When I was down there yesterday it didn’t look like any work had started on the apartments, but the article claims work has started, with construction on the office building starting next month. BBI Logistics details expansion plans ahead of move to Astor Park, near Lower.com Field “Fast-growing BBI Logistics plans to more than double its office footprint as it moves from a nearly 50,000-square-foot space at 80 E. Rich St. to a 120,000-square-foot space at the new Astor Park office building. Plans for the move were revealed in Columbus City Council documents this summer, but officials shared more details during a media event Tuesday morning. BBI will make the move in the second quarter of 2024. The office building will include about 17,000 square feet of retail space on the ground floor, which will be managed by Pizzuti. Bosse said there will be a roughly 10,000-square-foot gym in the building for use by BBI and residents of Astor Park. BBI will have its own lobby and secure entrance to the offices on the second through fifth floors, he said. Pizzuti will break ground on the office building in the next month, Bosse said. The developer has already started work on the apartment building. Indianapolis homebuilder Onyx+East expanding to Columbus suburbs “Onyx+East announced last week it would invest $200 million in these Central Ohio projects as well as others. The homebuilder plans to build 25 rental homes in Upper Arlington and 121 in Lewis Center. Construction is scheduled to start early next year, according to a media release. The Lewis Center community will include a dog park, playground and walking trails. Dietrich said the $200 million investment includes the communities in Upper Arlington and Lewis Center as well as some other area projects that have not been announced yet. More libraries are a good thing 👍🏼 Columbus Metropolitan Library to update facilities plan in light of Intel, population growth expectations “CEO Patrick Losinski said the organization will spend the next several months working on an updated long-range plan that will take the institution through 2040 and identify both new buildings and renovation projects across the system. The library system also plans to eventually ask Franklin County voters again for a tax levy increase in order to help fund its growth. In 2019, the library finished phase one of its aggressive building plan, spending $137 million to renovate or build new branches in 10 communities, from Driving Park to Dublin, representing slightly less than half of its 23 locations. Meanwhile, the library continues phase two of its transformational building program, which will result in nearly $80 million in additional investments. It recently had a wall-breaking ceremony for its new Reynoldsburg branch. The Gahanna branch is expected to open in 2023. A branch in the Hilltop neighborhood opened last fall. You have basically all the underground stuff, and then it takes a while to build that up. So that'll probably be closer toward the end of '23 to '24. The city would get about 26 acres for park space. - Also in the Greater South East Area, “Addison Properties LLC” wants ~72 acres annexed into the city from Madison Township. The plan would be to develop the vacant land with 532 units, 17,000 sqft of commercial space, and amenity space. The residential units would consist of 133 SFHs, 288 apartments, and 111 townhomes. - In the Hayden Run area near Dublin, Metro Development wants to construct another phase of their Gage Crossing apartment community on vacant land at 5314 Avery. It would consist of 72 units in three three-story buildings. It would also include 18 garage spaces. - Capitol City Baptist Church owns ~6 acres in Blendon Township in the Northland area at 5470 Hildebrand that would be annexed into the city and developed into multi family units. The development would consist of 96 apartments spread across four three-story buildings with 18 garage spaces and amenity space. Currently, the land is vacant and sits adjacent to the church. Don Kenney Jr, who has developed multiple properties in the area, is listed as the applicant. - In the Far North Area, “Campus View Endeavors LLC” wants to demolish the building at 400 E Campus View and redevelop the site with 501 apartment units. It would include 40 garage spaces, a 10,000sqft amenity deck, park space, and plenty of surface lot parking spaces.

Now the project is facing another delay, as the University Area Commission Zoning Committee tabled it this week. The developer said this week it could construct a seven-story, 573-bed project without requesting any variances, but neighborhood officials previously told the developer that they were not in favor of that design. Aldi Planned for Fifth Avenue Spot as Part of New Development “An Aldi grocery store could be headed to the Fifth by Northwest neighborhood. The new store would be located at the southwest corner of West Fifth Avenue and Edgehill Road, the current site of several buildings owned by Goodwill Columbus that contain the organization’s headquarters, an art gallery and other operations. Plans call for the 20,000-square-foot Aldi to be built close to the street, with a parking lot behind it. Directly to the south of the parking lot, a five-story, 250-unit apartment building is planned. Parking for the apartments would be provided in an attached, 250-space parking garage. NCC's development committee OKs request for new apartments “A developer has proposed building 132 units on 6 acres, or less than 22 dwelling units per acre in the Robinwood Corporate Center in Northland. Officials at the center revised an application for a rezoning at 6455 Presidential Gtwy. from LC2 to AR1, the latter to allow a multifamily development. The applicant also submitted a companion council variance application to reduce the parking setback from Presidential Gateway, the information said. Each request is to go to the city of Columbus for approval. Tbh, I’m hella surprised that we’re hearing anything else about this project, considering who’s behind it. I’m still not holding my breath for it to actually happen, and I think the proposal still needs some work if it does, but it would definitely be a big boost to that section of Franklinton. Cooper Stadium Proposal Lands Approval “The Columbus Development Commission voted last night to approve the latest plan to redevelop the former Cooper Stadium site. Attorney Jeff Brown gave a brief presentation on the proposal before the board voted unanimously to approve a rezoning for the 47-acre site, which is located at at 1215 W. Mound St. The project will head next to City Council. The plan, which was approved by the Southwest Area Commission earlier this year, calls for two mixed-use buildings on the west side of the site, apartments along the site’s southern boundary, two retail buildings along Mound Street, and a large warehouse that would be separated from the rest of the site and accessed from Mt. Calvary Avenue. The site is currently zoned Manufacturing, and would require a rezoning. The project is dubbed Peyton Place. Directly across the street from this proposed project is the recently built Jenkins Lofts, another affordable housing project.

Interestingly, Turner Construction is also filing a request to continue to use the NCH lot I mentioned above as temporary parking. 1. This project first proposed in 2019 has been reworked a bit. It’s down to three townhomes, each with a two car garage. If approved, it will replace what is currently a surface parking lot that serves the existing 15-unit building fronting Sherman. 2. Developer wants to split a vacant lot to build four new SFHs at 334 Woodland in the Woodland Park neighborhood. 3. Developer seeking to convert this vacant church building into a two unit dwelling at 1404 Granville in the King Lincoln neighborhood. 4. Developer wanting to build a four unit building consisting of two one-beds and two two-beds on a currently vacant lot at 1442 Franklin.

Without requiring a ton of demo, anyway. Would love to see something get done with this large lot: and you could go pretty tall there, but I don’t see NCH doing anything except medical buildings with it. The mixed-use project, now called Jaeger Square, will be located where Schumacher Place, German Village and Merion Village meet. The project, at 280 E. Whittier St., got the city's official sign-off in July 2021 and is expected to be completed in 2024. The project faced pushback at every step of the approval process. Neighborhood residents said they felt the building was too big for the site. Some opponents compared the proposed development to a whale. Leibowitz said the developer is still working out the overall project's construction timeline and logistics, both with the different parts of the development on the site and neighboring developments. Things could get quite busy in the area; next door, work is underway on the $41 million tower that's being added to the Westminster-Thurber Community. But with the commercial leases signed, he said, Casto's multifamily division will soon get to work on the Thurber Village project's apartments. The project will also include 77 parking spots in a surface parking lot between the commercial buildings, plus a parking garage with 307 spots and additional dedicated retail spaces. Leibowitz said the redevelopment will "urbanize" the site, by bringing a pedestrian-friendly neighborhood grocery store to the neighborhood and creating a more appealing overall look. "When you drive by now, it is set far back from the road, they have surface parking," Leibowitz said.
