14th and High parcel, there is one other large piece of the 15th and High district that has yet to be built. A hotel and parking garage have long been planned for the area due west of University Square, a site that was cleared and fenced off years ago but has only been used for material storage by construction crews working on the other buildings. Delaware County District Library officials, who are now targeting an early-2023 grand opening, are as eager as prospective patrons to see the new library’s doors open. “It’s very exciting and something to really look forward to,” said new DCDL Director Bryan Howard, who succeeded retired director George Needham earlier this fall. “I can’t wait to see the community in the building, using the facility.” Located at the corner of Home and Steitz roads in the Middlebury Crossing development, the new branch is to be a three-floor, 42,000-square-foot library on a 3.7-acre site. This isn’t a redevelopment I was expecting to see. I wonder if the Glass Axis will be relocating, or staying on the ground floor? Looks like ~63 units including the townhomes. I’m not a fan of the parking in the back either, but it still seems to be a pretty good reduction overall in surface lot parking. Between this and their Broad St project, it looks like Marker is also planning on going all in on Franklinton.

A bit more on the Rockford homes, per the Dispatch: More than 20 single-family homes being built on land bank lots in Columbus, area townships “Rockford Homes is building 21 single-family homes on Franklin County land bank lots in Columbus and two Franklin County townships, with prices starting at $190,000. The Central Ohio Community Land Trust, a subsidiary of the Franklin County Land Bank, recently entered into an agreement with the builder for the construction of seven houses in Milo-Grogan, and three in Weinland Park, both Columbus neighborhoods, plus six houses in Mifflin Township and five in Clinton Township. The houses should be finished by summer 2023. In the Milo-Grogan neighborhood, there are three homes each on East Starr Avenue and on East 3rd Avenue, and one is on East 4th Avenue, all between Cleveland Avenue and Interstate 71. Foundations have been built on East 3rd and East Starr avenues. Travis Foster, an East Starr Avenue homeowner, said more homes means more people, which will bring more attention to the neighborhood. He cited nearby Ohio Brewing Company on East 2nd Avenue on the west side of Cleveland Avenue, as one of the amenities within walking distance. "It's always good to see land get developed," said Foster, 23, who bought his house in July 2021. The two prior phases are in various stages of construction. The three-story first phase called The Charles at Riggins Run opened in 2018 with 318 units, a rock climbing tower and golf simulator. The second phase, The Kensington at Riggins Run, is under construction now, with 324 units. A luxury indoor pool is the main amenity in the second building. Weiler Co. and DC Building Co. plan to eventually start a fourth phases of apartments, with each building having access to the amenities in the other buildings, Ruma said. Now, the developers plan to build a third mixed-use building, with 42,000 square feet of retail space on the ground floor and 364 apartments on the upper three floors. The site is behind the UDF. Ruma said restaurants likely will fill the retail space in the building. The final phase of apartments will be a building with 273 units. The medical center has postponed a previously planned ceremony to mark the installation of the final structural beams on the new inpatient hospital. Columbus home sales slow compared to 2021, but Central Ohio remains a hot housing market “Columbus remains a hot housing market, ranked No. 5 in the Realtor.com list of hottest housing markets nationwide, despite homes spending more time on the market. Still, houses were on the market for an average of 21 days in October, compared to 15 days in the same month in 2021, according to Columbus Realtors data. Some of the hottest suburbs last month – based on days on the market– were Bexley and Gahanna at 10 days, Grandview Heights at 12 days and Westerville and Upper Arlington at 13 days.
