  1. It’s super surprising to me there’s not even been some sort of proposal, attempt to open a new business there, anything. It’s been over five years since the Family Dollar closed, and nothing. Very weird.

  4. I go 670 WB from 71 for my morning commute, and I really like the view that gives. You got the industrial vibes from Kroger and Abbott, then a good view of all the towers as well—especially a good view of the new Hilton. Plus I like that you can see the tower cranes for OSU, Parkside, and the Edwards Tower.
  5. That’s what really struck me too. Like, I knew they owned a good chunk of land, but that graphic really puts it into perspective. It’s about time NRI decides to 💩 or get off the toilet 🧐. Leaving all those buildings to deteriorate is holding that stretch of Franklinton back. I’ve said it before, but I really hope Kaufman is able to buy at least a chunk of that land for future phases of Gravity. Also notable from the article, it’s mentioned that R&R 2.0 is slated to start construction next year. It’s been awhile since we’ve heard anything on that one.

Front Street Bridge in Downtown Columbus to close “The Front Street Bridge spanning Interstates 70/71 in Downtown Columbus will close for more than two years starting Saturday as crews build a replacement. The construction, part of the 70/71 Downtown Ramp Up project, is expected to conclude in the spring of 2025, a year before the overall project is scheduled to be completed, according to the Ohio Department of Transportation. The route is the major access between the Brewery District and Downtown, forcing thousands of travelers to find an alternate route. Plans for Hickory Creek 'patio home community' move forward in Grove City “Eighty-one single-family ranch homes and patio condominiums designed with empty nesters in mind likely will be built along Grove City’s western edge. Pulte Homes of Ohio’s Hickory Creek “patio home community” would be built on 35 acres north of Orders Road and west of Southern Grove Drive. Grove City Council on Oct. 17 approved the necessary rezoning and development plan, and once the development’s construction-level plans are approved, construction may begin.   9. A few renderings of some of the retail/restaurant space in Steelton Village, where an existing warehouse will be repurposed. It shows Honest Friend Brewing, which is supposed to open next year. This is on the east side of S High, the side where the Fort is, and where City Winery will soon open. I believe the west side, where the residential and more commercial are planned, had its first zoning hearing with SSAC this week.

I was guessing it’s probably just for the sewer tunnel project, but I can’t find anything on it 🤷🏼‍♂️ Unrelated, but I found this project on next month’s meeting agenda for the development commission and figured I’d share it here: Construction of 14 new SFHs plus a 37 unit apartment building at 2937 Courtright Rd in the Mid East Area.

I will have to double-check with him, but I’m pretty sure this is the project my friend is working on: Steiner + Associates propose mixed-use 'hamlet' development in New Albany “Nona Master Development LLC, which is tied to Columbus real estate development and master planning company Steiner + Associates, has submitted a rezoning request to the city for a project called The Hamlet at Sugar Run. The 32.6-acre site is located at the southwest and southeast corners of New Albany-Condit and Central College roads. True to the name, this project is billed as a "truly unique" mixed-use community combining live, work and play opportunities in a single, pedestrian-friendly environment, according to a development plan submitted to the city of New Albany. The vision for The Hamlet includes commercial space, a civic green and residential developments that will be divided into five subareas.   15. 😢 Front & Fulton mixed-use development near downtown Columbus delayed for at least a year “The Front & Fulton project in Columbus' Brewery District appears to be delayed. In August 2021, the development team behind the project told Business First that they were readying for tenants and that the project would wrap up by late 2023. At that time, the developers said the projected cost was about $70 million. Now, the total project cost is $113.7 million, according to an application for a state tax credit. The developers are requesting a $9.3 million transformational mixed-use development (TMUD) tax credit. The project now is planned to start in March 2023 and wrap up in March 2025, according to the latest TMUD application. According to the TMUD application, all the buildings are structurally sound, but require complete restoration of the exterior masonry, window replacement and interior demolition. The project touts apartments, offices, commercial retail space, outdoor gathering space and more.   16. Ugh, during college I would sub for the Hilliard post office, and on the rare occasion I had to sub on the route that contained Rome Hilliard, my anxiety level would be through the roof once I would get to the mounted boxes 😬

Just knowing that there are plans in place and a push for further development in those areas. Tbh, I still don’t anticipate anything taller than 6 stories in the AD lots, but something good can still be done. I can’t remember if I’ve said it here before, but I would love to see something like the streets immediately surrounding Seattle’s Pike Place Market done here, with dozens of outdoor vendors, patios and retail lining the streets. I think the Vine and Spruce area would be great for that.

  19. I’m going to guess it’ll be a covered first floor parking situation. But I have no clue. I hope this will lead to the old Dragon One space being redeveloped soon too. ^Scratch that. Unfortunately, it looks like it preserves a significant amount of surface parking. @jonoh81posted last month about the Garfield Ave part of the development. The engineering comments then stated that the mixed use building would be six stories.
  20. The only thing I’ve heard so far is the current plan is to move at least four floors’ operations over to the new tower (then renovate and backfill the vacated space). Beyond that, I don’t know.

  22. Speaking of OH, I’m beginning to hear some rumblings about a new hospital tower being planned on one of the parking lots at RMH within the next five years. Nothing official, but there’s currently plenty of renovations and new programs being launched in the current buildings. OhioHealth joint venture plans neuro transitional rehabilitation center in Dublin “Two major players in the medical space are planning a new project in Dublin. Columbus-based OhioHealth and Pennsylvania-based healthcare company Select Medical have submitted plans to the city of Dublin for a neuro transitional rehabilitation center at 6640 Perimeter Dr. The one-story building would measure 14,400 square feet and sit on just under 2 acres at the intersection of Perimeter and Hospital drives. The site is surrounded by a mix of commercial buildings occupied by surgery centers, physician offices and other types of medical businesses, as well as retailers and restaurants. It is also a quarter-mile away from OhioHealth Dublin Methodist Hospital. "Having such close proximity to an acute care hospital with the capabilities of Dublin Methodist is pivotal to the quality of care provided to patients," a conditional use statement submitted to the city says. "Patients require medical appointments with specialists based in an acute care hospital.   24. I can’t find anything else on it yet, but this looks like it could be promising. I believe it’s the parking lot across from AWOL on Parsons. Looks like RiverWest is behind it.
