Columbus State plans $15M renovation of former Columbus City Schools building for automotive program “Columbus State Community College is planning a $15 million renovation of a recently acquired property on East Spring Street downtown to serve the college's automotive technology program. The college plans to eventually move the automotive technology program from its current space on campus at Delaware Hall to the building at 278 E. Spring St., which it purchased from Columbus City Schools last year. The project is being funded by proceeds from the college's $300 million bond package, approved by voters in 2020. Since the building was purchased from Columbus City Schools in 2021, it's been used as flex space to accommodate various campus construction projects, Wilder said.   3. I can’t really tell from the article: If developers choose to pay the one time fee, does it still go to a community dev program, or is it for a general city fund now? Are Ready for Opportunity builds now going to need an affordable unit component to qualify for an abatement, or are all builds still eligible? And last, will the City be reevaluating which areas fall into Ready for Market/Revitalization/Opportunity once the updates go into effect?

An article from July 15 has it at less than 1/3 leased. “Daimler's office building is 31% pre-leased, with consulting firm Deloitte, staffing company Insight Global and engineering firm Burgess & Niple as its first three tenants. Deloitte and Insight Global will be on the eighth floor.   5. Yeah, same here. I’m okay if they decide to build smaller here and save height for future phases, but I don’t want the momentum over there to completely stop either. I wonder if they had a financial backer exit, or if they are trying to rework this phase and weren’t able to solidify plans in time to submit for TMUD? I can’t imagine they’re happy with how the office space has been leasing so far, so maybe trying to figure out how to adjust for phase two?
  6. The list of applicants for the second round of TMUD tax credits, which will be awarded early next year, is out. Notably, there’s no mention of Peninsula Phase Two here. Wonder what’s going on with that? Here are the 11 local projects competing for 'transformational' state tax credits “Here are the local projects that applied, all but one of which were also submitted in the first round of the program: The one new project submitted was Thrive Cos.' Grandview Crossing. The developer is seeking $6.3 million in tax credits for the project. Thrive Cos. also submitted for a second time its project redeveloping the former Mount Carmel West site in Franklinton. This time it's applying for a $6 million tax credit. The development team behind the Merchant Building, the North Market tower redevelopment, is seeking $34 million in tax credits. Rockbridge and Edward Cos. had also submitted the project in the first round. The development team behind the Arlington Gateway project applied for a $3.8 million tax credit. Continental Real Estate, Arcadia Development and Kohr Royer Griffith Inc. also submitted this project in the first round of the program. Maxx, HomeGoods plans to move into Graceland in Clintonville “According to building permits filed with the city of Columbus, the Clintonville shopping center will welcome off-price retailers T.J. Maxx and HomeGoods. According to the city documents, work on the site will include demolishing part of the existing building at the center of the development and reconstructing it to accommodate both new stores. The entire project is nearly 46,000 square feet total, roughly 23,000 per store.   12. Here’s some good news: Anticipated new Columbus-area food hall eyeing fall opening “The chic new food hall, which will be located at 6031 Central College Rd., will be the first in New Albany. The concept was initially hoping to open last year, but after being hit with COVID-related construction issues last summer, hopes of an opening were temporarily tabled. But now, according to the Bubbly Hall’s Instagram account, the concept is back on track. According to update posted to its Instagram account earlier this week, the New Albany spot is planning to open in October.   13. I tried to do some more internet sleuthing to find some interior pictures, but all I could find were more exterior. Here’s one of it all boarded up before it sold: Also found out it was built in 1958, so it’s not as old as I was thinking. Anyway, I’m a fan of the older, hardwood aesthetic too. My house is ~130 years old, and it had those features before it was rehabbed a few years ago. There is some old woodwork left, but it’s a bummer there isn’t more. Tbf though, I’m just glad to see more investment in/near the south side. It’s an area that needs more help.   15. The City is currently seeking public comment on the Frebis Ave Corridor Improvements project. Potential improvements that were presented to the South Side Area Commission this week included road diet, improved intersections, bike boulevard, bike lane, or protected bike lane. The comment period is open until August 9. “The City is currently studying the Frebis Avenue corridor, from Bruck St to Alum Creek Dr. This study will evaluate the feasibility of modifying the existing roadway in order to integrate non-motorized transportation options and improve safety by connecting facilities. The study will also make recommendations for bikeway connections further west to High Street and east to the Alum Creek Trail. The City will also be evaluating crash patterns along the corridor, and will conduct a safety analysis as part of the study. Public outreach is anticipated to occur in July 2022. As the hospitality industry recovers from Covid, a unique hotel in Columbus is vying for business “Crawford Hoying's downtown Columbus High and Cherry Apartments have a unique tenant. The apartments, located at 255 S. High St. and completed in 2020, also are home to a hotel called Mint House. Mint House is a national hotel brand that locates itself in luxury apartments. In other locations nationwide, the hotel has developed entire buildings. At each location, though, the model is the same. Guests can stay for a few nights or a few months.   19. Hmmm, I was at Matt and Tony’s for dinner tonight and saw that lot was filled with building materials. I’m not sure if it was staging for a different project, or if maybe we’ll see a groundbreaking there here soon. I’d not been over there for quite awhile, so I’m not sure how long it’s been like that.

I don’t think anything specific about those companies’ Central Ohio plans has been put out, though.

  22. There were a couple speakers who spoke in opposition to it. Brought up the usual parking and how it’s going to increase rent for those in the neighborhood. But I was glad to see the majority of speakers were in support of it.

  24. I spent quite a bit of time yesterday trying to research. It’s been so long since Neighborhood Launch was first announced, though, that many of the original articles about it are gone/moved. Will the four-unit condo build pretty much be the last piece of NL, or are there still any more lots left to develop?
