Columbus: OSU Medical Center Expansion
amped91 replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionOhio State Wexner Medical hospital tower set to grow to $1.9B project “Finishing interior construction of 120 rooms initially planned as "shell" structures will avoid disrupting patient care once the new University Hospital opens in 2026, administrators said in a request before trustees. The request adds $85 million to the $1.8 billion design and construction cost for the 820-bed hospital. It does not include furnishings or equipment, however. An additional 78 rooms were originally planned for structural completion but not furnishing, so the tower is expected to open with 622 beds at first. Medical center trustees unanimously approved the addition Tuesday; the full university board takes it up on Thursday. A "topping off" ceremony is set for next week, when the final iron beam is put in place on the 27th floor. The 1.9-million-square foot building is the largest single building project in OSU history. Preparatory projects before construction started in 2020 bring the entire cost to $2.1 billion“ https://www.bizjournals.com/columbus/news/2022/11/16/ohio-state-wexner-medical-tower-more-beds.html

MasTec was brought on in mid-October, OSU spokesman Dan Hedman told Columbus Business First. When complete, the nearly $300 million, 105-megawatt combined heat and power plant is expected to substantially cut the university's carbon emissions, according to OSU. Columbus: Merion Village / Southside Developments and News
I’ll have to do more digging, but I believe this includes the proposals on both the north and south sides of Fornoff. The south side is vacant and the north is currently the site of the Rice Bowl restaurant. Just to the north on High is the planned 1000+ unit Steelton Village development, and to the south is the 200+ unit affordable development from LDG near Lowe’s. Hopefully is S High continues to densify, we’ll see improvements to make the road less of a monster. A BRT line would be good too. Cleveland-based developer NRP Group, Community Development for All People to bring 245-units to Columbus' south side “Cleveland-based NRP Group and Columbus-based Community Development for All People are planning to develop 245 units on Columbus' south side. Scott Skinner, vice president of development for NRP Group, said the development at 103 Fornoff Road will have 245 units and a SproutFive daycare on the ground floor. Skinner said the developers hope to break ground at the end of 2023. These units will be held at 30% to 80% of the area median income. Aside from the planned daycare, amenities at the development will include a playground and fitness center. "As we continue to see growth on the south side, we're excited to put this much affordable housing in the neighborhood," Skinner said.” https://www.bizjournals.com/columbus/news/2022/11/15/nrp-group.html

Columbus: Affordable Housing Developments and News
An article from CBF on where some of that bond money will go: The Columbus affordable housing bond passed. Here's what that means for the organization slated to receive $50M. “Williams said COCIC and the Central Ohio Community Land Trust, an extension of COCIC, are planning to branch into building duplexes in the new year. "We want to find less expensive ways to build, especially for first time homebuyers, and duplexes seem to fill that gap," Williams said. "With duplexes we can create more home ownership." Meanwhile, the land trust has entered into a general construction agreement with Rockford Homes to construct 21 single-family residential homes around Columbus. Pre-development work is already underway, with construction expected to start in the fourth quarter of this year. This partnership includes seven homes in Milo-Grogan, three homes in Weinland Park, six homes in Mifflin Township and five homes in Clinton Township. The entire project is expected to be completed by summer 2023.” https://www.bizjournals.com/columbus/news/2022/11/14/cocic-affordable-housing-bond-investment.html And from their interview with Mayor Ginther: How will you decide which projects get affordable housing bond dollars? Our hope is to be doing this in partnership with the region through that Central Ohio Regional Housing Collaborative. Obviously the units would have to be inside the city of Columbus to get the bond proceeds, but my hope is that the Regional Housing Collaborative will help to inform where we invest and how we align in a strategic way for maximum impact. I saw there is a line in the newly proposed budgetfor adding staff to help with the city's housing strategy. Can you share what those people would be doing? It would be the staff to help us make this Regional Housing Collaborative work and staff it appropriately, as well as our ability to do more in the way of partnerships with other suburban, exurban and townships around affordable housing. https://www.bizjournals.com/columbus/news/2022/11/14/mayor-andrew-ginther-shares-columbus-housing-plan.html

CBF has the project’s name and an update on the timeline: Community Development for All People adding up to 70 units of senior housing on Columbus' south side “The project has been dubbed Peyton Crossing, in honor of Henderson's grandfather. The Development Commission considered the project Thursday evening. The project will go before Columbus City Council in December or January, Henderson said. Community Development for All People will apply for a Low Income Housing Tax Credit. If awarded the competitive tax credit, construction on the project could start in early 2024. This is the first senior project Community Development for All People has worked on since 2017, Henderson said. "We envision a mixed-income community where everyone can have opportunities, and we think housing is a vital part of that," Henderson said. "Columbus is growing and we have to do a better job of providing housing for people of all incomes."’ https://www.bizjournals.com/columbus/news/2022/11/14/community-development-for-all-people.html

Yeah, it surprised me too. I still think it’ll be either her or Hardin running for mayor once Ginther decides to step down. (Are there mayoral term limits here?)

Looks like Gravity found a tenant for its large retail space in Phase One. I was hoping this space would land a restaurant, but Columbus loves its beauty salons 🤷🏼♂️ I believe this will be the first Central Ohio location for Image.

Weekly recycling pickup 😃 Columbus Mayor Andrew J. Ginther previews 2023 budget ”Starting in the summer of 2023, curbside recycling pickup will move to weekly, just like trash collection, under a $6 million expansion of the privately contracted program, one of the changes announced Thursday by Mayor Andrew J. Ginther as he unveiled his 2023 proposed budget. Other initiatives in the plan highlighted by Ginther are: Over $2.3 million for summer, after-school and job-readiness programming to keep Columbus’ youth safe and engaged; $3.1 million for operating expenses at the Hilltop Early Learning Center; Additional staff to support the Columbus Housing Strategy; $10 million in Human Services Grants for social services organizations that provide support for vulnerable residents and neighborhoods. More than $2.1 million to reduce illegal dumping by expanding refuse collection to include hot-spot inspections; opening two convenience centers for residents to properly dispose of hard-to-recycle items, food and yard waste, hazardous waste and bulk items; and hiring more drivers for refuse trucks; Expected balance of $95.2 million in the city’s rainy day fund by the end of 2023, about 8.3% of the city’s general fund budget, and up from $87.9 million at the end of 2021. About $2.57 million of that growth is from interest earnings.” https://www.dispatch.com/story/news/local/2022/11/10/mayors-budget-includes-6-million-for-expanded-curbside-recycling/69637270007/

amped91 replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionMore on that demolition. Not sure I buy that it was beyond saving, but, then again, I didn’t know the apartments existed until @futuremanposted about the demo 😅 Historic Apartments Near Grandview Demolished “The Windsor Arms, a three-story apartment complex built in 1926, is in the process of being demolished. Located at 1485 W. Third Ave. and owned by a company associated with the Wagenbrenner family (Wagbros Company 124 LTD), the two-building complex had structural issues that couldn’t be resolved, according to Jeff Wagenbrenner, the Principal/Owner of Wagenbrenner Real Estate. “The building, while aesthetically pleasing, had outlived its useful life,” Wagenbrenner said. “In 2019 we made structural modifications to ensure our resident’s safety, but the building really started showing its age.” “Historically, we’ve tried to rehab buildings – especially ones of this vintage – but it just wasn’t possible in this case,” he added, explaining that the last residents moved out of the complex in 2021.” https://columbusunderground.com/historic-apartments-near-grandview-demolished-bw1/

Hilliard: Developments and News
City OKs proposal for $100 million mixed-use TruePointe development “Construction of a $100 million mixed-use development on the west side of Trueman Boulevard, south of Davidson Road, can begin after the Hilliard Planning and Zoning Commission on Nov. 10 recommended approval of the final development plan for TruePointe. “(TruePointe) is an impressive development and will be a unique development for Hilliard with many new businesses and upscale residential properties and retail spaces,” commission member Bill Uttley said after the commission’s 6-0 decision to recommend approval of the final development plan. But one final step remains. The project cannot advance without some mode of public funding, likely in the form of a tax increment financing district, or TIF, said Steve Wathen, CEO of Equity.” https://www.dispatch.com/story/news/local/communities/hilliard/2022/11/11/city-oks-proposal-for-100-million-mixed-use-truepointe-development/

amped91 replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionToo bad there’s so much asphalt, but still glad to see more affordable housing built. I like that a memorial is included too. “More than 100 units and $48 million in investment are coming to west Columbus, taking over the site of a deadly apartment fire nearly two decades ago. Prairie Village, which will have 20 condos and 99 apartments developed by First Global Investments and a senior living community from affordable housing developer Woda Cooper, will start construction early next year. There will also be 32,000 square feet of commercial space included in the project, located at 4436 Westport Road in Columbus. Woda Cooper is building 60 units for seniors that will be held for those at 30% to 80% of the area median income, said Jonathan McKay, vice president of development for Woda Cooper. This development, dubbed Dunbury Greene, is already underway at 4478 West Port Road and should welcome residents in the summer of 2023. Abdoul Shmohamed, principal at First Global Investments, was a first responder to the fire, so this development is personal to him. Shmohamed said he plans to put a memorial to the people who died in the fire somewhere in the development.“ https://www.bizjournals.com/columbus/news/2022/11/11/prairie-village-west-columbus-apartments.html

The way I understand it is that Columbus City pays for the land and the building, and then Franklin County pays the city back in lease payments. If someone else has a better understanding of the agreement, though, I’d love to hear their explanation.

It does. Wonder how much the county will be kicking in too? Just the $219 is only about $45 shy of what the Hilton tower cost, according to CBF. Hoping the new courthouse has some decent height too.
