CBF with a little more info: Rogue Fitness connected to plans for apartments, commercial space on Cleveland Avenue in Milo-Grogan “A group of entities tied to Rogue Fitness are working to build a mixed-use building on Cleveland Avenue in Milo-Grogan. The proposed plans include a five-story building with 90 apartments, 3,600 square feet of commercial space and a 274-square-foot patio. When Columbus City Council comes back into session on Sept. 12, the zoning committee will consider a variance for the 986 Cleveland Ave. site. Tony Celebrezze III, assistant director of the building and zoning services department, said the July 2021 ordinance rezoned the site, but after further planning, the applicants couldn't make some elements work so they're now asking for a variance. Lucky's Market joining Casto's Neil Avenue development “Lucky's Market, a family-owned independent grocer, will anchor the Casto redevelopment of the Thurber Village shopping center on Neil Avenue. “Our family has been in the grocery business in Northeast Ohio since 1930. As Buckeye alumni and former Columbus residents, we know and love the area," Aaron Saltzman, vice president of Lucky’s Market, said in a media release. Lucky's will occupy the 21,000-square-foot commercial building at the corner of Neil and Collins avenues. “We are thrilled to have Lucky’s Market join this exciting project,” Eric Leibowitz, vice president of development and leasing at Casto, said in the release. Development team going before the Historic Resources Commission for approval to demolish more recent additions to the complex as well as the surrounding asphalt, so we should start to see some sort of movement on site before too much longer.

Huge news for Downtown: Was just recently wondering when/if we were going to hear about the redev. I think the actual look of the tower can use some work, but everything else about it I love. Quadruples the height of the previous building, gets rid of more surface parking spaces, should serve as a good bridge between Downtown Columbus and German Village (especially after the Third St bridge cap is done, will feature wraparound services including childcare, and it’s a truly mixed-income tower. I guess we’re getting our wish for more big dev news 😂 Now I just hope COTA can do something at least as good, if not better, at their Greyhound site a few blocks north. United Way of Central Ohio's downtown Columbus HQ to be redeveloped by The Community Builders, Columbus Metropolitan Housing Authority “The United Way of Central Ohio has selected the Columbus Metropolitan Housing Authority and a national nonprofit developer to purchase and transform its downtown headquarters. Boston-based The Community Builders and CMHA will buy the site on South 3rd Street for $4 million. They plan to build a 12-story mixed-use project, dubbed AspireColumbus, that will include 135 apartments at various rates and about 30,000 square feet of commercial space. The project is expected to cost $70 million to build, with an expected completion date of late 2025 or early 2026, according to CMHA. Arch City Development's Clintonville apartment complex moving forward “After years of attempts, a used car lot in Clintonville is one step closer to welcoming a new apartment complex. The Clintonville Area Commission on Thursday approved a five-story apartment building on High Street from Arch City Development. The developer hopes to go before Columbus City Council by November and break ground on the project in the first half of 2023. There would be a surface lot with 28 spaces to serve the building. Based on previous comments from the public and the commission on the earlier versions of the project, Higgins got a traffic and parking study done by EP Ferris, which found there was enough alternative parking around the building. "We are engaging in an economic risk by not having a parking spot for every unit. But we'll bear the success or failure of that," Higgins said. "I really think Clintonville is a community you can live without a car in. There are no immediate plans to build on the site, according to OSU, although documents dating back to 2017’s Framework 2.0 plan have called for the area to be developed into an Athletics District, a process that is already well underway. A map posted to the Athletic Department websiteshows that the land where the remaining Buckeye Village apartment buildings sit will be turned into multi-purpose fields. The precise cost estimate for the tower alone awaits design and the state of supply and labor costs more than a year from now, she told Columbus Business First. Depending on space needs articulated in the design, the tower might need more than 12 stories. Meh… More than 200 homes to be built in Jerome Village ... all for rent “A Columbus developer is planning to build 230 homes to be rented out, in what is expected to be the largest "build-to-rent" development of single-family homes in central Ohio. The company, Coastal Ridge Real Estate, plans to build the homes in the high-end Jerome Village neighborhood in Union County, suggesting that demand for rental homes is economically widespread. The development will feature Coastal Ridge's "Stillwell" line of homes, which the company launched this year in Sarasota, Florida, and Round Rock, Texas. The homes will range from 700 square feet to 1,300 square feet. Called Stillwell Jerome, the development will feature one-, two-, and three-bedroom homes with first-floor private entries and individual backyards. Except for the smallest homes, which will be duplexes, the homes will be detached. Rents have not been announced, but "will be in line with market rents for the area," said Coastal Ridge Co-founder and Managing Partner Andy Lallathin. Columbus developer Elford buying Goodwill's Grandview-area HQ “Goodwill Columbus plans to sell its headquarters to Elford Development. Ryan Burgess, CEO of Goodwill Columbus, confirmed that the nonprofit is in contract to sell the entire Edgehill Road campus to Columbus-based Elford, who plans to redevelop the Grandview-area site. Elford did not immediately respond to a request for comment, but its plans for the site are on the Columbus Development Commission's Sept. 8 agenda. Applicant Sea Beach Capital LLC, of California, wants to convert the existing 112-unit M Star Hotel Columbus North into a 105-unit apartment complex at 1300 E. Dublin-Granville Road. “I don’t like this at all,” said Dave Paul, co-chairperson of Northland Community Council's development committee. “Some of it has to do with this particular site. Some of it has to do with the location. Some of it has to do with the use.” Sea Beach has applied for a rezoning, taking the property from L-C-3 to L-AR-1, a limited apartment residential designation. Columbus-based hotel development and management company Indus Hotels is seeking to build a mixed-use development at the 2.9-acre site that would feature 5,000 square feet of retail space for two tenants at the front of the site, with one tenant potentially a restaurant. At the rear would be a 15,500-square-foot 5-story Hampton Inn & Suites hotel with 128 rooms. Bexley plans to appeal judge’s ruling on Livingston Avenue zoning “The city of Bexley plans to appeal an Aug. 17 decision by Franklin County Court of Appeals Judge Kim Brown on a zoning-related matter, Mayor Ben Kessler said. Brown’s decision overturns City Council’s Jan. 11 approval of a conditional-use variance for a planned mixed-use residential and commercial development at 2300 E. Livingston Ave. In late 2020, city officials announced that the Bexley Community Improvement Corp., the city’s nonprofit development entity, and The Community Builders, a nonprofit real estate development organization, planned to build the Livingston Avenue development and a similar development at 420 N. Cassady Ave. According to Brown’s ruling, the plan for 2300 E. Livingston Ave. was granted a conditional-use variance by Bexley’s Board of Zoning and Planning on Feb. 25, 2021. Brown’s Aug. 17 decision states that Leah Turner, who owns property adjacent to 2300 E. Construction is underway and the project is expected to be completed in late summer 2023.
